So You Want to Flip Houses? - Sep 03 11:03 PM
I met a lovely couple this week that are eager to flip houses. Seems like a good idea, right? It depends.... on a lot of things. Here are a few questions that I ask new clients who entertain the idea of fix-n-flip What is your projected ROI?What is your projected profit margin? What is your budget?Who is going to do the work? Are they/you qualified?Do you plan on pulling permits? Will you have a home inspection prior to closing? What is your ...

Treasure Hunting Thrills Me!! - Sep 03 09:43 PM
Did you ever hope to find a buried treasure when you were a kid? I did! And, I still do!! I have always been fascinated with searching for things... the end of the rainbow, a leprachaun's pot of gold, hidden treasures under creaky floor boards and back yard stashes of money in old canning jars. I devoured Nancy Drew mysteries and imagined that someday I'd be a great sleuth just like her. When I discovered Geo Caching last ...

Is Your Photo Worth 1,000 Words?! - Jul 01 06:13 PM
This morning, while showing houses, another agent complimented me on always having the maximum number of photos allowed per listing in MLS. I just laughed and said, "Thanks". He went on to say that he's a commercial agent who's been looking for a home for his daughter and son-in-law. He looked at many MLS listings that don't have photos... even though our MLS will go out and take a front photo and upload it for free! ...

I'm Going Green... With RED!! - Jul 01 05:53 PM
Yes, after 5 years of thinking about it, I've gone GREEN with Red Wigglers!
I attened the local Lawn, Flower & Garden Show in Feb 2003 and saw a worm farm. I was intrigued by the idea that I could compost year 'round, not just in warmer months. The demonstrator had kits for sale that were just too expensive (well over $100 PER FARM) and I couldn't justify spending that kind of money when I'd rather ...

Why do I need an Agent to Build a House?
Why do I need
an Agent to Build a House?
So you've decided to build a home. Perhaps you've reached
this
decision after months of searching for a place you like that was
already standing, perhaps you knew right away that you wanted to go
New. Either way, you might think you don't need a Realtor at
this
point and maybe you don't. I'd ...

My opinion only... - Jul 01 05:13 PM
I am starting to read more positive articles and postings on the housing market nationwide. I must admit I was beginning to feel a bit depressed about all the constant negative press. I do not believe in sugar coating a situation just because it is painful, and I know that news is not just local...however, enough is enough. Wichita locally has managed to stay fairly strong. If a home is priced right and in good condition it ...

Facing Foreclosure in Kansas? - Mar 12 08:33 PM
I have started sending out a postcard to folks that are facing a foreclosure. It lists the toll-free hot-line that was created for troubled borrowers. It is a free call and there is no obligation. 1-888-995-4673 is the number and they are available 24/7. Here's a link to an article written about the HOPE toll free number. Or, visit their website at: www.995HOPE.org If you are in this situation, the first step you need to take is to ...

Beautiful Cheney! Have you been yet?
Cheney is about 25 minutes West of Wichita, on K-54/Kellogg. It's a great small community where everyone knows everyone and watches out for folks! There's a grocery store locally owned and operated, convenience stores/gas stations, bowling (which has some AWESOME Pizza!), banking, and yes, even Chinese take-out!
If you haven't considered Cheney as a place to live, give it a chance! Visit the golf course, stroll ...

At The Dog Wash... - May 02 05:49 PM
Driving home from a day at the lake, I spotted this Dog Wash. Which was the perfect timing since our two labs love to swim and roll around in whatever smells good to them. One of our labs is some sort of a brindle lab mutt and she sheds, year-round! Bathing her results in tons of clumped up wet fur lining the tub. So... the dog wash looked quite interesting. We stopped and took the more adventurous ...

Sedgwick County Property Valuation Tax Appeal - How To - Mar 16 10:52 PM
It's that time again. Sedgwick County recently mailed its tax valuation notices. This important little piece of paper tells you what the county thinks your home could sell for as of December 31, 2007. This value is derived from the past 2 years of comparable sales in your area. An increase in value simply means that homes like yours are selling for that percent more, not that you've made that much more in improvements. Increasing property values are ...

Commercial real estate climate in wichita - Oct 12 04:39 PM

Let's Talk about Loans... - Mar 13 06:23 PM
With all the gloom and doom on CNN about the availability and types of loans out there, I asked my buddy Sam Lines with Legacy Bank for his skinny. Here's the localized scoop. "Honestly, everyone is on a pretty level playing field...pretty much the cream of the crop for conventional. We still have one MI company that will insure a 100% loan, but the credit score has to be 680 or higher....and, they're not even sure how ...

(1) Unpaid child support. We have a seller who has 100% custody of his ...
