Point Prim, PEI is the picturesque location of the well know Point Prim Lighthouse. It is unique among Candian lighthouses in that it is the only round brick lighthouse in the country of Canada, and it is the oldest lighhouse (1846) in the province of Prince Edward Island. Located at the end of the Point Prim Road, the lighthouse is a must see for all tourists visiting the province of PEI. It overlooks the huge body of water between PEI and Nova Scotia called the Northumberland Strait.
Point Prim is located on a peninsula between the Ferry Terminal at Wood Islands, and the capital city of Charlottetown. Many non-residents own super oceanfront properties on this peninsula and close to the historic Point Prim Lighthouse. The oceanfront properties along the Northumberland Strait in Point Prim are usually desired because of their low banks, and nice sand ocean beaches. There are a lot of Tourist Attractions close by from this location, and this makes the Point Prim area especially liked by the American investors as well as other global investors.
The next time you visit Prince Edward Island, make it a point to see this historic lighthouse.

The Charlottetown Real Estate market is very robust and dynamic at any month in a PEI Real Estate year, and the prices of homes in Charlottetown are quite reasonable compared to home prices in other parts of Canada such as Alberta, British Columbia, Quebec, Saskatchewan, or Ontario.
A reasonable 2 or 3 bedroom home for lower or middle income investors can be had for under $100,000. in Charlottetown. These homes can have vinyl siding, and have quite a goodly number of improvements. For app. $140,000., an investor can acquire a new Bungalow styled home with most of the modern features that investors look for in a residential home. A new split entry can also be purchased for between $150,000. to $200,000. These home can have hardwood floors, and infloor heat, etc.
For upper scale homes in Charlottetown, one could pay $350,000., $400,000. or higher. These homes would be located in the more sought after parts of Charlottetown such as Brighton or Lewis Point, etc.
In conclusion, the homes for sale in Charlottetown, PEI have appreciated in the last 10 years or so, but are still within the price range of most home buyers. If these prices are too high, some buyers will target the minihome market of new or older minihomes, especially minihomes that have their own private lots; however these properties will probably be located somewhat outside of the main city of Charlottetown.

The city of Charlottetown, Prince Edward Island has recently been the site of construction of high and low end Condos. Developers are seeing the success of Condos in other parts of Canada such as Alberta, Ontario, and British Columbia, and are thinking that Condos can also be a good investment in Canada's smallest province. Statistics are not readily available as to what type of investors are buying PEI Condos, but it would seem reasonable to believe that both PEIslanders and non-residents are purchasing them. Investors who want to own a property where maintenance is virtually non-existent are happy with PEI Condos. One thing is fairly certain, PEI Condos that have a gorgeous waterfront view are certainly in demand and these Condos sell quickly. The PEI Condos that are more away from the water take longer to sell. With the influx of new investors to PEI, and new buildings for these investors being built, Condos will be more in demand for the many workers that will be coming to Prince Edward Island.
Prices for Condos in Prince Edward Island range from approximately $100,000.(+) to $400,000.(+) These prices are not too high for most middle class investors and are certainly lower priced than Condos in other parts of Canada.

The Charlottetown Transit system will expand into Stratford this year as the town goes on a growth-fuelled spending spree.
Stratford, just across the Hillsborough River from Charlottetown, is P.E.I.'s fastest growing community, and while many municipalities are tightening their belts this year due to a provincially imposed property assessment freeze, Stratford is finding the money for two buses and a new police officer.
"They were both big priorities; both issues are really important to the development of Stratford, to maintaining a safe, effective community - an accessible community," said Mayor Kevin Jenkins.
"We found a way to bring them both into this year's budget."
Stratford council made the announcement at its meeting Wednesday evening. Contributing to the Charlottetown transit system will cost Stratford taxpayers about $130,000 a year. The new RCMP officer, taking the town's complement from five to six, will add $100,000 a year to the town's costs.
Finance chair Emile Gallant said all of this will be done without raising taxes.
"We've calculated what we have in revenues coming in," said Gallant.
"If next year and the following year is a little tight, well if we have to look at cutting a few things here we will look at that. But we will not be raising taxes to pay for these services."
The new officer should be walking the beat by this summer, while buses will start rolling along the streets of Stratford and into Charlottetown by the fall.
