The Delaware Valley Regional Planning Commission awarded Towamencin Township an EGGS (Efficient Growth for Growing Suburbs) grant in 2009 for a planning study for a mixed-use park and ride facility.
Normally, park and ride lots are just large parking lots -
without any other uses. This study examined the viability of
developing a park and ride lot in combination with other
complimentary site development.
The site for the study is a 4.4-acre lot owned by the
Pennsylvania Turnpike Commission and is located on the
corner of Sumneytown Pike and Towamencin Avenue. The
plan recommends including a bus stop on the site, along
with parking spaces for a car-share company, sidewalks
throughout, and bicycle parking.
The project site is also located within the Township's
Village Overlay District. Currently, new apartments are being
constructed on the other side of Towamencin Avenue and
plans have been approved for a new hotel and restaurant.
As this and additional development occurs in the village, the
need for a new on-ramp from Towamencin Avenue to the
turnpike interchange will become more important.
The EGGS study includes a strategy for the Township and PTC
to work cooperatively toward building this new on-ramp.
The Township has been working with the PTC to examine land uses that might be acceptable to all parties and allow the development of the park and ride facility. Land uses that have been examined include hotel, office, day care, restaurant, and retail.
The preliminary plan has been presented to the Township Planning Commission and Board of Supervisors and is currently under review. The final plan will be completed early this fall. The PTC then intends to market the development of this site through a lease with a private sector entity. The approvals process for this site would follow normal Township procedures.
The study is being completed by Simone Collins Landscape Architecture, the Township's planning consultant.
