Feng Shui This---Monticello--Part One--On a Little Mountaintop called Monticello - Feb 19 07:01 PM
Introduction
There is no more lovely place than the mountaintop at Monticello.  Even today, a walk on this mountain brings about a peace and serenity not often found in our busy  world.   I have no doubt Jefferson would love to see how large the trees have grown, and how beautifully the house is kept.  It was his treasure, and his spirit must be deeply thankful to those who have restored it so lovingly and maintain it so ...

Another Day in Kentucky! Look what I get to see while I work... - Nov 15 10:06 PM
Not long after I enjoyed my morning coffee, I loaded up Old Bessie with signs for my new listing. Brrrr....why is it suddenly so cold outside? It feels like a winter day.
I searched in my closet for a much warmer coat. On second thought better grab one with a hood. A pair of work boots might be good to have on hand too.
The frame for my sign had been freshly coated with a dusting of white paint a few hours ...

Kentucky Residents Burrowed Underground For Seventeen Years Emerge! - Jun 05 04:57 PM

The other night as I was driving back home through the country in Fayette County, I started to hear the sweet sounds of the bugs of summer. It made me smile as I drove along.
Ahhhh....summer is finally here, I thought. You know the bugs that sing loudly and remind you of the deep South. Sultry nights on the veranda of your plantation.
 These are Cicadas.
The other night I was showing a farm in ...

Rainbow at Sunrise (Sun Dogs) in Georgetown, KY by Erby, The Central Kentucky Home Inspector - Mar 28 09:56 AM
The other morning, I was out on my second run of the day (yep, I'm an early riser) and noticed a rainbow at sunrise over Georgetown, Ketucky.  I snapped this picture and wanted to share it with y'all.  I actually took several but shooting into the sun isn't exactly my strong point.
See the rainbow ends at both sides of the sun??
Yeah, there's a  little snow on the ground, but it was gone just a couple of ...

Springtime Central Kentucky Tour With Relocation Clients - Apr 22 12:20 AM
Today, I spent a lot of time on the road with some clients that wanted to look at a few homes off the beaten trail. The home tour took us through some of the most beautiful horse farms, creeks, rock formations and colorful blooming trees and flowers.
As my clients looked around each listing I wandered around and took some random photos with my razor phone.
Here's a bit of what I saw today in Versailles, Nonesuch and ...

Bullitt County Kentucky (KY) Real Estate Market Index (May) - Jun 29 10:03 PM
Late updates from April lead to a significant increase in sales from what was reported last month.  When this information is combined with May sales, the Inventory Index is starting to look pretty good.
Compared to last year, fewer sellers are putting their homes on the market.  This is helping keep the inventory levels reasonable and prices stable.
The good news is tempered by still tightening lender standards which continue to make it harder for prospective ...

Kentucky New Construction Landscaping: Creek + Flowers = Happiness! - May 14 09:35 AM
My story begins in 2004. I was really dreaming of owning my first home in Kentucky. I was busy in my rookie year of real estate.
Since I was a first time homebuyer, I knew I wasn't really experienced with owning land. I had been a renter all my life or at least since I was 18. Sure, I had a small garden or two. Maybe had a deck with some container plants as I paid my rent. ...

Oldham County Showcase: Snow Didn't Stop ALL of Us ! - Mar 08 07:35 PM
As a handful of us stood around this morning wondering how the day would shape up, the judgment call was made:  Showcase Oldham County would close at noon due to the biggest snow storm our area has seen in over a decade.
So many months of planning and preparing.  When The Oldham County Chamber of Commerce made the decision to host this event in March instead of January or February, it made perfect sense.  We may still be ...

Why is Louisville Kentucky a great place to buy a house? - Jan 21 05:51 PM
My top three reasons why Louisville is a great place to buy a house:
1. House prices are super-low compared to the rest of the country.
2. The people here are so friendly, you'll never want to move.
3. Prices have gone up every year for at least 20 years. Our market prices don't have ups and downs.
I love Louisville Kentucky so much, I wrote a book How To Buy A Home in Louisville Kentucky, and I made a 10 minute video of ...

Got the Gas-Price Blues? Use the Internet to Search for a New Home - May 13 10:51 PM
Goodness gracious, it looks like the laws of supply and demand are not favoring the consumer this Spring!  With the rising costs of gasoline, and the corresponding increase in travel costs, it only makes sense to find alternative ways to search for a new home. Kentucky Derby Record Holder - Secretariat - May 03 01:03 AM
Certain sports records are controversial (60, 61*, 70 or 73*).  Others are impressive in that the represent consistent above-average performance over time (Ripken's 2,632).  But, some are truly special.  They are the result of an awe-inspiring performance that we mortals cannot fathom seeing repeated (DiMaggio's 56 game hitting streak, Wilt's 100 point night, Larson's perfect game).  Among the last set of records, is Secretariat's 2:24 world record time at the 1973 Belmont Stakes.   The race is ...

FEAR.
Fear of a recession.  Fear of another terrorist attack.  Fear of being laid off.  Fear of all the insecurities and unknowns of life.  Fear of all the things we can't control.
And when it comes to the real estate market, FEAR seems to be the major reason we're not seeing more Buyers taking advantage of a Buyer's market.
I can't blame them.  They're inundated with the ...

CRB and my trips to Lexington - Sep 23 08:14 AM
On Thursday and Friday of this week, I fortunately had the pleasure to attend classes which will lead to attainment of CRB (Certified Real Estate Broker).   It was two of the most vinegar and oil days of my recent memory.  As I live in Crestwood, an Oldham County suburb of Louisville, it was my genuine pleasure to leave home at 6:30 which is only a few minutes before the first light of day and drive along ...

McLean County - Sep 05 07:57 AM
Over the Labor Day weekend, I had the chance to return to the county of my birth and childhood.  It was so refreshing to see home again.  It was just as I had left it.  Nothing had really changed.  Other than a new house or two, the only major difference in the past 20 years was the occasional farm building or bulldozed fence.
Unfortunately, the drought had taken an obvious toll on the crops.

The Regional MLS hot list reports on a daily basis that the majority of the homes that fall just under 70,000 or so are being put under contract almost as soon as they are listed. The higher priced homes are taking longer to ...

Louisville Trending Back on Size, Price - May 09 09:34 AM
There’s a growing trend towards smaller, less expensive houses here in Louisville. “It seems like the trend is going back down to ranches and smaller homes,” Miles said “We are seeing people, as they get older, deciding, ‘I don’t want steps.’ We’re going to see that change our market a lot in the next 10 years.” [link] This also is reflected in average home prices moving from $180,555 last year, to “$171,259 for Jefferson County ...

Comparing Home Improvements in Louisville with the Nation - May 09 09:33 AM
I culled through the official Realtor® yearly Making Home Improvements Pay report to see how Louisville compares with the nation. From the look of things, we more than hold our own. Please note how similar items compare. For example, if you’re planning on replacing your home’s windows. Outside our state you’d be better off with some moderately priced wood windows (85.3% > 84.7%). However, here in Kentucky the upscale vinyl windows outperform the competition (93.9% > ...

The State of Real Estate in Louisville, KY - Nov 03 12:30 PM
(I decided to copy this post over to AR from my Google blog.) I'm always looking for a good place to throw in a cheap cliche and the current market in Louisville has afforded me another great opportunity; 'may you live in interesting times'. While this is actually an ancient proverbial curse, it seems quite apt to what we are seeing today in the Louisville area. For years, home owners, Realtors, mortgage lenders, investors, and other participants in ...

Facing Foreclosure? - Do Something About It! - Dec 28 07:35 PM
Probably never before in the recorded history of real estate transactions has foreclosures received such prominent attention. It is as equally likely that there have never been such a high percentage of foreclosures in relationship to all other real estate transactions. In fact, the possibility of foreclosure has most likely never crossed a great majority of borrower's minds prior to this past year.Attempting to pinpoint exactly what went wrong and how we found ourselves at this ...

Central Kentucky's Legendary Rock Fences - Mar 22 11:30 AM
Central Kentucky is world famous for Thoroughbred horses and endless miles of rock fences (Dry stone walls). There are more rock fences here than any place in the USA. In Central Kentucky only 5 -10% of these 19th century fences built by Irish Immigrant stonemasons still stand.  These stonemasons passed their craft on to black slaves that became masters of the craft of building walls. This is where the term,"slave walls" came about. Since I grew up here in ...

Kentucky Home Inspector Startup - Jun 23 11:25 AM
So you want to be a Kentucky Home Inspector?
I get a lot of people contacting me about how to become a Kentucky Home Inspector.  Well, here's what I tell ‘em.
If you REALLY want it, it can be done.  Most home inspectors are one person shops that don't have room to hire anybody, including myself. Plan on doing it all by yourself. Of course, if you have $15,000 or $20,000 you could buy a franchise and get ...

The Kentucky Robins That Moved Right On IN - May 17 05:56 PM
Every spring here in Kentucky, I fight with the mommy Robins. They try to build their nests in the hanging baskets if I put them out too early. This year I thought I had outsmarted them because I held off on buying the ferns till the first of May. I have a wreath on the front door that one Robin tried to put some twigs in to get it started. Those I threw out and I ...

Whenever I am there, it reminds me of Key West! The view of the water and boats is amazing!

Ancient Wisdom of Madison County Trees - Apr 25 09:45 AM
Last Saturday, while I was out showing horse farms, I was in the middle of a beautiful plot of land out in Boatwright Estates in southern Madison County. This Sycamore tree is majestic and ancient. Just lean against one and feel the wisdom and peacefulness transfer to you! It made me wonder why developers move off all the beautiful trees when grading an area for a subdivision.
It includes 6 tracts that are 10 acres or ...

Come 2 Kentucky for Creeks and Tree Tunnels - Mar 15 11:03 AM
Every creek in Kentucky has a road beside it. Well not all but most of them do.
Kentucky is second behind Alaska for the state with the most waterways. How did the roads develop? I have to wonder if they first had Indians and settlers walking along them to get to the next settlement. The paths became wider over time with wagons and carriages. Later were paved in asphalt to become our modern day roads.
One ...

A Little History of Bullitt County, Ky - Jun 11 07:57 PM

Daniel Boone Put Kentucky On the Map - May 17 07:44 AM
Let me tell you'all a story about a man named,"Boone". Or is it really "Boon"?
There is some confusion over the spelling but Daniel Boone did put Boonesborough or Boonsboro on the map in 1775
while working for the Pennsylvania Company to find new land.
He built the settlement of Fort Boonesborough on the bank of the Kentucky River in Madison County.
