I've had someone asking me questions, by email only, about land in my area.  Building lots can be hard to come by and of course there are so many questions... covenants, where are the lot lines, etc.

My husband kept asking me what I wanted for my birthday.  All I really wanted was to go fishing.

Juneau is a small town (30,000) built at the edge of the wilderness.   The only way to get here is by boat or plane and bad weather can and will change your plans.  We are completely surrounded by huge mountains and the ocean.  There are more miles of forest trails than roads.  Tourist ships bring tens of thousands of people to Juneau every day during the summer.  One of our main attractions is the Mendenhall Glacier.

Our inventory of homes in Juneau is higher than it's been for decades.  Competition for buyers is fierce.  We are seeing many sellers drop their prices to below what they owe on the homes.  In some cases, the property owner used their home like an ATM machine and refinanced one too many times but there are a few exceptions.

You have no down payment.  If what you have to put into the transaction is less than first, last and deposit on a typical apartment... you just might be a renter.  With no down payment, you will usually pay a higher interest rate and more in loan fees.
You have bad, or no credit.  Lenders aren't going to give you a low rate because you are young and cute.

The house wasn't filthy, but several months on the market hadn't been kind.  The contractors performing the minor repairs didn't exactly leave the place spotless.  The disappointed look during the final walk-through said it all.  They have a long day ahead of them, trying to completely move in all in one day.  My buyers have exactly one day to move in as their apartment will be available for rent Tuesday.

The Juneau real estate market is starting to get exciting!  The last few weeks have seen a huge increase in buyer activity.  Even listings that have languished on the market are starting to see significant activity.
Even the Anchorage Daily News is getting the hint.  Real estate is local.  This morning's paper had an excellent article explaining why Alaska escaped the serious sub-prime problems that plague selected areas "outside".

Our market has changed and some newer agents are having a tough time adjusting.  Less than two years ago, we were all scratching for listings and now it seems they are coming in faster than we can build ads and web pages.  The number of buyer calls has decreased dramatically over the last few months.  All the bad press hasn't helped! 
My personal opinion is that things aren't as bad as the media would lead us ...

The sky is not falling!  The Juneau real estate market is NOT crashing.
Right now there are 76 single family homes on the MLS in Juneau.  That is a LOT for this market.  Most of 2006 there were only about 35 single family homes available at any given time.  Everywhere you look there are "For Sale" signs.  It makes a person wonder.

Everyone in Juneau is trying to find ways to reduce their energy costs.  A catastrophic avalanche took out over a mile and a half of power line from our hydroelectric plant and cut off Alaska's capital city.  Everything is operating on huge generators.  It's estimated to take 100,000 gallons of diesel every day to keep things running.  In turn, our rates are soaring to an estimated 50 cents per kilowatt hour.

For as long as I can remember there's been a push to move the seat of government from Juneau to somewhere near Anchorage.  You can almost set your calendar by it.  Every time it happens, people plan for the worst and hope for the best.  Property prices predictably start to fall but bounce right back after the battle is over.
