Currently there are 34 active listings for single family homes in Royal Pines neighborhood on Lady's Island near Beaufort South Carolina. The lowest priced home is $210,000 and the highest priced home is $415,000. This makes the median home price $286,500 and the median days on the market 132 days.
In 2008, there have been 20 single family home sales in Royal Pines. The lowest priced home sold for $202,000 and the highest priced home sold for $322,000. This makes the median sales price $258.500 and the median days on the market 150 days.

As of 8/28/08, there are 35 homes listed in Royal Pines neighborhood. I removed the rental homes and 3 homes for sale (1 home with an even house # on Marsh Drive and 2 on Eagle Trace Court) because they are not actually in Royal Pines, but are in attached neighborhoods. This will continue to become more difficult because now, St. James Place at the front of Point Road will be starting construction soon; however, looking at the pricing for St. James, it will be in line with Royal Pines and should not hurt our comparables. St. James appears to be similarly priced to Westminster, which was a nice addition to Royal Pines in the past years.

As of 8/28/08, there have been 23 sales in Royal Pines neighborhood. I removed the 2 lowest single family home sales because one was in Eagle Trace and the other was on Francis Marion/First Colony. Also, I removed one rental home that rented earlier in the year.

Currently, there are 34 homes available in Royal Pines. Again, this week I removed the rentals and homes that are not actually located in Royal Pines neighborhood (incorrectly classified on MLS). The lowest priced home in Royal Pines is $225,000 and the highest price home is $399,000. This makes the average price $296,197 and the median price $292,000. The average days on the market is 159 and the median days on the market is 109. The highest days on the market is a little scary at 664 days!
I went through the solds and removed anything that is not located in Royal Pines and there have been 17 homes sold in Royal Pines this year. The highest price is $322,000 and the lowest price is $202,000. This makes the average sold price $251,970 and the median $257,000. The price per square foot on these 17 sold homes runs from $108.33 to the high of $166.45.
Be aware there are always different ways to work numbers and Royal Pines neighborhood can be tricky because of all of the other neighborhoods that connect to it. Make sure you hire a professional and full time Realtor when it comes time to list your home.
