Good morning world. It's a lovely morning. I got up at 5:00 am to do my Smart Start morning ritual. I got up at 5. Said my prayers. Did my spiritual study. Drank my water. Went for my morning run. Drank more water. Ate breakfast with my daughter. Ahhh...Breathe...Taking good care of mind body and soul...First thing in the morning...What a great way to start my day!

Now I am prepared and I am bringing the best me to the day! Now I can properly give great advice to all my clients.

Well, it's a beautiful day here in Central PA! Blue skies and sunny! High is supposed to be 86 today! Woohoo! I'll be at an open house in OpeQuon Hill from 1:00-3:00. I bet lots of buyers will turn out! And then showing some new buyers one of my listings after the open house! Awesome day! Down market? Huh? Centre County is a great place to be! Sure, we feel the effects. But not like many other areas in the country. That's actually how it got it's nickname Happy Valley! It was given that nickname in the Great Depression because State College didn't get hit that hard in the economic downturn. So, why not check out Happy Valley (State College, Penn State, Central PA or whatever name you want to give it!) as your new home or next investment!

Who came out for Blue-White weekend?

If you're a Penn State fan, chances are you know what Blue-White weekend is! According to Live The University's Official News Source, a record crowd of 76,500 fans turned out yesterday for the Blue-White game at Beaver Stadium. Also according to Live The University's Official News Source, the White team captured the 21-16 victory over the Blue.

Blue-White weekend is centered around Penn State's Blue-White game. Blue-White game is Penn State's annual football scrimmage game. So lots of tailgating, food & beer. Also, there is a carnival. I understand 73,000 attended last year. What's really cool is that Penn State's Blue-White game is free of charge and they don't charge for parking either! Additionally, there's lots of events that are held around town Blue-White weekend to celebrate Penn State football.

If you're not a Penn State fan and had no clue what Blue-White weekend was, hopefully you learned a little something about my area! Call it Penn State country, State College or Happy Valley, any way you slice it, it's a great place to live!

Effective January 1, 2009, the IRC Bulders Code will require SPRINKLER SYSTEMS to be installed in all homes built to code in the United States. This regulation will be the law and all Centre County Builders will be required to follow this law as of the new year.

You need to act today to save thousands of dollars on the building of your new home. Simply have your building permit issued prior to December 31, 2008 and there will be no need to pay the additional costs of the sprinkler systems. If you fail to act you will have an increased price on your new home which may impact the financing or amenities of the home you choose to build.

Update as of 10/02/2008 - The NAHM will be filing an action to prevent the new code from adding the sprinkler systems. They expect to lose in the long run but the NAHB thinks it will take two to three years before the ordinance is enacted after they file the petition to prevent the sprinkler systems.

What is geothermal heat and why should you care? Are you concerned about rising energy costs at home. Tired of home heating oil priced at almost $4.00 a gallon? Does your electric heat pump run for hours and drive up your electric bill? Maybe you are concerned about your carbon footprint and want to take real action to help the planet.

I encourage you to explore the geothermal heat/air option and I will discuss geothermal heat and air in a multi-part series on my blog in the next week or two.

What is the definition of geothermal?

* Means pertaining to the heat of the earth

Where do I find georthermal heat?

* It is in your own backyard a few feet under the surface of your lawn.

Where does geothermal energy come from?

* The sun is the sole supplier of geothermal energy and it provides energy every day.

How much energy is trapped under my lawn?

* There is enough energy trapped a few feet under your lawn to provide up to ten times the energy

required for you to heat your home during a typical heating season.

Can I cool my home with geothermal energy?

* You certainly can cool your home efficiently with geothermal energy

How do geothermal systems work?

* Geothermal systems use a small amount of energy to extract large amounts of free energy and

move it to the home for heating and cooling.

This is a brief overview and in the coming days I will provide more detail about geothermal energy. In the next installment I will discuss the systems benefits of geothermal heating systems.
