Slippery Sidewalks Steps Rivers Bend Condos Phila Pa . The weather was frightful snow had fallen while most of us were sleeping .We woke up to snow on a Saturday morning .My clients did not care and still wanted to look at condo's in the Torresdale area of Phila Pa .They are looking for a 2BR 2Bath condo. Young professional buyers looking in the Torresdale section of Phila and did not want to be bothered with outside maintenance. A club house,pool,and gym were not a priority. Location and maintenance were their biggest priority .

The buyers picked me up in their 4 wheel drive vehicle and off we went . I had 3 properties scheduled . The first two were in developments with all the amenities ,club house pools and the works . The snow crews had done a wonderful job on the sidewalks and steps there was salt down so it was not slippery .

The last unit was a mess. There was no snow removal making the sidewalks and steps very slippery The gate to get into the units was frozen shut so we had to go to the unit next to it and walk across the lawn to get to the unit. Once inside the unit they really liked the layout ;but were concerned about the maintenance . It did say condo assoc. was responsible for snow removal but there was not a sign of anyone removing snow or putting down salt.

What a shame! The buyer liked the layout of RiversBend .The maintenance is a priority for them as they both work long hours . Snow removal is a major priority for them . They liked everything about the Rivers Bend unit ;but are truly concerned about the snow removal issue.They even went back the next day to check and told me there had not been any attempt to clear the slippery sidewalks or steps at the Rivers Bend Condo in the Torresdale section of Phila Pa .

The driveways behind the condos were a sheet of ice ! Not good selling features for sellers looking to sell their units .This unit was vacant I wonder if Mr or Ms seller is aware of this problem . I have a call into the listing agent .Perhaps he can explain why there was not any snow removal .

Rivers Bend Sales Market Report January 2012 Philadelphia Pa

There are 3 active listing reported in the Rivers Bend condominiums located in the Torresdale section of Phila Pa

Priced for $128,000

2) 2 BR 2 full Baths B unit with loft ,Fireplace and many extras + 1 car garage + laundry room

Priced for $ 160,000

3) 2 BR 2 Full Baths B unit with loft many upgrade T/O newer kitchen and heater +1 car garage + laundry

Priced for $177,000

There are 2 pending sales .The information will be public when they settle .Perhaps in February's report

There have been 2 sales reported in the last 3 months

1) 2 BR 2 Bath B unit with loft and a fireplace . 1car garage + laundry

Sold for $134,450

2) 2 BR 2 Bath B unit with Loft newer carpets and window treatments + 1 car garage + laundry

Sold for $150,000


It is my opinion Rivers Bend being a pet friendly community has helped keep the pricing stable here in the past . It does seem that the Rivers Bend community is now seeing a drop in pricing. Rivers Bend community is still very desirable especially because it is pet friendly. It seems to have held its value longer than the other condo communities . One can not ignore the numbers and see the values have come down . What a great opportunity for buyers looking to purchase a condo in a pet friendly community . It will be interesting to see if the prices will continue to decline in Rivers Bend or rise in the spring . With falling interest rates it certainly be an ideal time to buy and take advantage of these prices in my humble opinion .

Rivers Bend Condominium Market Report for 11/2011 Phila Pa
There are eight listings for sale reported by TREND MLS

There are 2 A units (first floor units) and 6 B units (2nd floor units) available for sale

There is a pending sale in Rivers Bend Condo that was a bank foreclosure we will discuss the price when it goes to settlement it is scheduled later this month

There have been 2 sales in the last three months in Rivers Bend

1sale in Rivers Bend was a Bank forclosure (REO) that sold for $110,900 and was an A unit Condo

the other sale in Rivers Bend was a resale that sold for $179,900 also an A unit Condo

In my opinion Rivers Bend is fighting to hold on to value. As with all the condos in the Torresdale area values have fallen .They are not yet FHA approved but the association is working to change that which will help with values. The REO's have not helped with the appraised values .They are still very desirable condo's with their contempary design .garages, location,and most of all they are pet friendly.

Friday's Foto: Homemade Philly Chicken Pot Pie . Last week it was cold here in Philly so I made a hearty cream of chicken soup .I actually was inspired by Will Hamm and his recipe on AR which i did try with biscuits and it was very good . So I decided since it was a horrid Saturday here in Philly with the snow to try a Chicken Pot Pie with my homemade creamy soup . I put the cold soup in an unbaked pie crust and crust on top vented it and baked . Wow it was delicious and it looked delicious too! Oh and I brushed the top of the pie crust with egg before baking it too! I can almost smell it now just writing about it .Hope you enjoy Friday's foto:homemade Philly chicken pie .Sorry didn't save anyone a slice ..maybe next time

Rivers Bend Market Report October 2011 Phila Pa

There are 6 Active Listings in Rivers Bend as of October 21 2011 as reported to the Trend MLS service

Prices start at $119,900(for a short sale) -$184,900

There is one pending sale a Bank foreclosure it should settle by the end of this month

There was a bank foreclosure sale $110,900 in my opinion it was a terrific buy

The other sale that was the same unit sold for $179,900

In my opinion the prices are all over the board here . Rivers Bend is still a very desirable community .Rivers Bend Condos have a very spacious floor plan and are pet friendly which is rare in today's condo style living of in this area . They are also working on becoming FHA approved.
