June 2007 brought the sale of 5 rural Douglas County homes which was the same as the previous month. However in May the average was $194,820 but this past month the average was $324,000.
In all of Douglas County real estate, $540,000 was the highest price and $40,000 was the lowest price with the average being $194,650. This compares with $575,000 was the highest price and $46,500 was the lowest price with the average being $187,595 in May.

January 2008 brought the sale of 48 homes in Douglas County; Dec was 42 homes, Nov was 74 homes and Oct was 68 homes.
The average DOM (Days on Market) for January was 119 days vs 150 days in December and 117 in November.
Sellers received 95.96% of avg. ask price, 94 % was December which shows seller's position is getting stronger.

November 2007 MLS Stats for Rural Douglas County Kansas Real Estate - Homes that SOLD Baldwin Kansas - Dec 26 11:07 PM
November 2007 brought the sale of 74 Douglas County homes which was up from last month's 68 homes and way up from the 49 September SOLD homes. Average DOM (days on market) was 117 which is way up from 93 last month. Homes being SOLD for the next several months, on average, should take at least four months to sell. When you subtract the usual 30 days until closing, homes are on the market for about 87 days.
