April saw 11 new resale listings and seven new construction listing. As expected, activity has picked up but not enough to substantially increase absorption rate. Like last month, the resale market increased under contracts and volume appears to be realatively steady.
I think prices have come down to a point that has generated buyer interest, however prices continue to drift downward in some neighborhoods. Resales were priced between $220,000-$1,199,000. New Construction was priced between $349,900-$989,900.

As stated in last month's Hughesville Market Report and as expected, the opening of Ole Field Estates in November has put additional inventory online in December. Resales were priced between $329,000-$1,399,000. New Construction was priced between $429,000-$989,000.

    Charles County has been impacted heavily during the recent market downturn (although not as badly as PG County).  Sales are down roughly 33% from this time last year, average days on market is up over 85% to 132, and average sales prices have fallen as well.      Prices are down roughly 3% from November of 2006, and will continue to fall so long as we see supply exceeding demand.  117 homes were sold last month, ...

        Incredible- it's taken years for developers to see that the concept of "build it bigger!" simply doesn't cut it.  Here in Charles County there is a minimum home size for new construction- 1,650 square feet.  That number has been inconsequential during the past real estate boom because people were eagerly buying homes that were 3,000+ sf, and it seems that now people's tightening budgets are forcing them to look at more modest homes.

Foreclosure Dogs are becoming big news.  Man's best friend is quickly becoming an expendable commodity to some as people are losing their homes to the credit crunch.  Regardless of what the circumstances were for the foreclosure, it's not the pet's fault, and now many of them are finding themselves facing euthanization.
