1. Leave that baseball bat beside the master bed during showings.
An excellent idea. Leaves the impression with buyers that this is a dark and dangerous neighbourhood, which is an excellent strategy for drawing offers since everbody loves a little drama in their lives.
2. Leave every single piece of art the children have ever made for you on every flat and vertical surface in the house.
Yup, it shows that your home is full of love, your family's love, your family's things....everywhere. You don't ever want your potential buyer to think that there is 'room' for them in your house. And whatever you do, don't let them start to picture themselves living there. I mean, there isn't even an offer on the table yet!
3. Make sure you updated your home no more recently than 20 years ago.
Everyone knows that anything done 15-20 years ago is much better than anything done recently. Ahhh, those were the good ol' days, no? You updated the kitchen 15 years ago and your draperies cost you a minor mortgage 20 years ago, and those avocado fixtures in the bathroom? You paid a fortune for all of that and they still work fine.
And if your buyer doesn't recognize the value of what you purchased two decades ago, let them change it! Everyone knows how much free time and energy and money people have to put toward renovation and updating the new home they have just moved into, particularly after they have just made a down payment and signed a mortgage.
4. Leave the years of accumulated dust, dirt and pet hair on every surface in your home.
You must never, ever leave the impression that you actually care(d) about how your home looks. If you do, potential buyers might think you took good care of your home and that will only inflate their expectations. Why, they might even think you took care of leaky pipes too! and water in the basement! and moisture in the attic! Now that's just ridiculous...
5. Stalk potential buyers as they traipse through your house during showings.
Potential buyers feel lonely when they have to visit a home without the homeowner to escort them through every square inch of the house. And they certainly don't like feeling like they can speak freely about the pros and cons of this property for them.
Moreover, they feel neglected when they don't get a history lesson from you about how you turned your model-airplane building acumen into a personal mission to DIY every repair to your home, no matter how many tries it took you to get it right.
And be sure to correct buyers if they mention they'd like to tear down the wall separating the kitchen from the dining room. After all, you're the one who has lived in the house for years so YOU clearly know how the next buyer should live in it too.

Hi there,
Here we are again, July 1. How does this happen so quickly every year? "Less than 6 months till Christmas" you'll hear folks say.
Stagers, it's time to prepare for an influx of calls (think positive) from home owners that haven't staged or sold their homes. Last year, we witnessed an increase between July and November. Homeowners are trying to insure that their homes will sell before the end of the year (increased chance with staging) The others that won't enlist will I guess, resort to dropping their price by thousands if not 10's of thousands. My biggest pet peeve! Why not spend as little as a few hundred or even a few thousand on Staging before reducing the selling price? ... WHAT HAVE THEY GOT TO LOOSE? … If anything they have kicked started the moving process by having us de-clutter and organize. Our clients always say “it’s so much easier to prepare for an "Open House" because everything has a place and everything is in it's place". Others wonder why they have been living like they have when they could have been living this way all along!
If the average person could only see the benefits of a staged (re-designed) home. I think a lot less would hesitate and actually hire us to do the job. There is a large misconception about what staging really is (we need to get the message out there) . I believe they think they must live in "show room" conditions when staged.... HELLO ... it's your stuff we're staging with! Re-design is an amazing relatively painless and inexpensive process that will make your home welcoming and could quite possibly earn you some extra cash! Why wouldn't you go for it? Accessories can help in some cases maybe a cozy throw, a mirror a picture and some candles ... all of which can be taken with to the next home ... oh yeah... did I mention we can help you out on that end too!
Well, enough said (maybe too much) ... off to enjoy the rest of this patriotic holiday.

Today's blog is about a topic that has been bothering me for several months now and I would like some help in finding the answer.
Even if the recession has hit Montreal less than some other areas in North America, the last several months were tough on realtors and home sellers, the average decline in the number of transactions hovering between 30% and 37% compared to the same month in 2008. The time to sell a property doubled as well, on average from 3 to 6 months...
With these statistics, I was convinced that my time has finally come and the realtors will be thrilled to have me around to help them sell properties faster and better. So, I have made presentations in several offices across the city. The topic of How Home Staging benefits agents is obviously close to their heart, as many came to hear me. They applauded, they stayed after the presentation, they came one by one to tell me how great I was and how excited they were to work with me, how many clients they had for me and then......you guessed it.....NOTHING, ZILCH, ZIP, NADA....
When I follow up with them, they either don't return my calls or make up some lame excuses that they totally believe in Home Staging but their clients don't want to do it or don't need it....I don't believe it for a second, as I have rarely seen a house which didn't need any home staging at all and many home sellers contact me directly through my website.
So, what's the problem? My guess is that most agents don't know HOW to introduce the concept and the value of Home Staging to their clients in a positive way. A realtor girlfriend of mine gave me another reason - 'Agents are cheap!' she said. By the way, she is one of the rare agents who has NO problem in recommending home staging to her clients and she refers me business on a regular basis. It works for her, her properties sell! If she can do it, why the others can't? What are they afraid of?
I am very perturbed -I would love to hear from all of you - realtors and stagers - hopefully together we will find the answer and then I can build a marketing strategy knowing what the problem is. HELP!!!!
