Another Pending Charlestown RI Home - Let the Inspections Begin... my buyers have the signed purchase and sales back from Freddie Mac and have been busy scheduling inspections for the home...FINALLY.  This is one of the next steps in the process of saying a yay or a nay in the go ahead with this foreclosed home purchase for my buyers.

BUT....even before we begin this process I have had the title attorney go through the title chain and make sure everything is in order here which it is.  One of the important steps to be done is to identify if the title to the property is free and clear of liens, encumbrances, etc. prior to making it to the closing table.

WELL...the only thing that can delay this closing is if the lender decides they do not like the outcome of the home inspection report.  Since this home has been empty for awhile, the septic, heat, well systems all need to be tested fully.  No appliances in the home will not be an issue as long as the buyers can show a proof of funds to cover the purchases of them which they will. 

So today is another day of hope and nerves for the buyers and I am there to make it an easier time.  They have chosen a top notch inspector who will guide them through the 'knows' of the home.  I have been very busy doing my due diligence for them since they are first time home buyers with no experience in a home buy.  They are my little chicks and I must do my utmost to protect them and ensure that this home is all they can handle to make it their home.  WISH these first time home buyers the best as they sort through the home inspection process today.  Another Pending Charlestown RI Home - Let the Inspections Begin.
