Localism is a bustling collection of hyper-local communities, and the top neighbors should reflect those members who are most active. When ranking users in a given region, several factors are considered. To get your foot in the proverbial door, you need to have posted at least one "Localism" article or photo for the region.
The very best way to quickly rise to #1 is to post high-quality local content. Keeping a steady strem of incoming posts and photos will massively tilt the scales in your favor.
What doesn't count toward the top neighbor ranking? ActiveRain points and community sponsorships. The top neighbor spots will always go to the most active members in a region. We want to create a level playing field that encourages the growth of communities — talent and dedication are required to win the day.

Welcome to today's edition of "You Are Home". I'm standing out in front of 915 Stratford Court in State College, Pennsylvania. As you see here, this property is SOLD! Homes are selling in Central Pennsylvania.
This particular property is an end unit townhouse. It's conveniently located near parks, downtown State College and Penn State. And it sold in just 2 days on the market.
We may be in the middle of January...and with temperatures at 30 degrees, but homes are selling!
Why is that? It is typical that buyers are out looking in January after the holidays are over. It's a typical trend that inventory in January and February is lower than in the spring.
Buyers are out there. And inventory is low. As a matter of fact, there are less homes on the market today than there have been in almost a decade in Centre County. Buyers just can't find what they are looking for. They want to buy! They want to take advantage of the historic low interest rates. But there's not a lot of homes out there to choose from. There's only 608 active listings. That includes ALL price ranges in our MLS excluding farms, land, and commercial.
So, if you're thinking of selling and thinking of waiting until spring, think again! You just might sell your house quicker and for more money by putting it on the market now.

Nyssa Smith, State College, PA real estate agent, has officially released her second season of Tuesday Tour. She has announced that Tuesday Tour has officially become "You Are Home". Take a journey along with Nyssa as she visit's the salon!
Nyssa visits Viva Bella Salon in downtown State College (Penn State University) located on College Ave. next to Starbucks. Watch as co-founder of Viva Bella, Chrissy Monaco, gives Nyssa a makeover.
Chrissy takes Nyssa's long locks and transforms her by giving her a new short 'do. Chrissy measures Nyssa's hair and they are able to donate over 12" of hair to Locks of Love (http://www.locksoflove.org). Locks of Love is a non-profit organization that helps children with cancer or other disorders that cause a hair loss.
