Recommendation:
If you're buying a home, it is important that you work closely with a highly-motivated agent who understands what's going on with the real estate market and local economy. He/She will be able to advise you on how to get the most for your money and what homes you may want to avoid, as there are homes on the market that are not priced at their fair market value.
If you're selling your home, it's also important that you work closely with a highly-motivated agent who understands what's going on with the market and local economy. Your goal is to net top dollar - which you may not achieve if you overprice or underprice your home.

You can easily update your bedroom without breaking the bank. The following updates are not only
inexpensive, but you will receive an average return at resale of 52 percent.
Update the lighting for approximately $100 to $500. You can add a chandelier to give the room a romantic feel.
Give the room a fresh coat of paint. Paint can make the room feel brand new.
Update your bedding and add new window treatments. Remember your bed is the focus of your bedroom, so it is important to select the right bedding to give the room an updated feel.
Look at your existing furnishings and make sure they are in the best place. Reorganizing the furniture can really give a room a new and updated look.
If you are looking for a higher rate of return and money is not an issue, convert your attic into a bedroom. The average cost in a two- or three-bedroom home is $39,188 with a $36,649 (93.5%) return at resale.
For this price the new bedroom should include at least a 15 x 15 ft. bedroom, a 5x7 bath with shower, a 15-ft. dormer, four windows and a closet.
Add insulation and a solar-powered attic fan to save money on utility bills.
Whether the attic bedroom is a guest room or for a family member, make sure it has great design style. Select a theme that makes the room appear larger.
