In dealing with several acreage properties I have found that well issues can be a pain. The Colorado Division of Water Resources is a helpful entity and the local drilling, testing and servicing companies are also helpful.
Having run into some unusual issues such as non-permitted, or illegally drilled wells, shared community wells, low producing wells and wells in need of improvment. Ever heard of hydrofracturing? I guess they can improve well production with this process. I ...

Porcupine: Erethizon dorsatum
Averaging between 10-25lbs. about the size of a basketball or larger. They have a stocky body with short legs. The most distinguishing characteristic is the presence of quills. Color is brown to a yellowish brown.

This picture was taken on horse back during one of our family visits to Estes park. Estes park is only an hour West of Greeley with great veiws and picnic sites along the way.There is shopping downtown and tourist attractions.There are great hiking trails and the national park entrance also.This is a nice place to go on a day trip and we do it when we can.

If you would have asked me 10 years ago if I would live in Wellington I would have told you NO WAY. Being in law enforcement I saw firsthand the crime that took place there. The town also had a very run down appearance with nothing there except three bars. (It always baffled me how a town that small could keep three bars going)

For the first five months the Loveland CO resale market is a little mixed. The number of homes sold (511 homes). is up 4% when compared to last year.
However the median price is down 6% ($195,000) and the average price down 11% ($249,630). On the bright side, the median and average prices have improved since last month.

As we here all around the country of home prices dropping, the Fort Collins resale market is bucking the trend.
With five months under our belt, the Fort Collinsre-sale market prices are in the positive territory. When compared to the same time last year, the median price for a resale home is up 2% at $229,000. The average home is up 1% at $267,247. Considering the number of home sold is down some 14%, any positive on prices is fantastic.

As of Feb 20 there are 257 homes on the market in Fort Collins Colorado
These are priced between 150,000 and 250,000 with at least three bedrooms and two baths.
Of these 57 are Under Contract and 13 are Bank Owned or REO foreclosed homes.
Just a snapshot but it is telling, in that the national media depicts a much worse market in terms of absorption and foreclosure activity.

Ft Collins median sales price for 2007 = $235,000 which is up 2.2%
Loveland median sales price for 2007 = $227,600 which is down 4.8%
Greeley/Weld County median sales price for 2007 = $89,900 which is down 2.6%
Longmont median sales price for 2007 = $240,000 which is down 1.0 %
