Can you believe fall is upon us? With fall comes Montgomery Township's annual Autumn Festival. The event is being held Saturday, October 1st from 10 am - 4 pm at the William F. Maule Park at Windlestrae. They have been anxiously planning for it and are looking forward to a great community day that all of the residents can enjoy.

Will Teva Pharmaceuticals Change the Residential Life of Montgomery Township?
That's the question many homeowners in this central Montgomery County, Pa. township want answered.
Teva Pharmaceuticals is a global powerhouse in generic drug manufacturing. With their North American headquarters (located at Hartman Road and Horsham Road in North Wales) already located in Montgomery Township, Teva wants to expand their local presence by adding a 1 million plus-square-foot warehouse facility in neighboring Warrington Township (Bucks County).
The proposed facility would be on Lower State Road between Limekiln Pike and Pickertown Road. There is a concern among locals that the amount of traffic that would be coming and going to this facility via Limekiln Pike and County Line Road would over-burden the already crowded roads. Recent meetings held by PennDOT heard many of the resident's concerns.
One concern many of the residents have is the proximity of this newly planned facility to two elementary schools; Mary Mother of the Redeemer and Montgomery Elementary. Parents are concerned about school buses and the inevitable truck traffic that warehouses bring peacefully co-existing.
The proposed warehouse is going to be 85 feet high, roughly four times the height of an average warehouse. How this is going to visually impact an area that many people call home is a great concern.
PennDOT already has plans on the books for the County Line Road widening project. Teva is also proposing adding a road between Limekiln Pike and Lower State Road that would divert traffic from the intersection of Limekiln and County Line Road. PennDOT is very clear in their opposition to this proposal.

As I sit at my computer coughing my lungs out with Bronchitis I feel the urge to reflect on yesterday, today and tomorrow in Real Estate. Having said that, I really wonder why customers are not banging down doors to buy homes. In our market outside Philadelphia Pa., we are in good shape! Not a lot of foreclosures or short sales. Our market prices are lower but not significantly. Yet, the buyers are not coming. Do you think it's all the hype on TV and the media? It can't be the interest rates cause those are great. It can't be price because the prices are terrific. It can't be supply because we have a good inventory. Who wants to rent? Gosh I thought everyone wanted to be able to paint where they live any color they want. And we all know this is not possible renting.
So I have decided that this is all a mob mentality. Meaning everyone does what everyone else does. When it was hot people bought who didn't even need to. Just because everyone else was.
So in conclusion I have decided that my goal for 2009 has changed. In the 80's the interest were 14% and I still sold homes. With this in mind I now know that I can achieve my financial goal this year. And I will do this with tenacity and education and never giving up.
So with that being said I should end this romp and get on to some serious educating.
