rancher homes in Wrightstown PALest you think all the homes in Wrightstown Township Pennsylvania are new construction, luxury executive homes, like those in Matthew's Ridge and Chapman's Corner, let me introduce you to Anchor Estates.

Located just off Routes 413 and 232, Anchor Estates is a neighborhood of mixed homes.  Originally a neighborhood of smaller ranchers built in the mid to late 1950's, there were a few more homes built in the 1970's era.  These homes have been getting renovated as they turn over, and are selling in the $300-$400K range.  

In the mid to late '90s there was additional construction within Anchor Estates, particularly on Ranch Road and on the end cul-de-sac of Woodland Road.  These homes are quite a bit larger and are in the $500-700K price ranges.  Additional new construction has been pocketed into vacant lots, as well, and these newer homes are in the higher end price points.

What I like about Anchor Estates (other than the fact that it's my "adopted neighborhood" - I can cut through my neighbor's back yard and access the neighborhood to take the kids and dog for a walk) is the very real sense of community, and the mixed look of the neighborhood.  I like seeing the newer and older homes mixed together!  I often think that those little ranchers are perfect for my parents - one floor living, manageable size, and really close to babysit my kids!  I also think the smaller ranchers are perfect for the first time homebuyers, who often find the real estate pricing in Wrightstown prohibitive.

The larger houses interspersed in Anchor 

Estates buoy the property values, and lend a shot of life to this older neighborhood. Adorable and stately homes, first-time homebuyers, downsizers, and larger families...all exist quite comfortably in Anchor Estates.  

Across the street is Anchor Crossing Shopping Center, with Hometown Deli (best cheesesteaks and fries around) and Elevations Salon, with Chandra, the best nail girl around. There is also a dentist, post office, and dry cleaner in the shopping center.  

Children who live in Anchor Estates will attend Wrightstown Elementary, Newtown Middle, and Council Rock North High School.  I know many of the families in the neighborhood, so let me know if you want some connections when you move in!  You can also give a yell when you see me walking the dog - it's the big shaggy black one!

However, if you're looking to move into Anchor Estates, be ready to jump.  Homes in the $300-400K price range move quickly in Wrightstown, PA, and this is a smaller neighborhood with little turnover. Do your homework now so that you'll be ready to jump when the next one comes on the market!
