About Summit County

Breckenridge, Colorado is in bloom - Aug 01 12:16 AM

For some reason, flowers in the Colorado mountains are always extraordinary.  I think the combination of the short growing season, which makes everything bloom at once, the cool temperatures and the proximity to the sun with the extra UV rays, gives us spectacular shows.  I was in Breckenridge last week with my camera, and found some homes and businesses with some beautiful displays.
We have flowers like this all over Summit County, but the Victorian homes in ...

Copper Mountain, Breckenridge or Keystone; where is the best place to buy a condo? - Aug 07 11:33 PM

People often ask me, "where is the best place to buy my condo?"  My answer is usually another question, "where do you like to ski?"   Most times they are indirectly asking me for the area with the best appreciation, and, for that reason, I think I would have to say Breckenridge but qualify it with lots of "buts".
We get more real estate inquiries for Breckenridge, and there is more property from which to choose in Breckenridge, but it is also ...

Copper Mountain's Center Village. Ski season starts Nov 2nd. - Oct 07 10:54 PM
The Center Village at Copper Mountain is the newest base area closest to the American Flyer and the American Eagle lifts.  The majority of the Village was built in 1999 and 2000, with Passage Point built a little later, in 2001. It is a part of what was heralded as the "rennaisance" of Copper Mountain, when Intrawest bought the resort and started redeveloping the base area.

The main cafeteria for the ski mountain is called Jack's, and it has had ...

Closing on a vacation home in Summit County is different! - Oct 12 05:06 PM
How does a real estate closing work where you live?  Do you have attorneys involved?  Do the Buyer and Seller both meet at the closing, hand over keys, talk about the strange characteristics that only this house has that the Buyer needs to know about, and wish each other luck?
It doesn't  work that way in Summit County, Colorado, about 90% of the time.  I don't remember the last time that I had both Buyer and Seller ...

Summit County ski resorts are now wind powered. - Aug 11 09:01 PM

The ski areas are working very hard to make sure that everyone knows that they are now using clean, natural resources as a source of electricity. Do you have any idea what it means for them to be wind powered?   At first I visualized many big wind turbines sitting on top of the ski mountains.  We get enough wind sometimes that it could work!  Can you see wind turbines all across the top of the Ten Mile Range?  (picture at right)  Or next ...

Summit County's Best Kept Secret - Summer - Oct 17 04:42 PM
Summit County is a great place for not only the ski condo at the base of the mountain but also for the magnificent summer home. Even if you don't like cold weather and winter activities, don't rule out Colorado's Rocky Mountains for your vacation home just yet.Summit County includes the communities of Breckenridge, Dillon, Keystone, Frisco and Silverthorne as well as Copper Mountain and A Basin ski areas.  These areas are most commonly known for their world class ...

Tax court rules against 1031 exchange treatment for some vacation homes - Jun 01 10:49 PM

On Wednesday, May 30, 2007, the US Tax Court handed down a ruling on the appeal by a Georgia couple to allow the sale of their vacation home to qualify for treatment under the rules of IRS Section 1031, Tax Deferred Exchange.  The court found that "the holding of any residence, even if motivated in part by an expectation that the property will appreciate in value, is insufficient to justify the classification of that property as being held for ...

We have cheap houses but you probably can't buy one. - Aug 14 12:27 AM
This was the title of a post I did a couple of months ago on my outside  blog.  I was reminded recently, when I read a post by Esko Kiuru about the lack of affordable housing in Las Vegas, that not every resort area has good programs to help locals get affordable housing.  Summit County, Colorado has a great program that is funded both by a sales tax and a tax of about $1 per square foot on new ...

Spring activities in Summit County Colorado - Apr 21 01:55 PM
Spring is in the air here in Summit County Colorado. Just this morning I was looking down on the valley floor and realized there is dirt underneath all that snow we got. After a week of great temperatures and a warm breeze the south facing slopes are starting to re-emerge from there wintry tombs. My neighbor has a patch of what looks like green grass starting to emerge in the sun filled area of the yard.
Spring ...

What makes a house a vacation home? - May 24 11:51 PM

In  Summit County Colorado, most of our homes are vacation homes.  The ideal vacation home has a big garage, but not because you have lots of cars parked in it.  You need a place to store your skis, your snowmobile, the bikes and your raft.  Oh yeah, and the canoe and the sailboat.  The car sits out on the driveway.
We find that we lack storage in many of our condominiums.  That is because the builders figure ...

Summit County Colorado real estate update - Sep 11 11:47 PM
Our Summit County, Colorado real estate market continues to be strong.  It is a topic of conversation everywhere I go these days.  A couple of days ago I met with some Realtor friends for lunch and some client friends for dinner, and the market conditions were discussed in both places.
When the rest of the country is in a slump with no real signs of any upward swing yet, and the mortgage market in the mess it is in, people ...

Report from resort real estate markets as I attend the Resort Symposium - Jun 25 09:12 PM
On Saturday I attended the Rocky Mountain Resort Alliance meeting as the representative from my Board.  Today I attended the NAR sponsored Resort Symposium in Vail, and I will be there again tomorrow.  Attending the Resort Symposium is a way to help earn yet another designation, the RSPS, which stands for Resort and Second-home Property Specialist.  I signed up for last class I need for the designation, an online course on 1031 exchanges, last January, but ...

Breckenridge land, for millionaires only - Jun 03 05:03 PM
Today, June 3, 2007, with a total of 93 lots for sale in Breckenridge, only 12 are priced under $250,000.  Of those, 3 are in RV parks and 5 are at an elevation of about 11,000' where summers are very short.  Looking at the other end of the price range, 16 lots are priced over $1,000,000 with the highest priced lot being a ski-in/ski-out acre at the base of the Peak 8 base area, priced at $2,500,000.   If you don't need as ...

Snow for Thanksgivings - Nov 21 09:10 PM
The Rocky Mountains have been suffering this early winter.  The snow fall has been less than average and we only have about 3 ski runs open at Breckenridge.  This is a real estate market that survives on the vacation tourist industry.  The town is still relatively busy, but this will dwindle fast unless we see more snow.  It is a very interesting market to be apart of due to the fact that we very high priced ...

Frisco Colorado Market Conditions. A Comparison from 2005 to 2008 - Jun 14 02:22 PM
Every time I open my home page (Yahoo), I can usually find an article that highlights the doom and gloom of the real estate market.  Just today I read an article that some markets across the nation, like Phoenix, Las Vegas and Sacramento, can expect real estate prices to fall to 50% of their highest value.  While I know that Summit County, and in particular Frisco, have not seen these numbers, I do recognize that we ...

With November comes Thanksgiving, the opening of all the ski resorts, and statistics.  That's right, statistics.  In this article I will compare 2006 sales in Copper Mountain and Frisco to sales thus far in 2007.  Additionally, it is interesting to note the differences in sold properties to the active properties.

A Colorado Race for the Cure - Jul 27 11:45 PM
Summit County, Colorado has plenty of events and races for charitable causes, including the Romp to Stomp out Breast Cancer, a snowshoe race held in Frisco and sponsored by Tubbs snowshoes.
This weekend I was in Aspen, and on Saturday morning I walked  the 5K walk for the Susan G Komen Foundation's Race for the Cure.  Summit County does not have the summer event yet.  We do have the winter snowshoe race, which I hope to do next season.  The photo to the right was ...

A Piece of History Becomes History - Oct 04 04:53 PM
The Old Dillon Inn has closed its doors...for good.   Apparently, after 140 years in business the ODI, as it's affectionately known by the locals, is history.
The ODI has always had a place in Summit County history.  Sometime in the 1800's the town of Dillon was established.  They chose the spot where three rivers, the Blue, the Snake and Ten Mile, came together and built a trading post and a few other buildings.  Over time the ...

A Basin Open Today! - Oct 10 03:19 PM
The earliest open ever happened today at A Basin.  With only one run open the place is packed!  It's hard to believe they could do it.  It was probably a shorts day on the mountain, here in Frisco I ate lunch outside.
I swiped this image from A Basin's web cam.  I thought many of my readers would be reading this blog in the middle of the night and wouldn't be able to get a current image ...

Frisco, Colorado hosts some tough bike rides! - Jun 10 12:48 AM
Summit County, Colorado is hosting two big bike rides in June and July this year.  In fact, these bike rides occur every year.  July 21st to the 23rd is the Courage Classic, a 157 mile bike ride that goes from Leadville to Copper Mountain the first day for almot 4,000 feet of elevation gain.  The second day has a little less elevation gain as the route takes them around Lake Dillon to Breckenridge and back to Copper, ...

The 18th annual Breckenridge International Snow Sculpture Championships begin on Tuesday, January 22, 2008.
Teams from nine countries will compete. They get 65 hours to carve a 10'x10'x12' block of snow into a beautiful work of art. Carving starts Tuesday, goes all day Wednesday, Thursday, and Friday, and then all night on Friday night, ending at 10am Saturday.
These blocks of snow were built over several days last week. Local residents helped stomp the snow into wood forms, which ...

A not so typical Colorado day - Jun 07 11:51 PM
June 6th and 2 inches of snow with 90 mile an hour winds.  It is supposed to be summer!  The snow is not too unusual at 9,000' feet of elevation, and we get some wind every now and then.  But on June 6th?  And both at once!
I was blogging away last night and could hear the wind howling outside.  Then I heard things blowing around and stuff hitting the windows.  I got up and took a ...

Day 2: Work in progress at Breckenridge, Colorado Int'l Snow Sculpture Championships - Jan 24 11:28 PM
Breckenridge, Colorado hosts the 18th annual International Snow Sculpture Championships. Sixteen teams from nine countries have 65 total hours to create these amazing, but temporary, works of art. Temporary because they melt. (Actually, they'll be bulldozed long before they have a chance to melt, but the promo piece for the event describes it as "an art gallery that melts.")
Day 2, Wednesday morning, January 23, 2008. See my earlier post showing the pre-contest setup.
They started with 10x10x12 foot blocks of snow ...

Snowmaking has started at A-Basin and Copper - Sep 28 04:08 PM
Get your skis ready! Arapahoe Basin has started snowmaking operations this week. Copper Mountain has, too!
A-Basin and Loveland are the two Colorado ski areas that annually compete to see who can open first. Last year, they both opened on the same day in mid-October.
There has been very little natural snow so far this fall, but the forecast says there should be some this weekend.
