Hyrum offers the most affordable real estate in Cache County. The median price of homes for sale in Hyrum is $159,900 and the average price is just $178,000. There are currently 55 active real estate listings in Hyrum. In the first half of 2008 43 homes were sold in Hyrum.

2008 Hyde Park Real Estate Review

Hyde Park real estate has a little bit of an inventory problem. There are a lot of high end homes for sale, and people just aren't buying expensive homes right now. Hyde Park city currently has 49 active MLS real estate listings. 33 of these listings are priced above $250,000. In the last six months there have only been 9 houses sold in Hyde Park more expensive than $250,000. The active listings>$250,000 have already been on the market for an average of 168 days. The majority of these homes are new construction spec homes that have never been lived in.

If you're in the market for a nice home in Hyde Park you definitely have some negotiating room. Most of the builders/sellers are to the point where they just want to sell. They have realized that they are not going to be making the huge profits they wanted.

West Haven Real Estate Market Update

Growth in one of Utahs fastest growing cities has slowed down substantially this year. There were about 100 homes sold in West Haven in the first half of the year. The average price of the homes that sold was $244,284 and the median price was $218,860.

There are currently 172 residential homes for sale in West Haven. This number continues to go up and doesn't appear to be declining any time soon.The average list price of these homes is $292,073 and the median list price is $289,000. These prices are higher than what most people are willing to pay.

It's a buyers market in West Haven, especially for the more expensive homes.

Roy Real Estate Review

Real estate in Roy Utah is actually moving along quite well. Homes are selling, and there isn't a huge surplus of real estate.

In the first half of the year 309 residential homes sold in Roy. The median price of these homes was $164,400. Currently there are 253 active MLS listings. These Roy homes for sale have a median list price at almost $180,000.

The low price of homes in Roy has helped its market to keep moving. People will always need housing, in today's economic times there just isn't as much demand for really big expensive homes.

Real Estate Report; Homes in Sandy, Draper Utah !

The Real Estate report of homes for sale, and homes/ Condominiums sold in Sandy and Draper Utah is in and the results are pretty much what we all thought they would be.

If you read this blog, there will be few surprises, as we keep you pretty much informed as to what is happening in local Real Estate around the towns in Salt Lake Valley on a weekly basis.

The information in this report has been provided by the Wasatch Front Regional Multiple Listing Service,(MLS) and is a composite of all the home sales and listing information supplied by local Realtors/members. We think it's accurate, and as Realtors we depend on it to keep our clients informed about trends in the market, house prices in an area. how long it takes to sell a house in a particular price range, etc.

The commentary is our own however, based on the Real Estate experience and knowledge of our agents. It's only our opinion, and even then often not a consensus.

You will notice that the information supplied by the MLS does not include all of homes for sale by owner, (FSBOs) as homeowners selling their own houses don't always list their homes for sale.

The same is true of New Homes for sale by builders. Many new home builders do not list their new homes on the MLS, opting instead to build Model Homes and to staff them with their own well trained sales people, guaranteeing a certain level of representation. To understand how that concept could affect you as you look for a new home, go to Free R.E. Agent. Examples of this are the wonderful new Town Home and Condominium project "The Heights on Quarry Bend" in Sandy, or The Ivory Home developments @Pepperwood Creek, and Paradise Valley. that will not be represented here but certainly add a positive note to development in the area, and a unique niche of homes for sale. Homes sold and homes for sale in these ares would more that likely influence this report in a positive way.

Sandy, Draper UT. 2nd Quarter Real Estate Report:

Number Houses Sold:
In Sandy , Draper, from April 1,2008 thru June 30, 2008 only 233 single family homes were sold. That is a decrease of over 30% from the previous year, and 205 fewer houses than the 438 homes sold in 2005.

Average House Sales Price:
The average price of a home in Sandy City, Draper dropped for the 1st time in a long time. Prices went from $380,569 in 2007 to $353,501in 08. While the 7.11% decrease doesn't seem like much, the nearly $33,000.00 it represents in lost home equity per home is. After significant housing price increases over the last 2 years (over 32%) this seems like a modest give back, but like in many areas of SLC this is just the beginning. On the positive side, at a cost per thousand of $6.00, homes have become almost $200 per month more affordable.

Number Condominiums Sold:
The number of condos sold during the second quarter of 08 decreased by almost 11%. That is only 9 condominiums less than were sold in 07, and almost 30 fewer than in 06.

Average Condominium Price:
Prices for the average condo in Sandy, Draper slipped a bit also. Condominium prices were on average $241,334 last year to $219,722 this quarter, this year.(-8.96%)

New Listings:
New, home listings is interesting in that with all of the talk of foreclosures, short sales and mortgage resets, you would think more folks would be trying to unload their home. Not so. According to the MLS new listings are down over 14%, from 1069 to 910. New listings actually make up the core of residential Real Estate in an area, as they are the available homes for sale and how they move determines to a large extent the health of a resale home market. Only 33.63% of new listings sold in the 2nd quarter of the year in the Sandy, Draper market.

Average New Listing Sales Price:
We believe the reasons new listings were sluggish is obvious. New listing asking prices went up almost $100,000 from the price that homes have been selling for. Pressure from the New Homes sector, particularly in the Draper area and development projects like those mentioned previously have sucked the air out of resales.
Having said that however, the part of the SLC market that is Sandy UT. Draper is not
nearly what you would expect from a market recently ranked 10th in the country for homes about to be foreclosed on.

Days on Market:
At 78 days on the market and an almost 90 % increase that looks like an alarming number. Maybe it is, we just don't know. The MLS has changed (for the better) the way the number of days homes have been listed for sale before they are actually sold is reported. We need to wait until next month to get a more accurate comparison.
I think we can safely say though that homes are not selling as rapidly now as they did a year ago.

It is for sure a real buyers market.

Fire Dangers

Summertime is the traditional time to get out and enjoy the great outdoors. Here in Cedar City we are situation next to some of the most beautiful mountains imaginable. Of course that is just our humble opinion. I just want to add my voice to the throngs of other voices in wishing everyone that chooses to enjoy the outdoors to do so responsibly!

That means watching your fire use. We have all seen the devastation in California and other places due to fires that have burned out of control. Currently we are so dry that the Forest Service has relegated fires into approved fire pits only. Even if you are using an approved fire pit make sure that you are safe. Keep a bucket of water or dirt nearby to throw on any fire that might start to get away. Make sure that your fire is cold to the touch before leaving it unattended. No one wants anyone else to suffer through a wildfire that could have been prevented. Be safe, but just as importantly, be responsible! Have a great weekend!

Pioneer Days

Here in Utah we have our Pioneer Days Celebrations upcoming. In Salt Lake City the event is called the Days of '47. Here in Cedar City on July 24th we will have a parade on Main Street between 400 South and 200 North at 10AM. There will be activities at the Main Street City Park following the Parade. The Main Street Park is located at the corner of 200 North and Main. The parade is a lot of fun as church groups and neighborhoods build floats and have other entries for the parade. It is a great small town parade.

The Pioneer Days Celebration is akin to other States' Founders Days. It commemorates the entry of the Pioneers into the Salt Lake Valley on July 24, 1847. Most small cities and towns will have similar celebrations to Cedar City's. It is great fun, there won't be fireworks, so I have been told. There is a firework ban in Cedar City. They can be set off at both high schools and at the Bicentennial Park.

It is a great thing to come and be a part of! Come on up and see us. While you're here don't forget that now is a great time to buy property in Cedar City. If you're looking to invest, looking to move, or looking for that second home now is the time!

It has been a year since they launched Velib, Paris's highly successful bike share program and on the 15th StreetFilms launched a very nice video about the program.

Here in Salt Lake City the Mayor's office currently studying the implementation of a similar program. I do hope that it takes off.

Gorilla Design to build Salt Lake City's first (that I know of) shipping container home.

Last Friday I had the great pleasure of meeting with Roi Maufas and Alyssa Kay of Gorilla Design to discuss their new shipping container project just South of Liberty Park here in Salt Lake City. We had a very nice discussion about the project and I am excited to share what I learned with you.

The first home will be located at 580 E. 1300 S. in Salt Lake City, Utah and will be constructed of shipping containers with a 12" inch exterior coating of highly insulative Fibrous Cement. The anticipated cost of the prototype build is $70 sq. ft. However, this price per sq. ft. is for the prototype home and cost will vary depending on client needs. Not everyone will want wind and solar energy and not everyone will want solarium's and atrium's so cost can go up or down based on needs and wants.



The shipping containers are expected to run about $2,500 each, but actual cost can vary from $1,500 - $5,000 based on location, condition, size and shipping costs. The time it will take to build the main structure of the home will 3 days from the moment they are dropped on to the lot. Groundbreaking to finished, full operation build can be expected to take 90 - 120 days. The goal for Gorilla Design is to reach a build time of 21 days from the moment the containers are dropped on the lot. That will be incredible! While this prototype unit will be built on site, they plan to build modular units off-site to speed production in the future.



Gorilla Design is not going to stop with just Urban Infill homes either. As Roi said, "We are dedicated to designing and building responsible, safe, energy efficient developments, that nurture and inspire the inhabitants. As my grandpa used to say "Stand for something, or fall for anything""

With this in mind Gorilla Design "will quickly be moving into development. We see this as the area where we can make the most impact, designing everything from the community to the homes to the systems to be sustainable and affordable. Our ultimate goal is to develop a building technology that we can ship all over the world, to war-torn countries and as disaster relief, providing actual homes (not tents) that can be set up in a matter of days and create their own power, heat and cool themselves, etc. In other words, create a decent standard of living to everyone in the world." Alyssa said.

As if creating a structure of sustainable materials and making it a home to last a lifetime weren't enough the project will also be including many other features to make it even more efficient. With solar panels, passive solar design, a thermal chimney and an integrated green house, this home will be beautiful, sustainable and highly efficient. To top it off it will also feature a water collecting roof where rainwater and snow melt will be collected into a cistern under home. There the water will be filtered and returned for use throughout the home and gardens.
