Lennar Homes is responsible for several new construction developments in Charles County, and could be considered one of the regions largest builders. Among their projects is the 55+ community known as the Heritage at St. Charles, and the Fairway Village Subdivision.
The Fairway Village Subdivision is really quite impressive. The townhomes are in the $200k-$300k price range, and their single family homes are in the $300k+ range. One of the things that I like about the subdivision is the fact that they are building more than just homes, they're building a community.
Community Features
In addition to the walking and jogging trails, they're building playgrounds, a community center (complete with pool and clubhouse), and they're working to make the area an attractive place to live.
Their floor plans are also interesting, and in addition to having models ranging from 1633 s.f. to 2800+ s.f., they are giving home buyers a wide range of options to choose from.

I wanted to take a minute in these difficult times and share with you an experience that my Cub Scouting unit shared this past weekend, and I was truly humbled. It is my understanding that the scout units in Southern Maryland collected more then 25,000 POUNDS of Food for local food banks over the weekend! Thats right over the weekend! These young scouts went through their local neighborhoods and collected canned goods for local food banks and the giving people gave 25,000 pounds.
I have always been a supporter of the local scouting program, but It really occured to me last night how truly life changing the program was to me, and I would like to share that with you.
When I was a child my Father was in the Army. My mother was actually our Den Mother. My Father when he was in town was our Cubmaster! It was one of the proudest things at that time of my life. It is funny how the littlest things affect our life in a positive manner. Today I am the Cubmaster of my son's Cub Scout Pack, and I believe that Scouting brings something to a young man that he will carry for the rest of his life. If you have sons or daughters, you should truly consider getting them involved in a scouting program. This world needs more good people, and I believe that scouting is the key to growing the seeds of good people.

Choosing a Realtor is a big decision. Every Realtor (myself included) is trying to tell you why they're the greatest thing since sliced bread and why it would be a mistake to even consider working with someone else. It makes Realtors gigantic windbags, but that's a real estate agent's job: to market/promote themselves and their properties.
What's really surprising is that many people aren't looking for what really matters when it comes to hiring an agent. People look at the bottom line. Money. Cash. How much are you going to put in my pocket? Quite often, the agent with the highest bottom line wins!
This method of thinking is the WORST WAY TO PICK A REALTOR!!!
1) An agent's job is to market your home, not set the price. Their CMA is only a recommendation of price, and you have the right to have your agent list your home at whatever price you see fit.
2) If you interview three agents, and one places a higher value on your home than the others, you need to wonder why. Are the other two agents undervaluing your home? Are they using the same comps? Or is the agent with the higher estimate OVER-valuing your home in order to get your business?
3) You need to give your home the best possible chance to sell. This doesn't mean choosing the Realtor with the highest or lowest estimate. It means choosing the Realtor with the best marketing plan. You can always negotiate fees, listing prices, etc.; but you can't make a mediocre marketer great.
When it comes to that CMA, take the advice you get from all the Realtors you interview and use that to set the price. DO NOT use it to choose the Realtor you hire.
A higher price evaluation is no measure of competency or ability as an agent. I'll do a post tomorrow on the qualities to look for in a great listing agent, and keep your eye out for a post later this week on the biggest traps to avoid when choosing an agent!

I don't usually spread a lot of this stuff around, but I noticed a few people were reading the blogs here, so I thought I should post this information. I am an active Coach in St. Mary's Youth Soccer and one of the members has been diagnosed with Acute Leukemia. If anyone can make it to this, I think it would truly be a testament to how giving the Real Estate Community Truly is. Thank You All.
Bone Marrow Drive Scheduled Saturday
One of our own was diagnosed with acute leukemia recently and needs the help of the southern Maryland community to find a bone marrow match. The patient is a father of three soccer players and is ready to resume his normal life after fighting the disease for months. The next step is a bone marrow transplant. Friends of the patient, in conjunction with Johns Hopkins and the National Marrow Donor Program (NMDC) will hold a bone marrow/blood cell drive this Saturday, October 25, locally. The information is below:
