Price Reduction Is NOT a Marketing Tool! - Apr 30 09:20 PM
A price reduction is not a marketing tool it's a financial loss! Reducing your price gives buyers the impression there may be something wrong with your home or that you are in a desperate situation and need to sell now. While this may very well be the case the costly marketing campaign you've chosen has a poor return on investment and looks the same as every one elses. Marketing is about standing out from the competition to gain ...

Dining Rooms Are a Luxury! - Apr 11 01:45 PM
Most newer homes today are open concept 'Great Rooms'. If you are one of the lucky ones to be blessed with a formal dining room be sure to play up the luxury factor! Too many dining rooms are being left in the wayside or converted to play rooms, den's or a second family room. When preparing your home for sale show your dining room as a cozy romantic entertaining area instead of a forgotten space. Buyers will ...

Bachelor #3 - Staged And Under Contract In Two Days - May 10 03:31 PM
My husband and I have belonged to a Dinner Club, with a group of very good friends, for over twenty years. Of course they all know that Margo and I have a staging company and are always interested in how we are doing. In February, one of the single gentlemen put us to the test.
He is getting married in May and needed to sell his house so he asked if we would stage ...

This certainly isn't Home Staging!!!! - Mar 31 01:07 PM
My team and I have had the pleasure of working with a local nonprofit organization called the Zebra Child Protection Centre. Instead of having to visit a police station, physiologist office, lawyer office, and so on, children of child abuse are able to come to the Zebra Centre. As soon as the kids enter the centre they realize they are in a safe environment that is catered to them and their sensitive needs. We are in ...

Staging Out Of Towners Who Found Us On Active Rain! - Feb 26 11:21 PM
Attention to Detail recently received an email from a lovely couple who found us on Active Rain - naturally! They had recently moved to a city approximately 750 miles east of Calgary - but had a vacant home here they wanted to put on the market. When they searched for Home Stagers + Calgary - my AR profile was the first in a long, long list. After several phone calls and a vacant 'look see', we agreed on a ...

give me a home where the dinosaurs roam........ - Oct 13 10:32 PM
Mindful moments have become mini vacations during the course of the day in the swirl of life that can whisk me away and right out of living in the moment to the illusion of a past stress or future anxiety. This week I found myself making mindful return visits to memories of long ago that make me, ...me. These are moments of intention, of being present with and in myself. They bring peace and connection. I loved the marvels of geology as a ...

New Furniture Source For Vacants - And Loving It! - Mar 04 11:25 PM
This past November I received an email from a gentleman who was getting his stagers furniture rental warehouse up and running. Margo and I put together a stager evening for him at his warehouse in January. Twenty stagers in our area attended and James provided food and drink as well as information on his furniture line. Today Margo and I had our first opportunity to stage a vacant using this furniture source. We were really happy with the ...

"...what if...that black gold...?" - Oct 13 11:27 PM
More mindful moments of connecting with myself this week. Over some fine Okanagan wine until 4 am, my cousin (whom I rarely see) and I set about doing our best to catch up on years of ...stuff, last time we visited. Regardless of how infrequently we see each other, one of us brings up a certain question and we laugh. I've told the story to my sons also. My cousin begins the same way. "Do you ever drive down the ...

Pics From Calgary Stager's Lunch - Sep 10 08:36 PM
Today was a big day for stagers and organizers in Calgary. Twenty-two of us gathered at a trendy restaurant in Mount Royal Village for lunch. It was such a wonderful experience to meet people in the same field. Our very own Cheryl-Anne Priest attended and encouraged all to form a stager's group. We will meet monthly, bring in speakers, solve problems, and just generally chat and have a good time.I organized this one - but Active Rain's Bhairvi ...

Oh Look, Someone Else Discovered Alberta! - Apr 22 08:23 AM
This great nugget is from www.marketwatch.com:"A boom of unprecedented dimensions is sweeping Canada's spectacularly scenic western province of Alberta, the Texas-sized territory with a population of 3 million that is home to a pair of world-class cities -- Calgary (population 1.2 million) and Edmonton (population 1.1 million)." How is the Real Estate Market in Edmonton? - Mar 29 05:27 PM
I often hear the question, "How is the real estate market?" There are many buyers out there, and there are many sellers too. The reason there is a high supply of homes for sale is one word, price. If you as a seller are pricing your home based on the 2006 or early 2007 home pricing strategy, you are going to be sitting on the market for quite some time. What I mean by that is ...

January's Record Means More Deals For Buyers - Feb 06 08:03 PM
"Near-record January sales indicate that housing sales will remain strong in the Edmonton area as buyers and sellers adjust to the new pricing levels," Realtor Association of Edmonton president Marc Perras Purchasing a property with great terms or at a reasonable price is a lot easier now than it was 6 months ago. Sellers are willing to make properties assumables or give you a nice reduction because they don't want their property sitting on the market any ...

Edmonton Average Price - Dec 08 07:21 PM
As you can see, we peaked twice (May and July) and are currently back at Feb/March average sales price numbers. These stats are based on the average price single family, duplex/rowhouses and condos in the Metro Edmonton area. The inventory has definitely tightened up for the last 2 months, so we could see a leveling out of prices prior to the spring market. The months of August, September and October were stable, but in reality there ...

RRSP's as mortgages - Apr 05 02:46 AM
There are 3 different ways to use RRSP money to invest in property. Home Buyer's Plan - you borrow from your own RRSP to buy your first home, withdrawals must be repaid over no more than 15 years, the catch on this one is that it must be paid back yearly by at least 1/15 of what you borrowed or you pay tax on that portion. Many, and I mean most people get caught ...

RRSP Season? - Apr 05 02:18 AM
Typically in Canada the financial institutions refer to January and February as RRSP Season because everyone procrastinates their contributions to the very last. Some places stay open till midnight just to take care of those late late stragglers. The truth is that you can purchase RRSP's year round. The benefit to January and February contributions are that you have the option of declaring them in the current tax year or the previous tax year. If you ...

Self Insured Mortgages Are a Consumer Win - Jun 20 09:08 PM
Written by Gord McCallum Monday, 18 June 2007
Increasing competition in the Canadian Mortgage Market has again resulted in an opportunity for Canadian home buyers to save money. Just recently, First National Financial (*one of First Foundation's favourite lenders) announced that they will offer a self-insured mortgage through its broker network.
What does that mean to the typical home buyer? Well, on a typical mortgage of about $250,000, it could save...

Spring Arrives Late to Chestermere Lake This Year! - May 06 07:27 PM
May 2nd is the latest day for the ice to leave the lake in the 17 years we have lived on Chestermere Lake. In 2002 May 2nd was also the day the lake was thawed totally. The earliest was April 11th in 2005. I would much prefer the April 11th date. After the ice has thawed the Western Irrigation District can let in the water from the Bow River to bring the level of the lake ...

Piesa "Regasire" s-a instalat repede direct pe locul 3 si a reprezentat pentru autor indemnul de a realiza un album care s-a concretizat mai tarziu in cd-ul aparut la Casa de Productie Electro Star. Go West Young Man - Feb 27 02:04 PM

The organization, made up of BC's top 100 employers estimates there will be 1 million new jobs to fill over ...

Strong dollar had affect on Real Estate Market - Jan 28 12:33 PM
Four years ago an American could purchase a newer 1700 sq.ft. 2 storey house in Edmonton for $130,000 USD, $200,000 CDN. Today, the same home is $475,000 with either currency. This obviously has an impact on real estate demand. For this to happen over such a short period of time has made it unattainable for the average American. Much the same way that booming prices pushed a whole whack of local buyers right out of the ...

Are opinions really a dime a dozen? - Jan 24 07:04 PM
They say opinions are like belly buttons...everybody has one. When it comes to real estate forecasts you could probably get a dozen for a nickel. The kind that really bother me the most come from non-industry armchair quarterbacks. I've seen investors abandon the very market that has enabled them to retire early because their brother read that real estate is going nowhere but down. Opportunity lost, thanks to brother Bob. I have two suggestions...To the person ...

Could U.S. subprime meltdown happen in Canada? - Jan 23 04:03 PM
Put simply, yes and no. We have mortgage insurance in Canada, and this is law. American regulators put very few limitations on who can borrow mortgages. It is significantly more difficult to obtain a mortgage in Canada however, if our real estate value drops for any reason, (including economic meltdowns elsewhere) sellers could find themselves selling for less than what they paid. If the situation is long term, we would see people that are considered 1st ...
