Here are the monthly statistics for listings and sales in the Central Bucks School District. These Bucks County Real Estate statistics are for residential sales priced between $100,000 and $1,000,000. These statistics are taken from Trend Multiple Listing Service. Iinformation is deemed reliable but not guaranteed
I appears that there were less homes listed in February 2008. The numbers were definitely down comparing the number of homes that went under contract in 2008 (76) vs 2007 (149).The number of homes that were sold and setled was also down from 94 in 2007 to 65 in 2008. It also appears to take a bit longer to sell your home now. This year it averages 88 days compared to 68 days last year.
However there is some good news too... The average sale price has actually risen from $383,721 in Febuary 2007 to $407,907 in February 2008.
Real estate is a local market. Do not listen to what the press is saying about California, if you are living or would like to live in Bucks County, PA.

Based on information in multiple listing here is information about homes sold in Doylestown township in January 2008 and January 2007. This does not include homes not listed in multiple listing, sale by owners and new construction .Days on market is number of days from time of listing contract till day it is reported as pending . When I looked for homes under $1000,000 this is what I found.
In January 2007 there were 20 homes that settled, and the highest price was $839,500 lowest was $170,000 for an average price of $454,975.These were on the market for an average of 81 days.
For the same period in 2008, 7 houses settled, and they were on the market for an average of 83 days.The average price was $359,557 , highest price was $510,000 and lowest was $229,900.

Here are the market statistics for the Central Bucks School District for January 2008 vs January 2007. These statistics are comprised of residential properties (not farms, lots, commercial or multifamily homes) that were priced between $100,000 and $1,000,000.
The Central Buks School District is comprised of Doylestown Borough, Doylestown Township, New Britain Boro, New Britain Township, Chalfont Borough, Warrington Township, Warwick Township, Buckingham Township and Plumstead Township.
As you will see, the average sold price dropped a bit from $391,467 in 2007 to $372,056 in 2008. There were 260 homes listed and 79 sold in 2007 vs 246 listings and 45 sales in January 2008. However it seems to have taken a bit less time to sell your home in 2008 (45 days on market) compared to 2007 (79 days on market)

Mercer Museum History
By 1897 handmade objects were being discarded in favor of new machine-made goods. Historian and archaeologist Henry Mercer (1856-1930) recognized the need to collect and preserve the outmoded material of daily life in America before it was swept away by the Industrial Revolution. Mercer gathered almost 30,000 items ranging from hand tools to horse-drawn vehicles and assembled this encyclopedic collection in a system of his own devising. To enhance the collection's educational value, and to share it with the public, Mercer decided to design and build a museum to display the artifacts.
In 1916, Mercer erected a 6-story concrete castle. The towering central atrium of the Museum was used to hang the largest objects such as a whale boat, stage coach and
Conestoga wagon. On each level surrounding the court, smaller exhibits were installed in a warren of alcoves, niches and rooms according to Mercer's classifications -- healing arts, tinsmithing, dairying, illumination and so on. The end result of the building is a unique interior that is both logical and provocative. It requires the visitor to view objects in a new way.
As gifts to the Bucks County Historical Society, the collection and building were maintained by the trustees without benefit of professional staff until 1971. With a resurgence of interest in early American crafts, an ambitious program to develop and promote the Mercer Museum as an institution of national significance was then undertaken. The Museum has made major advances in collections management and care, exhibitions and interpretation bringing the Museum in line with contemporary standards while, at the same time, respecting the historical integrity of the site. In 1985, the Mercer Museum was recognized as a National Historic Landmark and achieved subsequent accreditation by the American Association of Museums in 2005.
The Board of Trustees successfully completed a Capital Campaign in 1994 to address restoration needs. The Museum announced in October 2006 a $10M Capital Campaign for expanded exhibit and program space. Mercer's collection and museum are enjoyed annually by more than 65,000 visitors from around the world. The collection has grown to some 40,000 objects. Among museum professionals, technology scholars, and tool collectors, the collection is considered to be the most complete of its kind in America. Interactive programs provide insights into early American history in enjoyable and educational ways, and changing exhibits provide a reason for visitors to return.
