Seguin - A Beacon of Shining Light on the Coast of Maine - Aug 28 04:55 PM

Anybody who has traveled to Maine knows of the rocky shoreline that characterizes our coast, specifically the mid coast Maine region.  Being an avid boater, with a dream of selling real estate via motor boat, a recent trip to Sequin pictured here and located at the mouth of the Kennebec River has been guiding ships safely since its commission in 1795.  No longer manned year round, the Friends of Seguin have done a wonderful job preserving this ...

Buying Your Own Winter Jacket...What We Do In Northern Maine! - Oct 13 10:50 AM
As a child growing up on a Northern Maine farm, money did not grow on trees...and from an early age, my three brothers and I all pitched in to the daily operation.  We saw two parents working hard, and were brought along into the day to day work routine.  Did not feel picked on, as everyone was working.  Felt glad to be able to be able to help, to be needed, to have value  and ...

Some good news from Maine? - Jan 01 09:37 AM
Prices for single family, existing homes increased 1.62% in November 2007 compared to November 2006.  In figures reported yesterday by MREIS (Maine Real Estate Information System, Inc.), REALTORS reported 891 sales in Maine in November, compared to 997 sales during November 2006, a drop of 10.63 percent.  The median sales price for such a home was 188,000 in November, up from 185,000 in November 2006. The median sales price is defined as the figure where 50% ...

Do you have a special place? - Mar 17 01:14 AM
After reading several articles this evening about short sales, foreclosures, uncooperative buyers and sellers, I asked myself, "Isn't it time to go on vacation?"  Though I take my laptop and stay current with the happenings of my business, I spend much less time thinking about real estate when I'm away.
For the past several years, Don and I have spent our vacations in Maine.  It started eight years ago, when for our 25th anniversary we did a ...

Maine Increasing Real Estate Transfer Taxes.....A Lot! - Jun 10 12:12 AM
Currently, the state of Maine requires an equal division of the real estate transfer tax at closing to the tune of $4.40 per thousand, shared equally between buyers and sellers.  It's not a horrific number, pretty average from what I can tell by looking at some other states. Boiled down, if you are either buying or selling a home that is priced at $200,000.00, then at the closing table, you will pay to the state of Maine ...

NO DOWNPAYMENT MORTGAGE - Jun 17 02:12 PM

Just when you thought you couldn't buy a home if you have No Downpayment, some previously unpopular government programs are back, and easier than ever.  One Mortgage Program that is available in most areas of Maine and New Hampshire is the USDA Rural Development Program.  Under this federally guaranteed program, the qualifying and approval process is much simpler now, and so is the appraisal.  Here are some benefits of the program:
Seller can pay closing costs and prepaids for ...

Real Estate Brokers....Who Needs Reality TV...We Go In And Out Of Homes Like The Shows! - Apr 09 04:26 PM
Showing this morning of an older lady's home. As you walk thru the tour, you point out the high points but also see the life of the owner flash before your eyes. There is the picture of their marriage 70 years ago, and her husband is no longer with her.  There is the artwork of kids on the refrigerator of the great grandchildren who were here last Thanksgiving from out of town for the holiday. There ...

What would you do with an extra $38,000? - Apr 16 09:53 AM
If you were the Maine Association of Realtors, you'd give it away to some fabulous, creative, and deserving Maine residents!

Why is the residential sector slow to embrace GREEN? - May 16 04:51 PM
In a sales meeting today, at Keller Williams Mid Maine, we were told of a move that our nearest KW Market Center had had just made. The move was monumental, in that the new facility was one of the first of it's kind in Maine, to occur to a true "green" building. Not only were the building materials considered in the construction to be green, but all aspects of daily operations including lighting and the weighing of all recyclable ...

Week Between Christmas And News Years Should Be A National Holiday! - Dec 19 07:52 PM
Think about it...each year I find this week has several challenges.  Many folks are gone out of state to family homes to visit. So getting into their homes to show them and  finding the buyer not tied up with gift exchanges or likewise on the road to open gifts under someone else's tree.  Or the owner and buyer are running to this church social, this kid's holiday sports classic or just are worn out from ...

High Gas Prices...Are You Making Changes Or Just Pumping As Usual? - Dec 16 05:30 PM
The airline industry knows we will do more and more to get the cheap fare...heck in time, we'll be washing the windows, checking wipers, and helping change the oil to get a cheap seat.  But with gas, it is high anywhere you go.  So are you doing a better job of making your trips count, doing many things along the way? (As if brokers were nto already running a tight ship and not wasting steps ...

Will this rate cut be enough? - Dec 11 03:27 PM
You may already have heard from Fed Chairman Ben Bernanke that the Fed today cut the Federal Funds Rate and the Discount Rate. While they made the move in order to stimulate growth in the economy and prevent further deterioration in the financial markets, there is concern from Wall Street as to whether the 25 basis point cut was enough. Apparently, the Street was expecting more as we saw the market drop today.
The more and more I read, ...

Brought to you by Sam Armentrout, A Southern Maine Real Estate Agent at CHR Realty/ GMAC Real Estate
Whispers of recession have begun to increase in amplitude and frequency. Employment, economy, relief, the fed, crunch; all dinner table vocab for even the most media sheltered of Americans. Despite the frenzy of discouraging statistics, 2007 data from Maine's Real Estate Market shows promise.

HAP, HAP, Hooray! - Jan 24 04:52 PM
For any of you who don't know, Brunswick Naval Air Station, or BNAS, is scheduled to close beginning in 2009.  I could get into a very long discussion of my feelings regarding the closure, but that won't help anything. So rather than grumbling, I've started looking for ways to help those who are going to be affected by the closure. Keep in mind that these are military people who aren't easily upset. As military families they have been through ...

"Honey..the lawn police are here...seems we have a little problem...." - Oct 14 07:45 AM
Rules, strict narrow zoning, fines, moratoriums...code enforcement times fifty. Face it..there are lots of people in urban areas. Translation = many do's and don'ts.  In Northern Maine, in your Houlton, Presque Isle, Caribou and The Valley population centers..you have zoning.  But not the kind that restricts the color you can paint your house, or prohibits hanging laundry or keeping your garage doors closed at all times. No lawn police knocking on your door with a ...

Did You See Anything Like This On The Way To Work This Morning? (Gawking..) - Sep 20 10:44 AM
This is a lot of hamburg...saw Mr Giant Moose while enjoying the countryside and sunrise on the way into work from the lake this morning.  Do you have critters like this to spot heading to work...or are you looking at the back of six lanes of bumpers with angry people making lots of creative hand gestures?  Do you take an hour to get to work in the morning...on a good day if you leave when ...

Maine Real Estate Owners And Sellers Should Not Wait To List Property. - Apr 06 10:09 AM
He who hesitates, misses opportunities.  As a real estate broker, REALTORS should instruct their clients that this is the time to buy and sell. Low rates, that renting is throwing cash in the trash. In Northern Maine we still have snow on the ground, and it is easy for a property owner to think no one will want to look at my home now.  Or the home owner could think I don't want to move ...

The Kids Are Gone, You Are Heating, Cleaning Too Big A Home..Apartment Life! - Jun 05 03:29 PM
Consider this...look around and see all the singles or couples living and rambling and heating a large single family home.  If you purchase a multi unit or converted your home if it is big enough into apartments, a new easier, lower cost phase of living could happen.  Consider this...your grandmother lives in the first floor apartment instead of assisted living across town for a large monthly rent. Your favorite aunt/uncle live on the second floor while ...
