About Larimer County
Southwest Colorado update - Nov 12 02:53 PM
The real estate market in SW Colorado has leveled off a bit in the past two years as it has throughout our region. The Durango, Colorado area continues to be a desirable area to locate due to our sunny weather (over 300 days a year on average) and our mild temperatures for a mountain community. Active retirees, and all sorts of folks wanting easy access to the many hiking, biking, skiing, boating, rock climbing, ice climbing, ...

Last Chance for a Vacation? - Aug 26 11:07 PM
Colorado Rocky Mountains I don't know how many of you enjoy the scenic views of our country, but one of the most enjoyable places of interest for my wife and I, is Estes Park, Colorado and the entrance or gateway into the Rocky Mountain National Park. If you haven't had a chance to visit, you may want to look at this area for it's beauty and breath taking views of the mountains and countryside. This quaint little ...

Well Issues with Rural Mountain Property - Jul 17 04:05 PM
In dealing with several acreage properties I have found that well issues can be a pain. The Colorado Division of Water Resources is a helpful entity and the local drilling, testing and servicing companies are also helpful. Having run into some unusual issues such as non-permitted, or illegally drilled wells, shared community wells, low producing wells and wells in need of improvment. Ever heard of hydrofracturing? I guess they can improve well production with this process. I ...

Wellington Colorado (Not just a small town anymore) - Jan 05 04:10 PM
If you would have asked me 10 years ago if I would live in Wellington I would have told you NO WAY. Being in law enforcement I saw firsthand the crime that took place there. The town also had a very run down appearance with nothing there except three bars. (It always baffled me how a town that small could keep three bars going) Well if you have not been there in the last couple ...

SHORT SALES EVOLUTION - Feb 29 02:35 PM
An avenue that I have recently learned a lot about is Short Sales. Going through multiple offers as a buyers agent and now also as a listing agent on the other side, I am beginning to feel like an pro in this area. Short sales had a stigma for years when the market was better, since the response time was so slow. Now, however, the market is flooded with short sales and there are deals to ...

Do most homeowners purchase their home because they need a place to live or because they feel that a home is a good investment? I'm not talking about an investment property but their primary residence. I think most of us are kidding ourselves when we buy a home primarily as an investment. When we purchase a home it is generally about lifestyle and making a house a home. So why do we whine when the market ...

Price it Right! - May 21 07:53 AM
Wondering how to get your home Sold in a challenging Buyer's market? A key factor is in pricing it right. What a home brought a year ago is not a valid price point today, in a constantly changing real estate market. So what exactly is market value? Let's start by understanding what market value is not.
