Well since last December, the Chico market has had a much needed drop in inventory. Down from roughly 500+ homes, to somewhere in the 400s those with unrealistic prices and little motivation, ended up taking their homes off the market. The average price of Single Family Homes sold: $334,728. Median Price: $293,500. Average Days on Market: 79.
Currently:
425 Single Family Homes and 43 Condos are for sale.
120 Homes are Pending sale. 8 condos are Pending Sale.
The ratio of pending sales to active listings is 28% (down 2% from two weeks ago).

A stronger week for the Magalia real estate market than what we have been seeing in week's past.  There were 6 properties that closed escrow and 4 properties that went under agreement.  As expected, the majority of the Magalia real estate activity continues to be seen on those single family homes listed under $250,000, as well as manufactured homes.
