Check this out:
6,444 total listings on the market in the MLS.  We're already over last years highest inventory point of 6,150 hit in August.
3,520 homes available for sale, over last years high point of 3,496 (again in August).  Bring that down to residential homes and condo's only (no manufactured homes, vacant land or commercial listings) AND narrowing that down even further to include only properties for sale in Kootenai County, we have 2,515 homes/condo's available for ...

As many of you know, I track our north idaho real estate homes for sale inventory on an almost weekly basis.  It's been 12 days since I checked out what has been happening.  On March 12th, the Coeur d'Alene Multiple Listing service had a total of 5,459 properties available for sale.  These available properties included residential homes, multi-family properties, vacant land for sale, commercial properties and businesses for sale.  It's our total 'inventory' if you will.  ...

There are 5,476 properties on the market, 2,886 of which are residential homes.  The inventory is slowing moving upwards as is typical for the early spring market.  
We've already started to see an increase in prices from all sectors including existing homes and new construction.  Pretty much the best time to buy and sell is right now.  It's the 'equilibrium' point in the market.

I reported on the probability of this happening a couple months ago. Back then it was in strong talks. Now, the contract has been signed and production will begin in the early spring of 2008.
"Coeur d'Alene Tribe Chairman Chief Allan said the U.S. Army finalized a contract with the Tribe valued at up to $400 million. The contract will provide equipment for the Army and high-paying jobs for the region."

The Coeur d'Alene Tribe plans to build a 100,000-square-foot manufacturing facility in either Post Falls or Coeur d'Alene that will create 150 to 200 jobs that average $14 to $15 an hour.
The Tribe is expecting to break ground later this fall and plan to have the business up and running by early next year.

A Bioreactor in North Idaho - treating our wastewater . . . - Sep 22 05:32 PM
It took four years from design to completion of construction, but Gozzer Ranch and Arrow Point are now served by the first Class "A" effluent reuse system in North Idaho. The plant uses a membrane bioreactor to treat the wastewater that is then used to irrigate the golf course.

The proposal is the idea of the developers of the newly opened Gozzer Ranch Golf and Lake Club and calls for 50 new condos.
Project manager Andy Holloran says the property would connect to the 700-acre private golf course and adjacent housing development.
With all of this luxury moving in, the dynamic of the area is definitely changing.  The feeling of the area is definitely changing.  So far it feels good, in my opinion of course.
