History of Brooklyn - Apr 08 02:57 PM
Brooklyn (named after the Dutch city Breukelen) is one of the five boroughs of New York City. An independent city until its consolidation into New York in 1898, Brooklyn is New York's most populous borough, with nearly 2.5 million residents.[1] If all five boroughs were independent cities, Brooklyn would rank as the third most populous city in the United States, behind Los Angeles and Chicago. Brooklyn is coterminous with Kings County, which is the most populous ...

In order to feel comfortable hiring a home inspector in Brooklyn, it is important to understand what to expect from an inspector and what your rights are as a client. By doing cheap and careless inspections, it is possible to carry out a great many "inspections" and turn a larger profit. You can guard ...

Tip for Sellers: Pricing Your Home - Dec 15 08:01 PM
It's easy to get caught up in the excitement of placing a value on your property based on the amount of upgrades you've done to the house, or what you think your next door neighbor may have gotten for their house. Subprime Loans and Their Effect in Brooklyn, NY - Jun 16 06:39 AM
Luke Constantino | June 16th 2007
The loans given to homeowners with less than perfect credit became a fast growing part of business for many mortgage companies the past few years to people who couldn't qualify for a conventional loan. This sounded like a great opportunity to a lot of people with modest incomes. They were able to buy that home and live the American dream.
This has spiked the amount of new homeowners in the very high ...

The Subprime Market: "Pass The Peanut Butter and Jelly Please?" - Sep 10 03:09 PM

As a Realtor, all I can say is "Wow."  Who could have seen from the beginning of the "interest only" loans to the effect on the whole economy?  The sub prime loan sure looked like a good thing to someone who was pretty sure they would do a little bit better down the line, but it became this country's nightmare.

We can all see the aftermath, even in NYC.  I have seen the foreclose market start to slowly ...

Bank Foreclosure Buying A Good Deal? Hell Yeah!!! - Apr 24 07:05 AM
A bank foreclosure listing can include foreclosures at public and private auction, pre-foreclosure listings and real estate owned properties. These properties are sold mostly below the actual market value price. The value may even decreases up to 60 percent of the current market value for similar properties. This means that you can enjoy the benefits of purchasing foreclosure property without the backlash of large monthly house payments. You can watch for bank foreclosure listings and make ...

City Real Estate Market Rebounds Sharply - Apr 15 11:39 AM

The lower prices and negative psychology that dominated the New York City real estate market last year went "poof!" last month as the bonus-rich and others showed a renewed appetite for residential properties of all shapes and asking prices. Overall, both prices and the number of signed contracts rose more than 10% year-over-year in January. "[Buyers'] psychology has changed," said Frederick W. Peters, the president of the Warburg Realty Partnership. "For almost two years, they've been ...

Foreclosures Hit Brooklyn Hard - Apr 15 06:43 AM
"By the end of 2008, 6,100 families in Brooklyn could be at risk of losing their homes"
The next two years could leave thousands of Brooklynites homeless, as the aftermath spawned by a "rogue" industry comes to light, a federal lawmaker recently warned. A rash of foreclosures fueled by subprime mortgages is the cause, according to Senator Charles Schumer.
And for many, the future could be grim.
Schumer's analysis showed that in the next two years, 91,000 families ...

NEW YORK REAL ESTATE: THE SUDDENLY AFFORDABLE ALTERNATIVE - Nov 29 11:00 PM
The credit crunch and subprime meltdown creates affordable ownership opportunities for the middle class
BROOKLYN, NY - November 30, 2007 - Young professionals and blue class workers are fueling what's left of the real estate market in New York City (with the exception of Manhattan). Nationwide (including the boroughs) real estate prices have been declining for most of 2007. This is primarily caused by delinquencies in mortgages made over the past 4 years to subprime and no ...

Lt. Colonel Peter F. Provenzale, The "Perfect" Dad....by Feng Shui Long Island - Jun 13 08:29 PM

I don't believe I ever realized how fortunate I was to have such a wonderful father and role model in my life.  I somehow thought that ALL fathers did the things my father did for their children.  Lots of hugs, encouragement, fun days and wonderful trips-laughter was always on the menu.  So was love.
When I turned 12 and began going out to concerts, things seemed to change I started to realize just how special ...

Why Should I Hire a Realtor? - Apr 15 11:34 PM
WHY HIRE A REALTOR?
When you're ready to think about buying or selling your property, you need to ask yourself the following questions: Do you have the time, energy, sources of information, and contacts to do the job yourself? If you were one of the 'do-it-yourself' people, would the results be as good as or better than they would be if you had professional assistance? Would it have gone smoother? Would it have given you more ...

Back to my Brooklyn Roots - Mar 29 11:12 AM
It's with great pleasure and excitement, that I am proud to announce my recent opportunity to return to Brooklyn where it all began.  I started real estate in 1983 in East Flatbush. I then migrated to the Sheepshead Bay/Midwood area in 1986. I eventually became a co-owner of a Century 21 Office which lasted until the early 1990's.  Because of family responsibilities I took a small Hiatus returning to Real Estate in 1998to Appleseed Realty as ...
