Three Homes I Got To Explore This Week With My Buyers

Marcie Purcell, Bucks & Montgomery Co PA Realtor: Real Estate Agent in Quakertown, PA

People always say it must be great to be a realtor. You get to look at houses all the time. That's the easiest part of the job! I know people that love to search online and look at the pictures. It's great to get out there with the buyer and see these properties. Pictures don't show the whole pictures. You can't feel the square footage and layout. Virtual Tours help out a lot if they are true tours not just a still picture that moves left to right and up and down.

Here are Three Homes I Got To Explore This Week With My Buyers!

A Ranch Home On 2.2 Acres In East Rockhill Township, Bucks County On A Creek. This Has A True Country Feel. The Home Has A 28 x 27 Garage with An Unfinished Second Story It has 200 AMP Electric Service. I Will Be Calling To See If This "Garage" Could Be Turned Into A Home With Township. The Home Has A Beautiful Stone Fireplace In Living Room. It Needs Some Finishing Touches But The View Of The Creek Is Amazing. Sheard's Mill Covered Bridge Is Just Steps Away From The Driveway. It is Offered At $199,000! MLS # 5569064

The Second Home Is Also A Ranch In East Rockhill Township With 2 Bedroom on .79 Acres. The Backyard Is HUGE and perfect for football games and picnics. It Has Hardwood Floors, A Full Basement And A Walkup Attic Which May Be Able To Finish For More Living Space. It Has An One Car Garage Which Is Attached To House With A Breezeway. Great Value For $159,900!!! MLS # 5570028

The Third Home Is A Ranch In Coopersburg Borough On .49 Acres. This Home Is Bank Owned And Has Had Extensive Water Damage In The Basement. I Saw This Home In Early 2008 When It Was For Sale At $218,000. It is A 3 Bedroom 2.5 Bath Home. This Previously Has A Finished Basement Which Has Now Been Removed Due To Water Damage. The Home Has A Sump Pump Which May Have Stop Working Once The Previous Owners Moved Out And There Were Not Longer Utilities On In The Home. A Great Fixer Upper. The Asking Price Is Now $149,900. MLS #338814

What You Need To Know As A Homeowner When You Haven't Made Your Mortgage Payment

Marcie Purcell, Bucks & Montgomery Co PA Realtor: Real Estate Agent in Quakertown, PA

The Economic Is Providing Tough Times For Everyone These Days. What Happens To A Homeowner When You Can't Make Your Mortgage Payment?

Once you haven't made a payment you now have late fees and interest you still need to pay. Lets say you are 3 months behind but have enough money to make 1 full payment, but the mortgage company sends your money back! Get on the phone and let them know what is going on, Don't keep them in dark.

If you know you can't come up with the money look at the situation and come to reality what is really going on. Don't ignore It; This won't make the situation disappear. Throw out the thoughts of what will my neighbors think... Take action for yourself.

In Bucks and Montgomery Counties You will be served by the sheriff's department from your mortgage lenders attorneys. The foreclosure process has begun.

What Can Be Done?

  • If you have equity in your home it will be in your best interest to sell and keep the money. You can alway purchase another home in future once you get back on your feet! Times will change and so can you.
  • If you owe more than your home is worth sell it by doing a short sale. Your local Realtors can help you.
  • If you can work a repayment plan out with your lender give them a call and fill out any necessary paperwork. If you have gotten back to work and are now making a steady income again let them know that you are willing to do whatever it takes to make it right.

If My Home Goes To Auction What Happens To Me?

  • In the state of Pennsylvania there is NO Right of Redemption Period. You will not be able to purchase your home back. The bank either has bought it or a private buyer purchased it at the auctions.
  • If you still occupy the home the bank may offer a cash for keys period. Typically the offer a few thousand dollars for move out cost. The first offer will be your best.
  • If you refuse to take the cash for keys period then the sheriffs department will get an order for eviction. They will change the locks and let you get personal belongs out. There may be a moving company to place your things is a storage unit. The cost for the unit will be your responsibility. They may pay up to 30 days.

Look Thru The Buyers' Eyes To See What They Really Want

Marcie Purcell, Bucks & Montgomery Co PA Realtor: Real Estate Agent in Quakertown, PA

When You Go Out For Your First Round Of Showings With A New Buyer It Can Be A Real Eye Opener For Everyone, Especially If You Are Working With A First Time Home Buyer. When You First Talk To Them They Tell You What They Want... Bedrooms, Bathrooms, Garage, Basement, Lot Size, etc. You Make The Appointments Then Off You Go.

The First Day Really Is About Getting To Know Your Clients. If You Sell Them A Home First Time Out Of The Gate Of Course That Is A Plus. We Go To That First Home And Do You Listen To What They Have To Say Or Do You Watch Their Expressions? I Have Learned A Lot By Just Being There In The Same Room.

They Told You They Need A "Big" Kitchen But When It Comes Down To It They Would Rather Have An Updated Kitchen & Can Sacrifice The Size. They Said They Want A "Big" Yard, But Privacy Is What They Are Looking For.

So Now The First Day Is Over & If They Didn't Find "The One" I Always Feel I Can Go Back And Search For What They Are Really Looking For. I Have Learned About More Details That Make Them Excited. I Have Seen Them Get Excited About Little Updates Like Wood Trim Or A Layout That Really Impressed Them. Who Knew They Would Fall In Love With New Tile In The Bathroom. These Are Things That May Have Not Crossed Their Minds Until They Could Really See It For Their Own Eyes.

Keeping Your Eyes Open Wide Will Catch All These Details To Find The Home.
