Lancaster Real Estate -- Grand Pin Oak or Grand Pain in the...

Jeannie Kontis, Lancaster PA Real Estate & Lancaster County Homes for Sale: Real Estate Agent in Lancaster, PA

I've spent the afternoon raking leaves at my Manheim Township home. Yes, I realize that it is January... but these darn leaves didn't finally fall off of the tree until sometime between Christmas and New Years. The leaf collection organized by the township has come and gone, so now I'm left with all these leaves! Lancaster Real Estate Pin Oak Tree

While I was out there toiling away, I was busying myself thinking about how much I hate these pin oak trees that grace my yard. Everyone else's trees drop their leaves on time, but no - not my stately pin oaks. They hold on to them, even while the wind whistles around their branches and limbs. Those leaves, brown and dry, hold on.

I walk the dogs past the neighbor's homes in my Manheim Township neighborhood, Milton Estates, who all have their piles of leaves neatly arranged on the edge of their property, waiting for the leaf collectors to come, and I am envious of their neatly kept piles of leaves. Not my yard, for I haven't had any leaves fall until Christmas eve, or so it seemed.

At our previous home on Amity Drive, also in Manheim Township, we had a huge pin oak tree right in front of the house. How many nights I stayed up hearing the wind howl and thinking that tree will one night fall right on our house. It never did, luckily although other treas fell very close to the house! I hated that tree. I hated the squirrels it beckoned. I hated the acorns all over the lawn. I hated the tiny oak trees that those forgotten acorns spewed forth. I also hated to cut it down, so there it stayed, because I loved the tree swing and the bird houses and the shade that it offered for us.

When we first looked at the Manheim Township home we live in now, we fell in love with it instantly. The only downside to the home were the two pin oak trees that the previous owners had planted. Not just one tree, like my previous home -- but two. "What where they thinking?" was my own first thought. I almost refrained from putting in an offer on this home because of those trees, but I figured that was pretty ridiculous as the home had everything else we wanted and the rest of the landscaping was absolutely beautiful. It was just those two darned trees...

The first thing I had planned on doing was having those trees taken down right after we settled on the purchase. "I'll plant anything else in their place, I don't care." I thought to myself. I don't "dislike" trees. I just dislike these trees. Years have gone by since then, and other home improvement projects nudged their way into our lives. We never got around to taking these trees down. "Oh, we have time," I thought to myself. Even though the squirrels that gather in the yard because of those trees eventually made their way into our attic, I still didn't get around to taking those trees down.

So, here I was today, in January, raking leaves. At least the weather was beautiful and it felt like an autumn day. And the dogs had fun jumping in the piles, so the day wasn't totally lost.

And all the while as I was raking, I was thinking of the poem below by Joyce Kilmer.
Then, I'd feel guilty for wanting to cut them down.
So, I guess I'll keep them for now.
But, they'd better stop throwing acorns at me, or they're mulch.

Lancaster Real Estate -- I am WOMAN, Hear me 'CORE' - Empowering Women with Real Estate

Jeannie Kontis, Lancaster PA Real Estate & Lancaster County Homes for Sale: Real Estate Agent in Lancaster, PA

I have been saving this special post
for my 100th post
-- because it's big news and I've just about been busting trying to be patient about writing about this.

A few days ago, I became an official member of The CORE. The CORE is a network of Lancaster County women who are working together to empower women with real estate. The brainstorm of Trish Kimmel of Arlington Capital, and her assistance Jacqui Howard, The CORE will be working together to assist women, and empower them, through their purchase of real estate.

If you are a single woman, a single mother, a woman who is making a very important decision about either the purchase or the sale of real estate -- whether it is a home or a commercial property to start or expand your own business -- you now have a group of professional Lancaster women who can stand by you -- guide you -- provide you with information -- and most importantly, support you.

The CORE will grow to incorporate more than just buying and selling real estate in Lancaster County.

  • We will be doing networking fundraisers to assist Lancaster County area women's non-profit organizations.
  • We will feature women-owned businesses on The CORE website.
  • We will feature articles about local women and how they have become empowered through the purchase of their own home.

Ever since my meeting with these women a week ago, I have been so excited about the prospect of being a member. I have assisted so many women buyers and sellers, single mothers, divorcees -- and now I, too, will have a network of other women professionals that I can refer new clients to.

An excerpt from The CORE website:

We Are The CORE, a new organization based in Lancaster County dedicated to empowering women in Real Estate. Our goal is to provide women with respect and compassion while they achieve their dream of home-ownership.

It is crucial that you feel comfortable and confident when beginning the home ownership process, and as fellow women we understand the importance of feeling respected.

It is of no surprise that there are more and more women who are acquiring homes without the help of a male figure, and it is about time that there is a group in our area dedicated to catering to the women.

WE ARE THE CORE, It's All About Respect.
At this time the CORE is dedicated to helping women in real estate. The long term goal of the CORE is to expand to all aspects of a woman's life...we will work as a women's referral network.

The CORE ads, including the graphics that you see on this post and the "work in progress" CORE website (www.ThinkTheCORE.com) is the work of graphic designer, Anthony Smolenski (antaesthetic.com). My personal website, www.JeannieSellsLancaster.com , is not yet listed on The CORE site, but it's in the works! I just couldn't wait to post about it though!

As Helen Reddy said ~ I am STRONG. I am INVINCIBLE. I am WOMAN!

WE ARE THE CORE, It's All About Respect.

Lancaster Real Estate - Staging Your Home for Sale

Jeannie Kontis, Lancaster PA Real Estate & Lancaster County Homes for Sale: Real Estate Agent in Lancaster, PA

Well, I've tried my first attempt at staging this past week, and so far it has been pretty exciting. I don't have any formal staging or decorating experience yet, other than doing my own house which I receive many compliments on. But I've had this vacant house for sale in Manheim Township, Lancaster PA just sitting there on the market -- and it's really a beautiful house -- but it showed absolutely no personality with it's bare rooms and walls.

Luckily for me, my client just happens to be able to obtain furniture at a reasonable cost, so we went to work! We only did two rooms just to get a feel for what it would look like. The family room looks great (compared to what it was!) and turned into a fun place to "hang out". Beforehand, it was white walls and light carpet, and nothing was happening to make it stand out. The furniture we were able to deliver really awakened the room, and I received numerous compliments on it during our open house.

The second room we did was the sitting room in the Master Bedroom -- I turned it into a very luxurious, private area -- a true "grown up's room" complete with gourmet chocolates in the beaded fancy candy dish. I think it's an elegant personal resting spot - and the compliments were fantastic!

So now, we're going to be working on one more room - the formal living room. This is the room that scares me, because it's the first room you see when you walk in the front door. But I figure anything can be better than seeing a canaverous empty room - so we'll give it a shot. I have a feeling once this is done (and perhaps the dining room?), an offer can't be too far behind.

So now I've been bitten by the staging bug and am thinking of getting certified to learn more about it and offer it as a service to my clients. Any advice or comments -- pro's or con's -- would be appreciated!
