Knowing Exactly When the Market Will Change - Feb 21 10:41 AM
How would you like to know when the real estate market has hit the bottom and prices can be expected to appreciate again? Wouldn't that knowledge be worth a great deal? Well, believe it or not, I can tell you when that will happen. And if you want, I will share my knowledge with you.
You see, it's actually not all that difficult to forecast. The reason for our current depreciating real estate market is simply that ...

Real Estate & Homes ~ Realtors ~ Massachusetts Real Estate Market - Feb 23 02:43 PM
The Real Estate market has changed quite a bit over the course of the last three years in Massachusetts. The prices of homes in the Metrowest MA region have continued to drop. The peak in the Real Estate market in Massachusetts occurred in the Spring of 2005.
What many home sellers fail to realize is that if you need to sell your home now and purchased anytime between the middle of 2004 and the end of 2007, you ...

With the Labor Day weekend approaching, When was the last time you enjoyed a beach day?
Today was a perfect beach day!
I was lucky enough to finish my work early enough to head to the beach with my family.
Pack a cooler and grab a beach chair before you know it the summer will be over!
Down at the Mattapoisett Shore's Beach the sun was brightly shining and you could see clear across Buzzards Bay to Falmouth.
Today was ...

Picking up the telephone can stop Forclosure - Mar 10 08:02 AM
Foreclosure" is the legal process by which a bank repossesses a home from a borrower and, according to RealtyTrac, 1 out of every 100 homes were in some stage of the foreclosure process in 2007.
This figure is astounding because foreclosure is expensive to both homeowners and banks.  Both parties have an interest in avoiding foreclosure but the process has to start with the homeowner -- banks are just too big to start it themselves.
Every mortgage ...

What's the matter with Kids today? - May 07 10:57 AM
Cyclist Beware.   I took pause the other day.   It was one of those crisp spring days.  Not yet warm enough for sleeveless shirts but certainly warm enough to get on the bike for a quick spring check of the neighbors gardens, the winter pot holes and the glistening waters edge.   The truth is I am soon to be traveling by bike from Florence to Rome with my college graduating niece and those who know me know ...

With all of the tensions and troubles in the world, sometimes  like to think back to better days. I had the opportunity, several years ago, to spend a week on Cape Cod in Massachusetts.
It is a place of astounding beauty. Great effort has been taken to restore the coast to it's pristine and natural condition. There are also picturesque historic towns and villages that a a visitor's delight and a photographer's dream.
The Atlantic Ocean ...

Any other Pat's fans a little disappointed? - Feb 04 11:40 AM
You know, we all strive for perfection everyday of our lives and like the Patriots we often come up short. Still if we can compete on the highest level and provide outstanding service to our clients and ask nothing in return except for a chance to serve them again and perhaps for their referrals, have we like the Patriots not succeeded and should we not hold our heads high!  ...

My First Blog! - Mar 21 04:15 PM

Well, here goes........  My first attempt at "blogging"!
I am happy to report that current market conditions here on the South Shore in Massachusetts seems to have stabilized.  In Scituate, we saw up to 225 single family homes on the market last fall, dwindle down to the current 135.  The sellers have started to listen and now realize that they need to price effectively if they REALLY want to sell.  As I like to say - ...

Gloom & Doom? MAR Releases July 07 Stats - Aug 24 07:35 AM
The Massachusetts Association of Realtors® has released July 2007 sales figures for Massachusetts with comparisons to July of 2006.
Despite the national media's reports of panic in the housing market, Massachusetts has experienced very little change over the same month last year.    In fact, there has been some rather good news!
Single family home sales were UP 6.0%, with an increase in the median selling price of 1.3%.  Not so bad!  Condominium sales basically remained unchanged (-0.1%) and ...

Should We Believe The Pundits? - Nov 26 07:31 AM
I received the following from a mortgage professional at Wells Fargo on Wednesday.Tracking the Track RecordWhat the ‘Experts’ Say about Housing Prices
“The prices of houses seem to have reached a plateau, and there is reasonable expectancy that prices will decline.”- Time Magazine 1947
“Houses cost too much for the mass market.  Today’s average price is out of reach for two-thirds of all buyers.”- Science Digest 1948 (average price at the time: $8,000)

U.S. Pending Home Sales Rise, First Time Since February - Aug 11 07:49 AM
Reuters reported August 1, 2007 that U.S. pending home sales in June rose five percent, welcome news for a real estate market that has had little to cheer about lately.
"Pending sales of previously owned U.S. homes rose at their fastest pace in more than three years in June, a real estate trade group said on Wednesday, in a hopeful sign for the downtrodden housing market."
The National Association of REALTORS® provided the data.
"It was the first increase ...

The Massachusetts Market Update, June, 2007 - Jul 10 06:46 AM
In January, I wrote a blog entitled "Knowing Exactly When the Market will Change" that received many comments, replies and supportive feedback. In that blog, I stated that as soon as we have 3 consecutive months when more inventory is going off (under contract) than is coming on (new listings) we can expect to once again experience an appreciating market.
Hot off the "Actual Statistics" press, it is now time for my JUNE update of how ...

PROVINCETOWN CONDOS SOLD - May 04 06:35 AM
In my previous post of Provincetown real estate sales data, the data is of all property types.  However, the largest portion of real estate sales here in Provincetown are condominiums.  Here in Provincetown at the tip of Cape Cod in Massachusetts, business is decent for condo sales as it is a way for people to get their foot in the real estate market.  However, as we all know the days of multiple offers when a property ...

Sellers- YOU MUST READ THIS IF YOU WANT TO SELL YOUR HOME FAST! - Jun 03 10:34 PM
About 2 months ago, I listed an  expired listing which was on the market for awhile and listed for a much higher price which the market also rejected. I listed the home below the previous price, but still too high. So yes, you guessed it.
We had 2 showings in 2 months. Lots of open houses, marketing to buyer agents, 30+ websites and frustrated sellers ( and agent). Every week during this time, I informed my sellers weekly of sold homes ...

Federal Funds Rate Drop v.s. 30 Year Fixed Rate Mortgages - Mar 26 03:00 AM
One of the biggest misconceptions in the mortgage and Real Estate industries is the fact that the when the Federal Funds Rate is dropped that it also means there will be a corresponding rate drop in 30 year fixed rate mortgages. People wake up - It does NOT! In fact many times the exact opposite occurs.
I can't even tell you the number of times I have been hearing lately people making the comment "Hey the Fed is thinking of dropping the ...

End to Tax Exemption for 'McMansions' - Aug 19 08:09 PM
At least one influential Democrat congressman wants to eliminate the mortgage tax deduction on homes larger than 3,000 square feet as part of a larger proposal to cut global warming, the Detroit Free Press reported August 8, 2007.
U.S. Rep. John Dingell revealed the plan at a town hall meeting in Ann Arbor, Michigan.
"Dingell's mention of 'McMansions' and his call to take away the mortgage interest deduction for large homes, which use more energy than smaller ones, ...

May You Live in Exciting Times! - Mar 23 10:17 AM
This is and very old expression and applies to our present real estate market conditions. These are indeed exciting times for those who are wide awake and alert.
The real estate business in changing because of the Internet and the Mortgage Melt-down has thrown everyone a nasty curve ball.
However, I'm of the opinion that the basics of real estate will prevail. It always comes down to Location, Location, Location!
Sadly the mortgage meltdown fiasco will hurt ...

Whales in Cape Cod Bay can be seen from the beach!! - Apr 17 05:11 AM
There are many reasons why I live in Provincetown on Cape Cod in Massachusetts.  But, this past week was a real treat for anyone visiting Herring Cove Beach and Race Point Beach. For hours each day in the waters just offshore, dozens of right whales gathered to feed, the saltwater-slicked wedge shapes of their heads lolling above the waves while flocks of gannets dive-bombed the surface around them and an occasional humpback or finback spouted in ...

What's 'The Donald' Up To? - Aug 19 08:18 PM
What's a real estate blog without a little Donald Trump news?
If you're concerned (or just interested) in The Donald's future, check out this CNBC video.
By the way, Trump has an opinion regarding the credit crunch. He believes the Federal Reserve should cut interest rates by a full point. See the August 10, 2007 video from FoxNews.
Trump has this advice for home owners facing foreclosures: Don't just leave. Get a good lawyer and negotiate with the bank.

Massachusetts FHA & Conforming Loan Limits Get Raised! - Mar 12 11:06 AM
In Massachusetts, like many other parts of the country, the FHA and conforming loan limits were just increased. The standard Fannie Mae loan was anything under $417,000 prior to this change.
Anything over $417,000 was considered a "Jumbo" loan. Jumbo loans typically carry a higher interest rate. By increasing the loan limits is makes it easier for borrowers to get larger loans without a corresponding increase in the interest rate.
The changes will most likely take effect ...
