How to handle Red Rock Fever...and find the perfect piece of Sedona real estate to call your own. - Mar 19 04:02 PM
So You Think You Want to Move to Sedona?
Ever since you caught your first glimpse of those crimson cliffs glowing in the late afternoon sun, dreams of Sedona have been coming back to haunt you. It was just a vacation....right? But what a feeling. Hiking the trail to Cathedral Rock, the scent of sun on desert sage perfuming the air. Enjoying the cool respite of Oak Creek Canyon on a warm summer day. The riot of ...

Reflections on California Fires - Renewal Will Come - Oct 26 08:11 PM
I was working with pictures while doing some marketing this afternoon. The pictures made me think of the devastation caused by the fires in California this week. The neighborhoods that are the subject of my Focus on Flagstaff Communities blog post today back up to Mt. Elden, scene of the devastating Radio Fire of 1977.  The fire burned through unpopulated areas but destroyed a huge, old growth stand of Ponderosa Pines. Now, thirty years later, this is ...

Sedona, Arizona: One of America's Most Scenic Drives - May 17 05:25 PM

"The Road to Sedona" by John-Morgan*
I'm on the road everyday.
My poor car takes a beating... but such is the life of the real estate agent.
Fortunately I live in Arizona where such drives can be a pure pleasure.
Apparently I'm not the only one who feels this way.
Sherman's Travel came out with a list of the "Top Ten Scenic Drives in the ...

Flagstaff Staging Project: Turning a "Home" into a "House" - Jun 24 03:06 PM
Recently I had the opportunity to work on a wonderful property in Flagstaff.  As I entered the lovely cast iron artist's gate to the property all I could think was "wow"!  Unfortunately, my elated wow turned to a concerned wow as I approached and entered the home.  It was a classic case of a wonderful property with wonderful, yet busy, owners who had not done many recent updates.  It was so much fun to work with ...

Sustainability Includes Economic Sustainability - Oct 22 10:15 AM
In Flagstaff's Daily Paper recently, there has been a running controversy about the alleged conflict between affordable housing and green housing. The charge of some is that impact fees will increase the cost of our already above average homes, making affordable housing in Flagstaff impossible. Also that the green building codes under consideration will increase the cost of housing. Another recent editorial accused city administrators with sending "mixed messages" about sustainability by organizing and subsidizing a ...

Lake Powell Photos - thought I would share as the storm rolled in - May 15 07:07 PM
I was driving home this afternoon from Page, AZ to Big Water, Utah and there was a storm blowing in. I decided to take five and shoot a couple of photos. The Lake Powell area is truly unique and when the storms blow in, wow.
95% of Lake Powell is in Utah, 5% in Arizona, but the business side is mostly Arizona. The Glen Canyon Dam as well as Wahweap Marina are both on the Arizona ...

Sedona - there is just not much that needs to be said - Mar 19 01:43 AM
I spent the past Friday to Monday night in Sedona attending the Best School Of Real Estate (that is for another blog)
As I was driving to school to attend the Contract Writing BOOT Camp - well, this photo opportunity just jumped out at me. On Sunday the snow had fallen for much of the day, with hail, thunder and lightening around noon. I took this photo the following day as the storm clouds were building and ...

Year's Best Meteor Shower -- Can You See It in Your Town? - Dec 12 10:43 PM
Flagstaff, AZ is the world's first International Dark-City!  Yep, that's not news, but we value it here everyday. It's one of the things that makes living here so wonderful, whether you are into astronomy or not. Many are, dating back to the time of Percival Lowell's choice of Flagstaff for his telescope (we won over Tucson!). Now, Lowell Observatory is on the cutting edge of research and the Discovery Channel is funding a hot new telescope ...

Ahh, the Monsoon Is Here - Jul 07 12:16 AM
In many parts of the world, "monsoon" means disaster. In Flagstaff, it means heavenly weather.
After the long-dry, and hot, Spring, somewhere around the 4th of July, the big thunderheads begin to form and most afternoons we have heavy rain showers. It started yesterday and today we're in full monsoon season. After the showers, the weather clears in time for evening hikes and barbecues. There are cool, light breezes. Morning will bring a clear sky. By mid-morning, we'll see ...

The Downside of Living in at 7000 Feet - Feb 15 05:01 PM
I hesitate to say there is a downside to living in Flagstaff, AZ. That's how much I love the place. But yesterday, even I had my doubts. Here's why.
In a weak moment sometime ago, we agreed to take care of the grandkids while our daughter and son-in-law go away for a week to celebrate their 10th anniversary. Then, they told us that instead of going in May, when their anniversary actually is, they were going to ...

Perspective on the Real Estate Market - Aug 11 01:24 PM
Perspective on the Real Estate Market
Here is a little graphic presentation that I ran across in yesterday's Wall Street Journal. It was part of a larger point the author was making about the credit markets and corporate leveraged buy-outs.  I've cut the piece related to the housing market. To me, this demonstrates that things aren't as bad as one would think from listening to the radio or reading the newspapers. It's bad for those short-term arbitragers ...

Anecdotal evidence of market shift? - Jul 18 09:17 AM
Any members out there seeing/hearing anecdotal evidence of a market shift?
I've heard from two sources that building is picking up again around town. This morning, the Wall Street Journal reports that national statistics for June "home construction unexpectedly rose, after two straight months of decline, but a plunge in building permits indicated the upturn might be short-lived."  Could the housing market get anymore confusing?
While the Flagstaff real estate market rarely tracks the market in other parts of ...

Home Staging in Flagstaff - Jun 07 11:32 PM
Home Staging in Flagstaff
I was a little skeptical my self, but I've been offering a home staging consultation to my clients. Most love it and all have gone to work on the list themselves after the report comes in. Here are comments I've gotten from a couple of different sets of homeowners who have wanted to hire the stager for subsequent work:
"You are absolutely right (to have urged them to allow the initial review and report). This ...

Real Estate News: Make It Local - Apr 19 06:03 PM
My clients read and watch the real estate news closely, but they don't always correctly understand what it means to them. I try to explain what I hear and read regularly in my blog so that it makes sense in the context of the Flagstaff home market. Listening to the national real estate news is a great way to get blogging ideas. I think you need to take the next step and make that national news ...

Lake Powell Property in Greenehaven Arizona - views with history - May 04 12:59 AM
Greeenehaven Arizona has changed a lot in the last few years. This small town has a rich history in our area and was named after Art Greene. I found a great site at ASU Libraries with photos and all about Art Greene - You can check it out
Colorado River and Art Greene photos and history
Greenehaven is the only town with home ownership almost on the shores of Lake Powell. Several years ago a developer purchased a ...

This week I won $50 for doing my job! - Apr 03 03:28 PM
Yep, that's right. Just by doing what I consider the necessary part of my work as a Flagstaff real estate agent - knowing the market - I won a $50 gift certificate for dinner at Buster's Restaurant in Flagstaff.  Pine Knoll Village is a new 55-lot development toward the east edge of Pine Knoll Drive (which runs through the south end of the NAU campus on the west side of Flagstaff). This is near the better ...

Spring Has Sprung – Whither Housing? - Mar 21 11:54 AM
It's been a beautiful Spring week in Flagstaff. At 7000 feet, temperatures have been in the fifties and even thelow sixties at mid-day.  Winter coats are, of course, still required when the sun falls and there is still plenty of snow gracing the mountains above town. Flagstaff is a beautiful place to live!
It's also been quiet here in Flagstaff this week, with much of this college town out of town for Spring Break. But ...

Home Loan Rates? Where are they going? - Nov 17 01:37 PM
Can rates go lower? I know that mortgage rates tend to move more in correlation with bond prices (opposite correlation) than they do with Fed Rates. This week's news seemed to signal that the Fed Rates will not be cut again even though the economic news indicates a slight slowing in economic growth in future months. The Fed seems to think it has already reduced its rate enough to counter the slow-down without triggering inflation.
So ...

Recess -- Where Is Ann? - Nov 05 07:24 AM
Ok, I did do a bit of work last night: Creating the October Flagstaff Real Estate newsletter on line and doing a preliminary blog post on my other blog for the October real estate statistics. But I haven't been doing much!
Since Oct. 31st, I've been on vacation and will continue to "vacate" until November 13. We're traveling in Florida, celebrating a 60th birthday today with my partner's sister, spending "together time" with their 91-year-old mom, and taking leisurely ...

Quick Flagstaff Market Report - Jul 07 06:24 PM
According to statistics of the Northern Arizona Association of Realtors®, the number of homes for sale in the Flagstaff market has continued to rise - breaking the 1000 mark as we crossed into July. The pace of sales increased a bit - a total of 136 homes sold in June. This had a substantial impact on the absorption rate as of the beginning of July - reducing it to 7.4 months as compared to 9.47 months ...

Realtors® Interviewed By Flagstaff's Newspaper, Including Yours Truly - Oct 09 12:43 AM
I thought the local paper had discarded the email where I responded to Reporter Cyndy Cole's questions about the Flagstaff real estate market. After all, I'd sent the answers in a rush as I was leaving town for a four day visit with the grandkids. But, low and behold, the interview appeared on the front page of the Business Section of the Arizona Daily Sun yesterday - along with a interview from our local board president.
Of ...

Lake Powell Water Release ~ Wow! - Mar 06 02:25 AM
Once again the world wide media has descended on Page, Arizona, and Glen Canyon Dam to watch and record a spectacular release of water and witness environmental history. Starting yesterday and running until March 10, 2008, a high flow water release from Glen Canyon Dam is rushing down Glen Canyon and into the Grand Canyon. This test is identical to the one performed in November of 2004. The idea behind releasing greater than normal quantities of ...

Flagstaff Wow Week! - Nov 24 01:41 PM
A busy week in Flagstaff real estate and the Flagstaff community!
I was delighted to win the "Thanks" contest with the sponsored by the Active Rain ECO-All-Stars Group and to have my post of November 21 featured in that group.  I was even more delighted with the reaction I got from my clients and friends by doing what the post suggested -- send e-mail Thanksgiving greatings. By making the e-mail link to my public blog post on ...

Have I lost my mind? - May 23 05:45 PM
Perhaps I've been a bit too over-confident about my physical fitness this afternoon. I just signed up to walk up the Snow Bowl Road on August 16 in the Flagstaff event "Climb to Conquer Cancer".
Climb to Conquer Cancer is a noncompetitive walk to raise awareness and dollars to fight cancer. Actually, I am excited to announce that I am supporting the American Cancer Society's fight against cancer by participating in this fundraising campaign along with others at RE/MAX ...

Lake Powell Water Release ~ Photos - Mar 06 11:43 PM
Please see the blog here Lake Powell Water Releasefor background on flood. I was going to add the photos to the previous blog, but after being there for several hours today, decided they needed their own space!
The jet tubes are releasing 300,000 gallons of water a second. Yup, a second.
The first one is from a Glen Canyon Dam downstream viewpoint called "The Whitehouse" by the locals. Getting there is half the fun ~ it's a wee ...

Ok, Maybe She Didn’t Know - Apr 03 11:44 PM
That I hate bugs! They give me the creeps.
Each week, my assistant prepares a list of Flagstaff events for the coming weekend for me to blog about. She sends it to me with her favorite picture of the week.  Here is this week's picture. Ugh! The photo relates to "Bugs at Work", an exhibit at The Arboretum at Flagstaff. I, for one, will not be going!

There are lots of other things to do in Flagstaff ...

Lake Powell Water Level May 26th Update - May 26 10:32 AM
Lake Powell's water level continues to rise this week to the tune of 6 to 9 inches a day. As of last Friday the lake crossed the less than 100 feet low threshold ~ an exiting event! In another ten days or so we would expect the Lake Powell Castle Rock Cut to be open again and boaters happily heading upstreeam without the 11 mile detour to Glen Canyon Dam.
Currently the rivers that feed Lake ...

Getting Around to Implementing A New Marketing Idea for Flagstaff Homes - Oct 11 11:49 PM
This month's Star Power Club CD featured Star Alan Shfran. Alan is a Realtor® and creator of that great product Homefeedback.com (another post on that someday perhaps). Well, there were lots of good ideas from Alan, but I've implemented one that I'd like to share here. I'd actually heard of this before, but never got around to making it happen. Howard Brinton's interview with Alan walked me through the process, and I'd like to pass it ...

Sedona, Arizona Housing Market - Feb 27 10:10 AM
Pulling up averages over the past five years in Sedona for homes under one million, statistics show the value of homes rise approximately (13%) per year. Because each home is custom and the views, construction, lot size and location vary, this number could be higher. The two strongest years were 2004 (17%) and 2005 (22%). 2006 did not reflect as many home sales as the previous years but still showed an increase of (9%). Based on ...
