SECAUCUS REAL ESTATE - May 05 08:52 PM
LOOKING FOR A GREAT COMMUNITY IN NORTHERN NEW JERSEY? HAVE YOU THOUGHT ABOUT SECAUCUS?
Secaucus was recently named the 11th Best Place to Live in New Jersey. The study was conducted by Monmouth University and published in the March edition of New Jersey Monthly Magazine. For details about the study and how other communities rated, check out www.njmonthlymagazine.com.
A TOWN LIKE NO OTHER
A charming suburb, Secaucus offers the best of both worlds. In real estate it is all ...

Rentals in Secaucus - May 22 11:31 AM
For the past two months, I have been out there everyday looking at all of the available 2- 3 - and 4 bedroom rentals out there in the Secaucus area.
It is amazing how fast these units go but understandable since Secaucus is such an easy commute to NYC.
It also amazes me that I do not see such a real estate crisis happening in Secaucus, like the rest of the country.

The Little Known Danger of Small Hoboken Condos - Mar 13 01:51 PM
Would You Buy a Condo in A Building With Only 3 Units? If so, you better keep reading. Hoboken has very few coops. Most units in Hoboken are condos. A condo building is run by the condo association. The condo association is made up of the unit owners. Each unit owner has a vote. Sometimes, that vote is proportional in relation to the size of the unit owned. Other times, it is 1 vote per unit. ...

Who's ahead at the end of the year? the renter or the buyer? - Jun 19 02:40 PM
Renter, paying $3000/mo.
Purchaser of a $500,000 condo with $8000/yr. in taxes and $500/mo. Maintenance.  (assuming a $450,000 mortgage w/ a 30-year fixed rate mortgage @6.5%, which comes out to a monthly payment of $4,011)
Okay, this was probably a no-brainer.  (I'm a real estate agent...)
The purchaser spends less.  But how much less?
Less than $1000 $1000-2000 $2000-3000 Over $3000?  The answer is over $3000.  ($3,328.09)  The difference is due to your Federal income tax ...

7 Biggest Mistakes of Hoboken Condo Buyers - Mar 17 06:11 PM
1. Location Location Location Location has been, and always will be, one of the most important factors in any real estate deal. From the time Hoboken was settled, the place to be was on the waterfront. That hasn't changed. If you're buying a condo in a marginal part of Hoboken, no matter how nice the particular unit, you're still getting marginal property. In an uncertain economic environment, buying a Hoboken condo in the most desirable part ...

Just As Predicted. NJ Market Conditions - Jan 29 11:06 PM
NOW what I wrote about several months ago has happened, and everthing is in the process of correcting itself.  The market (real estate, sales, cars, stocks) is in constant state of flux. Supply and Demand... Affordability Index (I hear you, "Prices have to drop".  I ask Why?)
Prices have steadily dropped in the NJ metro area for the last 18 months.  I know, that's longer than the Press has mentioned but ask any Realtor(R) and they'll tell ...

Town Politics in Kearny - Oct 09 09:04 PM
Ok,
so I really didn't tell the truth. There is nothing on Town Politics here.  Just a ramble on how some towns grow and flourish while others just slowly die away.  The office I work in, is in Kearny NJ.  A suburban/urban town of single and multi-family homes mixed into commercial and light industrial properties.  Kearny is a typical working class blue color town.  Lower Kearny vs middle Kearny vs upper Kearny. Each group of residents believe ...

Uptown vs. Downtown Hoboken - Jul 06 04:59 PM
One of the first few questions that I'm asked by prospective buyers who are new to the Hoboken Condo market is "What's the difference between living (atmosphere) in Uptown Hoboken or Downtown Hoboken?" and "Do condo values hold better Uptown Hoboken or Downtown Hoboken?"
There are probably as many ways to "research" this as there are answers for it. To keep it simple, however, I have taken Hoboken Condo sales data for the last three months ...

Anybody Can live in Hoboken - The most expensive and most affordable Condos in Hoboken - Jul 06 12:31 PM
I was wondering if it would be an exceptionally good time for renters to become condo owners in Hoboken. This is nothing new as buying a home (or condo) has been the American Dream or at least the "Hoboken Dream" in my neck of the city. The rents in Hoboken are pretty high and there aren't too many apartments readily available. On the contrary there are quite some condos available in Hoboken, so a first time ...

Hoboken Condo Sales - April Results are In and They are Good - May 07 09:01 AM
Hoboken Condos Lure Buyers in April April was a pretty good month for Hoboken condo sales. The end of month numbers are in and Hoboken condo sales remain fairly strong. I know, there are stories in the press every day about the collapse of the housing market and we all have witnessed prices skyrocket at the gas pump and grocery store. While our country has some significant economic woes that are likely to get worse ...

Hoboken Condo Market Shows Ever So Slight Signs of Slowing - Apr 03 02:08 PM
The March Numbers Are In for Hoboken Condos SalesSince the start of 2008, the typical measures of market activity in the Hoboken condo market have shown signs of a slow down but they have been very slight. The average sales price of a Hoboken condo in March was $538,722, down for the third month in a row. Price per square foot, however, was $522, up from last month but not quite back to January's level. The ...

Hoboken vs. Jersey City - A Look At Absorption Rate - Feb 18 12:52 PM
Absorption Rate of Condo SalesA quick and dirty way to understand what's going on in any given real estate market is to look at absorption rate. It is essentially a number that tells you how many months it will take to sell out the current inventory on the market (assuming it is calculated on a monthly basis). Absorption rate is especially informative when comparing surrounding areas to each other. For example, Hoboken and Jersey City. Hoboken ...

Movies under the Stars in Hoboken - Jul 05 07:18 PM
In case you haven't been to Movies under the Stars in Hoboken NJ, you might want to visit it's a free outdoor cinema on the beautiful Hudson River at Pier "A" Park. eventhough there are hundreds of people around you, you can make it as intimate as you like, bring a blanket or some chairs lay back and relax. Sometimes the scene is more picturesque than the movies themselves.
Below is the remaining schedule for the ...

Sign, Sign, Everywhere a Sign - Mar 12 06:03 PM
Hoboken Streets Are Over Run with Signs - It's Time For a Change Every Saturday and Sunday morning, you can watch as Hoboken realtors scurry around town, putting out sandwich board signs on street corners all over Hoboken to advertise their open houses. These signs are supposed to direct people to the open house but there is no evidence that this is at all effective. Worse, when it is windy, the signs often end up in ...

A Hoboken Luxury Condo Home for A-Rod - Mar 03 02:17 PM
A-Rod to Join Eli Manning at Hudson Tea? The NY Daily News reported that that NY Yankee, Alex Rodriguez, has just closed on a $2 Million deal at the Hudson Tea building.  According to earlier rumors, however, A-Rod supposedly was under contract for two penthouse units at 1025 Maxwell Lane.  That is the completed building at Maxwell Place (another Toll Brothers luxury development).  The top floor of Maxwell Place has extra high ceilings and his units, which ...
