it was a carnival atmosphere all along the boardwalk!
The Clipper round the world race just finished its New York to Halifax leg and the boats are
In town for 4 days. Quite an impressive Site!

St. Margaret's Bay , Nova Scotia - Oceanfront sales up in May!
Masons Point , Indian Point - Places that had spotty sales in recent years. Well -things have turned around!
Masons Point for one has enjoyed 4 sales in the past months and the craigview shore and peggy's cove rd. have
seen the same in May!
The bench mark for the average 10 yr old home seems to sit at +- $580,000 -$595,000 . There are very little left on the market now, and it seems the average vendor is still apprehensive about selling. The sales are below their feel for what their home should be worth.
I can't see oceanfront homes increasing in value before mid-2009 . And if your willing too wait and do the improvements--- 7- 10 years should reap you around a cool Million.
But if your thinking of selling anytime soon you will still get a fair value.

Hammonds Plains, Nova Scotia - A Great Place to Live!
Hammonds Plains, Nova Scotia is a mixture of a varierty of smaller subdivisions...Kingswood, Glen Arbour, Maplewood, White Hills, Halliburton, Westwood, Tantallon, and Upper Tantallon. It's a great place to live and raise a family.
Our family moved into the Maplewood subdivision 5.5 years ago with no children. We found a beautiful home on the Beaver Lake and settled in. Our home life quickly changed with the birth of our first son, Michael. Since then we have been blessed with a second son, Sean. They are now 5 and 3 years. Michael attends Creative Kids Education Centre on White Hills Run (a pre-primary and Elementary school up to grade 5). Sean visits an amazing private daycare on Yankeetown road - Pettipas' home. My children are flourishing in their homes, neighbourhoods, and school/daycare.
My husband and I work - hubby travels to the airport during off hours. It takes probably 30 to 35 minutes for his drive in non-rush hour traffic. I work as a real estate agent so thankfully, I get to work around the busy traffic on the Hammonds Plains Road! Since the 103 Highway was developed, traffic has definitely been a little better in the area.
We find the area excellent - it's handy to grocery shopping in Tantallon, there is a sports arena and skating rinks, there is some decent food spots, and within 15 minutes we can be in the Bayers Road shopping area. It's 30 to 40 minutes to Halifax in non-rush hour traffic, 20 minutes to Bedford (that's where my office is), and 30 to 40 minutes to Dartmouth (again non-rush hour). The neighbourhoods are great, our neighbours are amazing, and there is a feeling of community!
I'd move here again - we don't plan on leaving - I recommend this area to my clients!

If you travel south towards Peggy's Cove you come to a number of lefts you can take. The first being
Terence Bay. An old fishing village that is still operating as one today.

Here is the view looking East.
Hard to believe its just 20 minutes to a major city like Halifax!
Down the next road is Prospect Bay. Its just like sitting right off the North Atlantic!


Imagine what this little village is like during a hurricane!

I recently started to do some work with a new real estate client, Marta Anderson of Del Mar Realty in Guysborough County, Nova Scotia.
Now that I'm fully addicted to ActiveRain, one of the first things I talked about with Marta is how great the AR community was for meeting like-minded real estate professionals, sharing her experiences and learning from others.
I warned her that she might become addicted too, but that it was a manageable problem when recognized, and could be easily justified as a business time expense because it would be helping her brokerage.
Marta was also interested in learning about new ways to connect with potential clients - and especially those from outside Nova Scotia. I mentioned some of the success stories I'd read about on ActiveRain, and how I'd met many new friends, colleagues and even some clients on the site - and probably 99% of them have been from outside our little corner of the East Coast of Canada.
So Marta was excited, and quickly accepted my invitation to join the site. Here's Marta's Profile, and her First Post on ActiveRain.
Over the next few months we'll be working together on her new web site, as well as some cool ways to highlight her community as a relocation destination and connect with clients from across Canada, the United States and even farther abroad.

Oceanfront properties are going fast - this season In St. Margaret's Bay!
If your a seller on the ocean than this is the year to jump in and join the crowd! 2 major sales in the last week! And one midrange . These properties sat for 2 years at Prices $50,000 - $100,000 more and finally they are reasonably priced. The influx from Alberta seems to be making a difference !
Land should move this season as well because new construction is all the rage. Bungalows are very popular with the people coming in. Open spaces with lots of windows seem to be a hit.
St. Margaret's Bay and it's closeness to Halifax will make any purchase pay dividends. I have ideas that things will basically double in the next 10 Years!

Oceanfront trends 2008 - St. Margaret's Bay and South Shore Nova Scotia
Well! As I see it ,after sitting on the sidelines for this particularly horrible winter. Taking the time to access all the MLS data. The homes that sat most of last year and the year before are finally settling out at prices In the mid to high five hundred thousand range. And I can say they all will sell this season -with out a doubt.
I sifted through my buyers this week and re-visited them all. They will all buy this season and that will create a need for new blood! So to speak. New homes to put for sale ,and in a tested market! For once! You will be able to create a CMA for a property and have some sense of security in knowing what it will indeed sell for. Based on the comparables.
It will be a year of reflection for those properties that are truly overpriced and need to come in line or else face another year of painful rejection.
Land should do well this year ,for new construction is the one bright light were it will fetch more dollars than regular homes. -Especially if the finishes are done with Quality in mind!
Allen Heights , Mason's Point , Sheeps head Island, Indian Point and Mariner's Anchorage will do well with their proximity to the city but the older ,outdated homes will still lag!
