Sell Your House Before it Reaches the Default List

House Selling Tips: Real Estate Sales Person in Winter Haven, FL

We Buy Houses Cash - Mifflin County PA: The lenders and banks have a list of homes that have defaulted, or become close to doing so, where their mortgage payments are concerned. These lists are looked at with regularity by people who buy foreclosures and distressed property from the lenders. It’s known as REO property.

Sell Your House Before it Reaches the Default ListIf you would like to sell your house before it reaches that point, you can do so. In fact, it’s probably a very good idea if you are certain that you will not be able to keep the house. If you can’t make the payments, are several behind already, and see no hope in the future of a change in your financial circumstances for the better, you might be wise to sell. A defaulted mortgage, a foreclosure, repossession, or short sales are all negative entries to your credit.

You will need your credit in the future as you attempt to rebuild your financial life. With your credit completely ruined it will be hard to do many things. It’s not just making purchases and obtaining credit cards that count on your credit anymore. Everything from renting an apartment to getting a good job can count on your credit history. Preserve it wherever and however you can.If that means selling your house before the lender determines that you can’t pay and sets a foreclosure in motion, do what you can to get the house sold and pay them off. You’ll end up losing your house, of course, but it will be your choice to sell it, rather than the bank coming to evict you.

Begin emotionally detaching yourself from your house. Refer to it as a house instead of your home. That’s a good first step. Then find out what the current market value is. Between that and what you owe on the mortgage, you should come up with a pretty good idea of what you will take for the house as the lowest possible amount. It will have to be sold quickly, and today’s real estate market is moving exceedingly slowly.

Buyers aren’t numerous and those that are interested are often turned down by lenders for the mortgage loan. Try a real estate investor. They routinely buy houses from those in distress for around 75% of their current market values. They also pay cash most of the time and will help you to get your lender paid off and all the paperwork filed. You won’t have to fix the house and it will be sold and closed in about a week.

POCONO REAL ESTATE - YOUR OWN GARDEN FOR HEALTH, WEALTH AND YOU!

POCONO REAL ESTATE - YOUR OWN GARDEN FOR HEALTH, WEALTH, AND YOU!

Do you have your own garden yet? It is time you considered it if you do not.

No it does not have to take up a lot of space, sure a 12 x 12 garden would yield lots of great veggies to munch on but who has time to take care of a garden that size. Even a 4 x 4 can be time consuming if you do not do some preventive maintenance however, if you read the attached article you can try tiered gardening to help keep it sweet and simple.

We usually have a 4 x 4 garden which ends up being a weed bed before the end of the season but I have to tell the fresh strawberries and vine-ripe tomatoes are soooo yummy.

This year I am going to try my hand at the tiered gardening. So many veggies are eye appealing also. Have you seen the vines of sweet potatoes? They make a beautiful plant and then if you plant a few of your favorite flowers in the pot with the vine you have two-for-one.

Don't forget that many flowers are actually aids to your garden which helps make it easier to have both. Onions help keep beetles away from your roses. Marigolds help keep the bugs away from many veggies plants too and there are more.

THE POSSIBILITIES ARE ENDLESS. You can save money buy growing your own, eat healthier because they are right out your door so you will eat more fresh veggies, and you save because you don't need to spend as much at the store or use EXPENSIVE gas to run to the store to get more.

HAPPY GARDENING! HEALTHY EATING! SAVING MONEY! Send pics of how you make out.

100% USDA Mortgage in Mifflin County, Pennsylvania

Keith Landis - Pennsylvania Mortgages : Loan Officer in Pittsburgh, PA

Looking to buy a home in Mifflin County, Pennsylvania?

You might want to make a quick check to see if you and the property are eligible for a Pennsylvania USDA Mortgage, also known as a Pennsylvania USDA Rural Development Loan.

    Here's Why...

USDA home loans offer a few benefits that other mortgage programs cannot match, including no down payment and financed closing cost. If the home appraisal allows, the closing costs can also be wrapped into the mortgage resulting in no money needed at the closing table.

USDA is the only mortgage program that allows for all closing costs to be financed into the loan amount on a home purchase. Interest rates for USDA mortgages are comparable and often lower than the low fixed rates of Conventional, FHA and VA financing.

The USDA Mortgage program does have restrictions when it comes to location and income, so a quick check on this key qualifying criteria should be done first.

    • More flexible credit qualifying guidelines with minimum 620 credit score
    • Often available for properties in towns and suburbs too
