Listing Your Home in Newtown, PA? Make Sure Your Brokerage Uses a Showing Service
One of the things I like best about working with such a large, established brokerage like Prudential Fox & Roach - Newtown, is the services they offer to our clients. They're big enough to have the financial security to offer things like a terrific website, great print advertising, and awesome staff. All of this provides a tremendous benefit to our clients.
However, if I had to pick the most fab thing we offer, it would be our eshowings showing service. It has not only changed the way we set showings, it offers so many peripheral benefits to our clients, it's a true game-changer.
When an agent wants to show your property, s/he can either make the appointment online, directly from the MLS, call the appointment center number, or log into the eshowings website. Once the appointment is requested, the eshowings call center will call you (at multiple numbers) and send you an email of a pending appointment. You can either confirm or deny the appointment via phone, OR DIRECTLY FROM THE EMAIL. I'm an email girl, so this is kinda a big deal for me! Once it's confirmed or denied, you'll get a confirmation email. Once the agent shows your home, eshowings will send out three emails asking for feedback. (There's that email again!)
Sounds great, but a game-changer? Really?
Really.
Here's the thing... if you don't have a showing service, agents are making appointments directly through the brokerage. They're confined by the office hours of that particular brokerage. Some of those office hours, especially on the weekends, aren't as extensive as you might think. You also are doing everything via phone, which, quite frankly, stinks (in my opinion). The ease and flexibility of making and confirming appointments online, for both agent and Seller, is tremendously more convenient.
Secondly, we can't overlook the feedback component to this. I've seen a huge jump in the feedback agents are giving via eshowings vs. when I called each agent directly. If I didn't get the agent on the phone, I wasn't getting feedback - 'cause they sure weren't making the effort to call me back to give it to me. With eshowings, they fill out a quick email. My response rate has probably tripled.
Also, you get a copy of that feedback! You see exactly what agents are saying about your property - not second hand through me, but directly from the feedback email. Knowledge = power, baby!
If you're listing your home with a brokerage, make sure that they are offering you all the technology to allow you to show your home in a convenient manner, for both you and the showing agent. It's there. It's available. It's silly not to be using it.
