About Macomb County

I have to "sell" my asking price 3 times???? - Oct 07 11:08 AM
Mr. or Ms. Seller:  Yes, you do have to sell the asking price for your home 3 timesor you run the risk of the below scenario happening to you, especially in MacombCounty Michigan.                                                                1) You have to sell your price to attract a buyers agent.  If you overprice     the home I can guarantee that an agent working on behalf of the buyer     will put it to the bottom of the list of homes to show their client.       Buyers agents in ...

Canal front home owners in Michigan may face new challenges. - Dec 17 12:32 PM
Imagine owning a canal front home and suddenly being denied the right to dock your boat or navigate the waters.Do you think it couldn't happen?   Think again. I just finished reading an article in the Detroit News that touched on a subject that I fear we are going to be seeing much more of in Michigan.Canal front home owners on Benjamin street in St. Clair Shores and St. Clair Shores officials are battling with the states ...

2 short sale scenarios : Should they be treated the same way? - Feb 10 10:54 AM
The names of the people below and their stories are allfictitous, but are examples of what real estate agentsare seeing and hearing in the Metro Detroit area on a dailybasis. Short sale sellers #1: Bill and Nancy have fallen upontough economic times. Bill lost his job when his automotivesupplier employer shut its doors 1 year ago. His unemploymentchecks recently ran out and although he's found a minimalwage job and Nancy has a minimal wage job they ...

Please don't shoot the messenger! - Oct 03 05:43 AM
In the last 5 days I've received 2 inquiriesfrom home owners who want to sell theirhomes and are naturally worried about themarket values. These people are not in foreclosure, havepaid their bills on time, are current on theirproperty taxes and want to move either outof state or have relocated already.Within the first few moments of talking with them I feel as if I need to don a bullet proof vest.  The shots are going to be coming my ...

Tim & Jeni Baldwin epitomized "Location, Location, Location" buyers - a true story. - Sep 05 05:57 AM
I would like to introduce you to Tim and Jeni Baldwin and Carol, Jeni's mom.  (It was nice meeting you today Carol!)
Tim and Jeni graciously gave me permission to tell you their story about their first home purchase.  They were also wonderful sports about having their photos taken without any notice or warning.  Look at those smiles!  Aren't they precious?  One of the things I love most about Tim and Jeni is that they are always ...

Back to old fashioned math and loving it! - Nov 20 10:58 PM
I'm old.  I'm not ashamed to admit it.  When I was in elementary school there weren't hand held calculators.  We learned math the old fashioned way.   Years later there was "new" math introduced into the schools.  My kids understood the teaching better than I did.  Thankfully they didn't need help with their homework.
During the real estate "boom" in Macomb County I saw quite a bit of new math methods being used.  Homes that sold for $100,000 ...

The Flip-side to Feedback - Or - This is why I balk at giving it.. - Jun 08 11:28 AM
I've moaned about giving feedback to a homeowners agent after I have viewed homeswith buyer clients. My main concern is staying loyal to my buyers and unless I know fora fact that a particular home is off their list I will not say anything that could compromisetheir negotiating power.Friday I showed homes to a buyer client. Many homes. All of the homes were in MacombCounty MI. 2 of the homes are definately not in the running ...

About foreclosures: How the banks can help turn around the economy and neighborhoods in Macomb County. - May 01 01:08 PM
I have a very simple plan for the bank owners of foreclosed homes in Macomb County and the entire Metro Detroit area. In fact, it's so simple that the banks probably won't even consider it, let alone put it into practice.
Part 1: Turn the utilities on. Pay $40-$60 per month to keep the heat on at a minimal temperature, and to keep the electricity on for sump pumps, security and a potential buyers comfort while viewing ...

Condo buyers need to check more than the by-laws before purchasing. - Aug 25 04:49 PM

The condominium lifestyle is attractive to many buyers from first time purchasers to current home owners wishing to downsize their homes or minimize their maintenance chores.
Most condominium buyers are eager to view the association rules and by-laws, but one area that is often neglected (and can be costly to neglect!) are the financial documents related to the association.
All condominium associations and/or management companies should readily have the following information for you to review:
1) A copy of the current ...

VA benefits - let's not forget about them or the men & women who earned them. - Aug 21 06:54 AM

This photo was taken New Years Eve 2002 and is a photo of me and my youngest son Nicholas when he was home during what is called "Exodus" leave.  He was in the beginning of his U.S. Army basic training and during the weeks around Christmas time and the New Years most if not all of the basic training units are sent home.   It was our first glimpse of him as GI Nick (nicknamed that by ...

Sidetracked not by choice - but making a comeback - Jan 27 06:09 AM
I've received several nice emails over the last few days asking why my real estate blog hasn't been updated lately and I sincerely thank all of you who have written with concern.
Several days this month I was blessed to be able to visit family members in Mississippi and upon returning home was welcomed by what I thought was  "change in weather" cold symptoms.   It turned into something much more viscous and for 2 days I ...

A Foreclosure + a FHA Buyer = A success story! - Jan 31 05:37 AM
In the Metro Detroit area two scenarios we are seeing on a daily basis in the real estate industry are the increase in homes on the market that are foreclosures (bank owned) and the growing popularity of FHA mortgages for home buyers.
Typically many home buyers who want to purchase bank owned homes have been frightened off by FHA mortgages, feeling that the inspection guidelines have been too restrictive.  Bank owners of these homes ...

I'll say it until I'm blue in the face - Real estate IS local. - Jan 30 05:48 AM
There has been much written and talked about lately about the “right time to buy”. In the Metro Detroit area we have witnessed a downturn to housing since 2002. Homes have taken longer to sell, the supply has outpaced the demand, and the prices that home sellers have been receiving for their homes has been less each year. Other areas of the country have been experiencing this only recently, or within the last 2 years or ...

Advisory committees for banks / REO managers? - Apr 06 05:03 AM
Late yesterday afternoon while driving home after showing homes I had one of those “lightbulb” moments go off inside my head. (No jokes from the peanut crowd please) All of the homes I viewed were bank foreclosures with the exception of one lovely home.
I jotted down notes on each home and realized that there were common issues as to why these homes have not sold and it wasn’t the price. If I was ...

The temperature may be in the 20's today in metro Detroit, there is snow covered yards and icy streets, but spring is coming soon, I can hear it. How can I hear it? While driving around today what did I hear on the radio, the Detroit Tigers game from Lakeland, Florida! It was so nice to hear the broadcast again, even though it doesn't look like it around here, this is a sure sign spring is ...

Economic stimulus package makes it easier to buy a home in Macomb County! - Feb 19 05:46 PM
Just got an email from my mortgage broker that I'd like to share with you:
Just announced and confirmed. The Stimulus package that President Bush signed into law has caused an INCREASE in the loan limits for FHA. The new maximum loan for an FHA insured loan is $271,010. The old limit was $226,100 so a $44,910 increase is not bad.
Remember that is the max loan amount so roughly speaking with a 3% Down ...
