Northern Liberties Real Estate

Stephanie and I have been admiring the development of this great building by Tower Investments in Northern Liberties (first 2 photos) . So today we took some of the photos to share on our blog. Also, the last photo was a nice view of Liberties Walk last night before we went out to dinner at Dos Segundos . The photo was taken after getting a haircut at DNA Salon . To the left is 1-Shot Coffee (our favourite coffee in the neighborhood !) and to the right is Brown Betty which has the most delicious cupcakes in Philly !

We love living in the neigborhood and are very bullish on Northern Liberties real estate in the future - as is Business Week - see Business Week's top 15 places to buy real estate .

Northern Liberties Real Estate

I must admit I love selling real estate in the Philadelphia real estate market. And I really love selling properties in Northern Liberties ! Why you ask ? Because we live in the neighborhood and are a part of the community !!

We are very passionate and interested in the community and love to see the progress, the development and the changes over the years. Recently, I highlighted a blog post about the Top 15 Neigborhoods to Buy Real Estate Highlighted by Business Week , one of which was Northern Liberties !! How cool is that ?

In any event, when I meet with a seller who has a property to sell in Northern Liberties, I tell them who better to sell your property than someone who lives in the neighborhood, someone who knows everything about the neighborhood !! From the restaurants, the galleries, the shops, the parks, the real estate market and the list goes on and on.

As a realtor, I think it is a great idea to focus on a target market for some of your business. And as a consumer, either a potential seller or a potential buyer, I recommend to use someone who is an expert in the area. That additional consultation and intricate knowledge of what is going on in any specific neighborhood is invaluable.

In any event, if the buyer or the seller is reading this, congrats on the condo in Northern Liberties ! For this particular deal that settled this week, as it turned out, I ended up being a dual agent, meaning representing both buyer and seller. Dual agency can be tricky sometimes but it can also be a great benefit for both clients which will be a topic for a future blog post.

Chez Bow Wow in Northern Liberties

Last week we got our cat Charlie shaved and groomed at Chez Bow Wow in Northern Liberties. Whenever we bring him home, he is like a new cat. He is more limber and runs around like a mad man. The first time we brought him home, our other cat Ashley did not recognize for a day ! My wife Stephanie loves it for there is less hair to clean up and less hairballs ! He complains about going in the cat box but we think he really likes it afterwards !

Chez Bow Wow is a relatively new addition to Northern Liberties at Liberties Walk. The staff is always very pleasant and fun. There are always a number of other pets there which makes it a fun trip. The store is certainly a great addition to Northern Liberties and we would recommend to go there for anyone who is intersted in getting their pet groomed !

From January 2008 though October 2008, there were 522 units listed, of which 126 went pending and 119 sold.

The average listing price was $416,049 and the average days on market is 105.

For the properties that have sold in Northern Liberties, the average listing price was $377,165 and the average sold price was $351,867.

The current inventory is 210 properties with an average listing price of $437,486. With the average being 10 properties selling per month, there is 21 months of inventory on the market.

Outlook: A lot of inventory remains on the market in Northern Liberties (210 properties). A lot of these properties are very high priced new construction properties which does skew the averages. Sellers and developers continue to hold out for higher prices as houses are taking longer to sell in this area.
