Contrary to popular belief, most materials do not last forever. With the winter winding down (contrary to the groundhog) it is a good idea to go around the home and see what needs to be replaced or repaired from the damaging effects of the weather. A common area is around vent pipe boots and chimneys where tarring has occurred. The flashing cement that is applied doesn't have a lifetime warranty. It will shrink, expand, and crack causing leaks and water damage. Sometimes we get into the mindset that if it doesn't leak than it doesn't need repair. That changes when a bedroom ceiling needs to be replaced.

Another common area is the foam insulation on the suction line for a condenser in a central air system. For $1.50, you can save a tremendous amount of money on your electric bill and save the life of the condenser as well.

This is minimal advice, but a step in the right direction!

Penn Lake Park is a small and picturesque residential haven that is clandestinely located between White Haven and Bear Creek, PA, in the Pocono Mountains. Penn Lake Park has been in existence since 1938, mostly as a summer vacation community, but has increasingly become the place to live year round. There are always plenty of things to do. Swimming, boating or fishing, and if that's not enough you can always get a workout on the tennis and basketball courts, or simply biking around the lake.

In 1974, Penn Lake Park was incorporated and became a borough with its own Mayor and Council governing body. Although there are no churches, stores or industry within Penn Lake Park, all are easily accessible by driving a short distance either to White Haven or Bear Creek.

Hickory Hills is a secluded private small lake community off of rte 940 in White Haven PA. Typically a community with a small lake and beach, swimming pool and off of the beaten path. Just off of rte 940 but still off the beaten path. This cozy lake community is perfect for the budget minded buyer as the properties and taxes are on the lower end compared to other Pocono Communities.
