That's Italian Lake Norman!
Life would not seem complete without great Italian markets and bakeries so you can imagine my excitement when I discovered Ferrucci's Old Tyme Italian Market right here in Lake Norman! (Yes, I know this isnt about real estate but once in a while I need to have some fun! Besides, I want to reassure anyone considering relocating here, especially from New York, that you will be able to get all of your favorite foods right here in Lake Norman).
A true test of whether an Italian market is good is how long you have to wait. As you can see, Ferruccis passed this test with flying colors. However, the service is great so truly the wait is well worth it.
It is amazing how much is packed into this relatively tiny store. They have a complete deli with wonderful ‘Italian inspired sandwich creations', delicious salads like fresh mozerella and tomato with basil, olives, and an excellent selection of deli meats and cheeses.
Their fresh meat section "Tonys Butcher Shop" offers USDA Choice beef, homemade Italian sausages, pork, veal, lamb and poultry many of which are ready to cook. Their boneless leg of lamb with garlic cloves can be popped right in the oven. Or, for summer, they now offer ready-to-grill kabobs, marinated steaks and more.
Ferrucci's truly offers everything for a complete Italian meal, and what Italian meal would be complete without wine? They carry a nice selection of Italian wines and even have a wine of the month.
They also sell bottled and canned goods, olive oils and vinegars.
Holidays are always special at Ferrucci's.
For Valentine's Day they offered a 3-course meal: Maine Lobster Bisque, Beef Wellingtons and Chocolate Raspberry Cheese Cake.
For Easter they offered Leg of Lamb, Kurobuta Spiral Ham, an authentic meat pies, colomba pasquale Easter dove bread, Pignoli Cookies, and for April whole dressed rabbits and Ashley Farms chickens.
With so many ready-to-cook meals and all of the extras there is little excuse for not cooking a great meal. But, they also have an extensive Catering Menu for those who truly want to be spoiled. From buffet trays to cold party platters to salads, there are plenty of options for entertaining as well.
Ferrucci's does not bake their own breads so here are a few highly recommended Italian Bakeries: Nonas Sweets In University City, Jimmies Sweets in Matthews (more than 60 flavors of pound cakes!), and Down Home Baking Company whose baked goods are available at area farmers markets .

Village at Lake Norman Gets Re-Zoning Approval
The massive Village at Lake Norman development planned for Cornelius received the necessary rezoning for the proposed location south of Westmoreland Rd between I-77 and US 21, but major hurdles still remain for the project.
In a 3-2 vote Wednesday night (April 23rd), Town of Cornelius commissioners approved the rezoning for the land, but many other approvals will be needed along the way to completion. Complex financing plans for the project will need to be accepted by Mecklenburg County, and the Town of Cornelius has reserved the right to rescind the rezoning if all the financing issues are not to the Town's liking. Major road construction is proposed and needed by the developers, especially the addition of an interchange with Westmoreland Rd on I-77 and the addition of at least one more lane on I-77 through the area. This means that various state and federal entities will also need to grant approvals of one form or another.
Developer Cornelius-Bromont has made a number of assurances to the Town, including the promise of high-end retail tenants, straightening and extension of Bailey Rd (to an extent, this point was already in the developer's master plan), a new public safety facility, a return of $1.3 million for the Town's service costs, and acceptance of various intermediate deadlines for various aspects of financial approval and construction phases.
Still No Decision on Cornelius Project
For the second straight day, Cornelius commissioners delayed voting on the rezoning of land that would allow the go ahead for the proposed Village at Lake Norman development.
Commissioners originally extended the Monday meeting in order to discuss the situation further. Commissioner Jim Bensman was unable to attend Tuesday's meeting in person but did participate via phone. The decision was made to delay the final vote until today, Wednesday the 23rd, in order for Bensman to be there in person for the vote.
Commissioners are trying to decide if the massive 104 acre development will positively impact the town and its future. Developers Cornelius-Bromont have proposed numerous road improvements as part of the development, but have stated that the Commissioners accepting the establishment of an interchange with I-77 at Westmoreland Rd is a necessary aspect of their project. In addition to the rezoning issue, Cornelius commissioners and Mecklenburg County officials would have to approve the financing plans of the developers, which include various tax fundings and credits.
The vote to rezone the property is now scheduled for today at 5 PM at Cornelius Town Hall.

The Crucial Step of Setting the Right Price

The biggest error made by sellers in any market but especially in a growing market like we have in the Charlotte and Lake Norma area is expecting too high a price. With a price that is unrealistically high, a house will stay on the market for a lengthy period and that is deadly. This can be particularly problematic if you have selected your next home, with the pressure to obtain the resources to make the commitment on your new home.
Price for Value
To be successful, the thing to keep in mind as a starting point is that to be successful you have to be the very best buy in the area. If you are working with a Realtor, he or she will be able to provide you with an analysis and tell you the price structure of success in the current market. A good Realtor is familiar with the market and can assist you in setting a good price point that will be to your advantage in making the sale.
Quick Sale Versus More Money
You have to start off knowing that the optimum transaction is not getting the highest price you can possibly get from the deal, but getting the highest price in the shortest reasonable time. Your time is a valuable asset in its own right, and that applies as well to the time needed to find the perfect buyer, or rather having the right buyer locate get around to locating your gem of a home. If you look at it with this in mind, you can start to see the problem in a new way. Especially if you are in a slow time in the market, dropping your price after a time of inactivity communicates the idea to buyers that you might be in a vulnerable position. They tend to respond all too well to any signal that you are under pressure.
You Might Have to Make Compromises
Market conditions may determine not only the price you can get for your home as mentioned above, but when the sale can best be successfully accomplished as well. It just might not be the time for you to sell now for that top dollar price, but still, when the situation changes you may have to go with little notice. You might have to be willing to wait, or take advantage of a market shift and sell quickly, depending on market direction and momentum. That situation could be especially troubling; though you may have options available such as staying with family or friends for a time if you have to sell your home before you have another, more likely you would have to move into a short-term rental situation which could whittle away at the money you might have made with your timing. In some cases, the buyer might delay taking possession of the property if you ask, especially if they want to stay in their current home a little longer. In most cases, though, as soon as the buyers know their mortgage is approved they will be anxious to close within a week or two.
Home Condition:
The Condition of the Home Impacts Both Price and How Fast the Sale Is Completed
It is just too easy to not think about differences in value when you are deciding on a price for your home and you see others selling at good prices. If you have not maintained your home in excellent shape, you may not be able to sell it at the same good price as similar homes. If this happens you may be successful in pricing it to sell quickly by offsetting the price of any repairs that will be left to the new homeowner. This would result in a lower selling price but, offsetting it, a lower level of involvement on your part. Again, what is your involvement and time worth? Work of a serious nature such as a crack in the foundation, roofing, and fixing heating/cooling units may not be eligible for this kind of treatment, although you can get away with it for things that affect the way things look. Things like fixing windows and shutters, cleaning the carpets and other similar projects can be avoided by lowering your asking price for the home. There are buyers who go out of their way to look for just such opportunities, since they like to see themselves as being adept at trading their own effort for money in their pocket -- and you can benefit from this situation if it applies to your home, but only if you price it to sell. Remember, considering both the expense of spinning your wheels and having the house sitting for too long a time for sale, both in terms of foregone monetary opportunity and time and in the erosion of the home's advantage in being fresh and new on the market, the best thing you can do is to price it right from the start. Sell it without giving it a chance to lose its luster.

Cowans Ford Dam created the largest manmade body of fresh water in North Carolina when it dammed the Catawba River in 1963. The total length of the facility is 7,387 feet, including more than a mile of earthen dam. The concrete portion of the dam is 1,279 feet long and 130 feet high.
Lake Norman is an "inland sea" with a surface area of more than 32,475 acres. Named after former Duke Power president Norman Cocke, Lake Norman is nearly as large as the other ten lakes on the Catawba combined.
Full pond elevation at Lake Norman NC is 760 feet. The water of Lake Norman is used in two ways to provide electricity to the Piedmont Carolinas. It is used to power the generators at Cowans Ford Hydroelectric Station and by Marshall Steam Station and McGuire Nuclear Station to cool the steam that drives the turbines. This steam is condensed back to water so it can be pumped back through the plants and used again.
