4 Reasons Why Overpricing Your Home Can Cost Thousands - Jun 02 10:09 AM
Everyone wants to get as much for their home as possible when putting it up for sale. Often I hear Sellers say they "Want To Try It Out At X Price" or "We Need Room to Negotiate". Both of these thoughts can cost a Seller thousands of dollars in wasted time and lost dollars in the final sale price. The temptation to test the market can be great, but over pricing, and even accepting a bid ...

The Final Walk Through - Mar 25 06:55 AM
Closing day is right around the corner. You have worked through the home inspection, appraisal and final mortgage details - only one detail left - the walk through. Is it important to take the time to do this with so many other moving activities going on? The final walk through allows the Buyer to reconfirm the condition of the house prior to closing. Usually this happens 24-48 hours before the closing. Often the walk through happens ...

All About Berwick Maine - Feb 16 06:58 AM

Berwick Maine was first known as Newichawannock, an Abenaki Indian name. There is evidence of settlement here as early as 1624 and was finally settled in 1631. The town was incorporated on June 9, 1713 by the Massachusetts General Court. Berwick is the 9th oldest town in Maine. Named after a town called Berwick-on-Tweed in Dorsetshire, England. Berwick suffered many Indian raids before becoming established.
Berwick is located just over the New Hampshire border from Somersworth New Hampshire. North Berwick and South Berwick were ...

Welcome to Berwick Maine - Feb 12 12:42 PM

First settled in 1631, Berwick Maine was originally part of Kittery.  During King Williams war in 1690-1691, the village of Berwick was burned and abandoned, not to be resetteled again until 1703.  In 1713, Berwick was incorporated as a town.  Modern day Berwick is not as large as it once was, now that North Berwick, and South Berwick has seperated from it.
Still a small town feel, a "border-town", Berwick has approximately 7000 residents.  Berwick is called ...

"Active Rain" takes on a new meaning in stormy York County, Maine - Apr 28 11:15 PM
Last week was a historic week in Maine and New Hampshire, with a rainfall to that has had no comparison in recent history.  Driving around during the last week since the storm, I still see trees toppled over, huge pines cracked right down the middle, edges of the road are washed away, and hoses are still pouring water out of people's basement windows.  I attended a funeral of someone who, it is believed, died in his ...

Kittery/Eliot ME Real Estate - April 2008 Market Update - May 18 04:17 PM
The latest forecast by the National Association of Realtors (NAR) claims that existing-home sales are projected to trend up in 2008.  I definitely see that happening here in the Seacoast.  In fact, Lawrence Yun, Chief Economist for NAR was quoted recently saying, "The improvement in the Northeast reaffirms a trend apparent for some months now that shows signs of recovery, noteworthy because that was the first region to slump." Yes, he said did say improvement in ...

Eliot/Kittery, ME Real Estate - March 2008 Market Update - Apr 15 05:44 PM
You might not believe it, BUT, the National Association of Realtors stated recently that sales of existing homes rose to a 5.03 million annual rate in February which is an unexpected 2.9% increase.  Why?  The answer is that sales are being spurred by lower prices.  Falling prices improve affordability and encourage people to make purchases.
In addition to existing home sales, new construction homes for sale at the end of February dropped to 471,000 units (in ...

Kittery/Eliot ME Real Estate - May 2008 Market Update - Jun 15 11:00 AM
An important thing to keep in mind when it comes to real estate is that each and every town is different.  Depending on where you are in the country, one town can be thriving and the next town over can be in a slump.  This can also be true for large cities-certain sections of a city can be desirable...others not so much.  Please keep this in mind when you listen to the news.  Reporters are often ...

South Berwick Maine Real Estate Market Report - Q1 2008 - Apr 10 01:53 PM

South Berwick Maine, home of the Strawberry Festival the end of June. This is an outstanding local event. Lots of activities and food sales put on by local non-profit groups - a real down home festival. A great way to help support the local little league, soccer groups, boy scouts, etc. And in my favorite way of supporting - by eating! A good number of crafter's also make this event worthwhile. The strawberry shortcake is piled high on ...

York Maine Real Estate Market Update Q1 2008 - Apr 10 12:16 PM

York Maine is home to my favorite beach - Long Sands and my favorite summer restaurant - The Goldenrod. I am already thinking about Deviled Egg Sandwiches with Bacon and a Chocolate Frappe. Pretty soon the saltwater taffy machine will start shooting out the best taffy on the coast. My favorite is the Peanut Butter with Molasses coming in a close second. The wide variety of chocolates and fudge is worth gaining a few pounds for! Just thinking about ...

Eliot Maine Real Estate Market Update Q1 2008 - Apr 10 11:18 AM
The winter market in Eliot Maine was slow in regards to total units sold. In 2007 there were 16 homes sold during the first three months of the year, in 2008 only 9 homes were sold. Currently there are 13 homes under contract. This shows me that the snowy winter may have played a large part in the reduction of total sales.
Also, the average days on market have dropped from 128 days to sell a home ...
