URGENT: The Current State of the Market Should be a Wake-up Call to All - Aug 07 08:15 AM
Please read this post with careful attention.
As you may be aware, the Bond and Equities Markets have been getting battered lately.  I'm not going to go into detail as to reasons why or ripple affects through Wall Street or anything like that.
However, as Real Estate Professionals, you need to be watching this situation as it unfolds with eyes wide open.
The "NoDoc" financing option has all but dried up in the mortgage market.  Now, daily, investors are ...

Relo Tips ~ Getting Kids Settled and Happy - Mar 20 11:28 AM
SCHOOLS WHEN TO TRANSFERTraditional Thought vs. Another Way of Looking at it
Customarily parents never take their kids out of school until the year is over.  What happens, the kids end up being lonesome and locally friendless until school restarts in the new destination.
Instead of following tradition consider this, start the kids in the new school before the year is over.  This way the kids get to meet some new kids and can at least have ...

Copper Mountain, Breckenridge or Keystone; where is the best place to buy a condo? - Aug 07 11:33 PM

People often ask me, "where is the best place to buy my condo?"  My answer is usually another question, "where do you like to ski?"   Most times they are indirectly asking me for the area with the best appreciation, and, for that reason, I think I would have to say Breckenridge but qualify it with lots of "buts".
We get more real estate inquiries for Breckenridge, and there is more property from which to choose in Breckenridge, but it is also ...

Suggestion for a Sunday Road Trip ~ Denver style - May 20 10:29 PM
Things to do when you live in Denver... Day road trips are easily within reach when you live in the Denver metro area. Sometimes we get so busy working we forget the mountains are just a few short minutes away.
A Visit to Mt. Evans Today we decided to go to Mt. Evans, the majestic peak that can be seen everywhere in the metro area. In fact Mt. Evans can be seen from a ...

Picking your inventory - Jun 05 01:24 AM
Real estate market conditions across the country are declining. This means we have an imbalance between the homes for sale and the number of buyers looking to buy. When the supply is up and the demand is low, Realtors and home owners alike get pinched.
Homeowners want to sell, but they can't so they end up expecting miracles from the Realtors. To compound the issue, us Realtors end up having a ton of properties to service, ...

Closing on a vacation home in Summit County is different! - Oct 12 05:06 PM
How does a real estate closing work where you live?  Do you have attorneys involved?  Do the Buyer and Seller both meet at the closing, hand over keys, talk about the strange characteristics that only this house has that the Buyer needs to know about, and wish each other luck?
It doesn't  work that way in Summit County, Colorado, about 90% of the time.  I don't remember the last time that I had both Buyer and Seller ...

We ain't down yet. - May 28 11:25 AM
An interesting local story this week got me to thinking about how it relates to us in our business.  Let me share the story.
A local dinner theater closed it's doors  after many years in the business.
The unknowing cast showed up to perform "Evita" but were greeted by a note attached to locked doors. It was also payday so not only did the entire cast learn they would not be paid but were unemployed.  Double ouch!
How ...

Summit County ski resorts are now wind powered. - Aug 11 09:01 PM

The ski areas are working very hard to make sure that everyone knows that they are now using clean, natural resources as a source of electricity. Do you have any idea what it means for them to be wind powered?   At first I visualized many big wind turbines sitting on top of the ski mountains.  We get enough wind sometimes that it could work!  Can you see wind turbines all across the top of the Ten Mile Range?  (picture at right)  Or next ...

Trunk Tales - May 16 02:41 PM
Remember the show "Let's Make a Deal?"  Monty Hall was the emcee and he would roam through the audience asking ladies for strange or abstract things they might find in their purse.  The gals would wildly rummage through their purse and pull out the requested item, for this public humiliation they would get the chance to bet on something and maybe get lucky and take home a car.
Well I've never met Monty Hall nor have I ...

#1 Killer of real estate deals - Mar 25 01:43 AM
Buyer's remorse is the #1 killer of real estate deals.  It is often an untreatable malady that often has no cure.
How ofter do buyers succumb to remorse you say?  Often, in fact the slower the market the more choices of homes the greater the instance of buyer's remorse.
Decisions are hard to come by when the choices are endless.  Buyers find themselves with too many homes to think about.  Additionally, there is typically more than one ...

Summit County Colorado real estate update - Sep 11 11:47 PM
Our Summit County, Colorado real estate market continues to be strong.  It is a topic of conversation everywhere I go these days.  A couple of days ago I met with some Realtor friends for lunch and some client friends for dinner, and the market conditions were discussed in both places.
When the rest of the country is in a slump with no real signs of any upward swing yet, and the mortgage market in the mess it is in, people ...

Let's Compare My Apples to Your Oranges... - Nov 30 12:47 AM
Foreclosures are a hot topic these days.  Some people say Colorado is #1 in foreclosures, others say it's not so!   Who do we believe and why?
The Denver Business Journal featured a good story on this very topic, "Is Colorado really worst in foreclosures?"   The answer to this question is, "It Depends who you ask!"
Who Keeps the Stats on Foreclosures?
There are three sources on Colorado foreclosure statistics.  What is surprising is none of them agree!  RealtyTrac out ...

June 2007 - Market Trend Analysis - Denver Metro Selected Towns/Cities - Jun 13 02:18 PM
Folks:This month marked a sea change in the Denver market, the overall market moved to a Buyer's Market. Though trending overall to a Seller's Market, it appears that an increase of 1,457 listings swung the market from 5.7 months of inventory to 6.1 months of inventory. You will note that the 12-month moving average homes sold increased this month by 4%, which is an encouraging sign. As I have shared with clients, the market appears to ...

How terrible is the real estate economy? - Sep 14 05:35 PM
Not a day goes by without someone asking me about the sky falling.  Is real estate crashing?  What's with all the foreclosures?  Are rates about to shoot through the roof?  And frankly, to watch the news, I'm amazed at the negativity and fear that the old school media is spreading around.
Here's the deal as I see it.  The fundamentals of real estate continue to apply. They never stopped applying.  The three most important thing about real ...

Report from resort real estate markets as I attend the Resort Symposium - Jun 25 09:12 PM
On Saturday I attended the Rocky Mountain Resort Alliance meeting as the representative from my Board.  Today I attended the NAR sponsored Resort Symposium in Vail, and I will be there again tomorrow.  Attending the Resort Symposium is a way to help earn yet another designation, the RSPS, which stands for Resort and Second-home Property Specialist.  I signed up for last class I need for the designation, an online course on 1031 exchanges, last January, but ...

Snow for Thanksgivings - Nov 21 09:10 PM
The Rocky Mountains have been suffering this early winter.  The snow fall has been less than average and we only have about 3 ski runs open at Breckenridge.  This is a real estate market that survives on the vacation tourist industry.  The town is still relatively busy, but this will dwindle fast unless we see more snow.  It is a very interesting market to be apart of due to the fact that we very high priced ...

Northern Colorado ReSale Market Starting to Turn Postive! - Sep 07 03:51 PM
Northern Colorado resale market is changing.
With seven months down, the Loveland resale market is at equal to last year. Fort Collins is seeing an 8% increase, Greeley is now only seeing a 4% decrease, and Windsor an 8% increase over last year.
The new construction market on the other hand is still on shaky ground. All market areas have a long way to go. Some of this can be contributed to the time it takes to ...

What IS "Healthy Competition" ... Cheap Gas? Cheap Drugs? Thoughts on Colorado State House Bill 1208 - Mar 10 10:09 PM
While waiting for my groceries to be rung up at the local King Soopers, I was doing everything I could to avoid being blinded by the 51 thousand shiny magazines covered with pictures of Anna Nicole Smith and Britney Spears. So, I glanced down to see a flyer taped to the little check writing platform. It caught my eye because it said "cheap gas" somewhere - and "cheap gas" is way more interesting to me than ...

The county's programs goal is to reduce wildfire danger awarding matching grants to neighborhoods for projects such as thinning trees, creating ...

Foreclosure Vultures ... BEWARE! (Colorado's NEW Foreclosure Protection Act) - Jan 12 08:39 AM
You know them. They plant their little yellow signs. They check on the weekly election and demand lists religiously. They gather like vultures around any Seller that is or may be facing foreclosure. You, the Realtor, can only educate the selling public so much about these predators before an "investor" promising "Quick Cash and Walk Away From Your Problems" becomes the "too good to pass up" answer to the Seller's foreclosure problems.
Well, foreclosure vultures, watch ...

A Colorado Race for the Cure - Jul 27 11:45 PM
Summit County, Colorado has plenty of events and races for charitable causes, including the Romp to Stomp out Breast Cancer, a snowshoe race held in Frisco and sponsored by Tubbs snowshoes.
This weekend I was in Aspen, and on Saturday morning I walked  the 5K walk for the Susan G Komen Foundation's Race for the Cure.  Summit County does not have the summer event yet.  We do have the winter snowshoe race, which I hope to do next season.  The photo to the right was ...

A Basin Open Today! - Oct 10 03:19 PM
The earliest open ever happened today at A Basin.  With only one run open the place is packed!  It's hard to believe they could do it.  It was probably a shorts day on the mountain, here in Frisco I ate lunch outside.
I swiped this image from A Basin's web cam.  I thought many of my readers would be reading this blog in the middle of the night and wouldn't be able to get a current image ...

Are you ready Boston? The Rockies are gonna knock your Sox off! - Oct 23 02:59 PM
You may think the Rockies were lucky to get a shot at the Wildcard spot in the playoffs.  You may think they were lucky to beat the Padres to be the Wildcard team.  You can even argue that they were lucky to sweep two great teams to get to the World Series, but come on, who is that lucky?
It's all come together for the Rockies as of late.  The team is not just relying on ...

All choked up in Colorado - but still cheering! - Oct 25 05:35 PM
Yup, there was some serious choking going on in Boston last night.  Even I was choking, choking back the tears as the Rockies rotated through their pitchers without any difference in results.  They couldn't quiet the bats of Boston.  No matter where Boston hit the ball there wasn't a Rockies guy around to make the play.  They didn't do much better offensively either, although they were facing Beckett.  No matter how big a loss, it is just a ...

It's Rocktober in Colorado! - Oct 07 01:53 PM

I think Coloradoans are one of the biggest bunch of sports fans out there.  It doesn't matter which sport it is we cheer them on.  In pro sports there is our hockey team, the Colorado Avalanche, the Denver Nuggets in basketball, the Denver Broncos for football, the Colorado Rockies in baseball and our newest team, the Rapids, our professional soccer team.  We definitely have the college football teams covered as well.  Perhaps we don't have quite ...

Vail Resorts pulls out of state ski association - May 28 10:07 PM
From the Summit Daily news: "Vail Resorts pulled out of Colorado Ski Country USA, a state trade association, over philosophical differences Wednesday, the chairman of Colorado Ski Country's board of directors confirmed."
It will be interesting to see how this organization can survive without the state's biggest player. Vail Resorts owns Breckenridge and Keystone resorts in Summit County, as well as Beaver Creek and Vail ski areas.

Breckenridge Snow Sculpture Championship - Feb 02 05:35 PM
Snow Sculpting in Breckenridge isn't a new thing.
Breckenridge's snow sculpting competition has been around since the late 70's.  It started as part of UllrFest, a celebration of the mythical Norse god of snow.  Breckenridge locals, businesses and civic organizations created amazing snow art, competing for a mention in the local paper and a prize of some sort.  Over the years the snow sculpting competition has grown and in 1986 became part of the sanctioned Colorado Snow Sculpture Championships.  ...
