Another Correction in the Michigan Real Estate Market - Sep 09 10:34 PM

Consumers might not notice this readily, but a different kind of correction is taking place in the Southeast Michigan real estate market: agents are quitting the business.
The exodus in the mortgage industry began some time ago, maybe more than a year. With refi business falling off and purchases at a lower rate, mortgage pros were finding it hard to pay the bills. In recent months, we’ve seen large offices shut down and major players announcing ...

Michigan Market... The Good and The Bad - Aug 20 08:31 PM
So here's the good news.  In July, the sale of single family homes increased 8.6% over the same period last year according to the Grand Rapids Association of Realtors statistics (http://www.grar.com/).  According to the National Association of Realtors, "a forward-looking indicator based on pending sales of existing homes suggests the market may stabilize in the months ahead." (GRAR bulletin)  It truly is a great time to buy, especially if you are looking at a home purchase as ...

Is Santa Bringing Home Buyers to Michigan This Christmas? - Dec 23 05:29 PM
Overheard in my office more than once in the last two weeks, “Ever since the elections, it’s been like a Spring market.” The elections they are referring to are our Michigan gubernatorial elections in which the incumbent, Jennifer “She Can’t Run For President Because She Was Born in Canada” Granholm, easily defeated her Republican challenger, Dick “George Bush’s Amway Rep” Devos. We had an idea of how Dick could occupy his time for the next few ...

Ann Arbor, Washtenaw County July 2007 Market Reports - Aug 14 05:00 PM
Wow, for 2 straight months now, the amount of homes listed in Washtenaw County, including Ann Arbor, MI has declined. That is great news. The Pfizer homes that are listed are selling first. Why? As I have posted for months now, they had the benefit of a "loss on sale" clause. So those sellers could price their homes the lowest in the subdivision and those homes are selling the fastest.
Case in point, I closed on ...

Ann Arbor Michigan and Washtenaw County June Market Data - Jul 19 04:49 PM
Ann Arbor and all of Washtenaw County continues to feel the effects of the Pfizer move to Conn. These homes are so undervalued that buyers are snapping them up quickly. For instance, I have a transaction closing in August that the sellers paid 525,000 for last year and we are closing at 425,000. That is a great opportunity for my buyers and many other home buyers in Washtenaw County.
The effects of this will take years to overcome and ...

Washtenaw County which includes Ann Arbor, Saline, Dexter, Chelsea, Milan, Manchester, Ypsilanti, and Ypsilanti Township is experiencing 17 months of inventory. Washtenaw County 1st Quarter Market Reports including Ann Arbor - Apr 08 04:48 PM
1st Quarter Marketing Reports

Homes are selling in Ann Arbor and Washtenaw County, but they absolutely MUST be priced right. When I say, "priced right", I am not referring to market value. I am talking below market value. Buyers want a deal, a bargin. The average sale price throughout Washtenaw County is down to $205,400. When  I started my journey in Real Estate the average sale price was $269,900.  This is down 11% compared ...

Has the Market Turned? - Mar 25 09:00 PM

After months and months of negative press about the Real Estate Market have we finally turned the corner in the Petoskey Real Estate market?  The question has long been when will the market hit bottom, with the answer always being no one will know for sure until the market starts to go up.  I believe I have found statistics to prove that we may be on our way back up.  In the Petoskey real estate market from January 1, ...

Flyers with the sign a MUST! - Oct 01 06:51 PM
I am shopping around right now looking for a house and at times on the weekends I will drive from street to street in my desired area where I am searching and if there is not a flyer box with the sign, I will not stop and or call the number on that sign. The house becomes invisible to me bottom line!
Now, that may sound lazy but, I am being honest with you. Along with ...

Macomb County MI home sales - a comparison between 2006 and 2007 - Jan 07 10:21 AM
One of the areas that I have been following is how 2007 shaped up in our realestate market in comparison to 2006.  I have been pleasantly surprised by what I have discovered in compiling thesenumbers for you. Macomb County actually fared very well in the housing market, andthe number of homes sold during 2007 closely rivaled the sales of 2006.  The averagetotal days on market lowered for 2007, showing me once again the home owners in ourarea ...

Business Networking - Jul 15 09:54 PM
There is definately an art to business networking. Networking with other business professionals in a group setting around a table, an expo, an event, or any format takes a little stepping outside of your box or comfort zone. Talking with new people in fields not pertaining to your own takes a little more than an event with all real estate minded people ie. Mortgage, Realtors, Title Insurance, Appraisers, etc.  I myself do a fair share of business ...

The condo market in Ann Arbor continues to have a large amount of inventory. Usually being in the college town of The University of Michigan our condo's have sold well. The list price was up by .5%, but the sales were down by 8.5% from January 2007. In March the residents assigned to the University of Michigan will get their "match letters" and they tend to be big condo buyers. A Great Example Of Why A Home Seller Should Not List With The Highest Bidding Realtor - Feb 02 02:43 PM
I am a RE/MAX Associate Broker/Attorney selling homes in the North Woodward Area of Oakland County in Southeast Michigan. Unfortunatley, our market has been declining over the last several years. Approximately nine months ago, I had a listing appointment with a couple in Troy, Michigan who needed to sell their home due to a relocation. I provided them with the then current comparable sales and listing data which they found disappointing as most sellers do in a declining market. ...

Buying Foreclosures - Sep 17 08:33 PM
As you hear every day on the News, Foreclosures are an ever increasing portion or the Grand Rapids Real Estate market.  Foreclosures in general are a good real estate investment, but in a market flooded with homes and foreclosures, they can become a great real estate investment.  When dealing with foreclosures and bank owned properties, there are a couple of things to remember.            1. The bank has no Emotional Attachment to the property. ...

Top 2 reasons for foreclosure:
•1.      Loss of jobs (Michigan has loss jobs for 7 straight years)
•2.      Home prices declining, people just walking away when the price declines
Now that homes are ...

Flint Michigan Sells More Repos Than Owner Occupied Homes - Apr 16 07:38 PM
Of the 1101 homes closed on in Genesee County Michigan this year only 460 were owned by civiliians, the rest bank owned foreclosures. I am shocked. In 2005 Foreclosures made up less than 20% of the market and the average sales price was in the high $130's. The average price is now less than $74,000.What scares me is that Flint was one of the first to fall, and many markets are playing catch up on the foreclosures, how many markets ...
