Market Update, Battery Point near Beaufort SC

RE/MAX Hilton Head Bluffton Sun City Beaufort SC: Real Estate Brokerage in Hilton Head Island, SC

Currently, there are 25 single family homes for sale in Battery Point near Beaufort South Carolina. The lowest priced home is a 3/2 cottage on .14 acres at $255,000 and the highest is a waterfront home with a dock at $760,000. This makes the median price in Battery Point $335,000 and the median days on the market 143.

So far in 2008, 15 single family homes have sold in Battery Point. The lowest priced single family home went for $271,000 and the highest went for $419,900. Looking at the sold single family homes and calculating their price per square foot, it is ranging from the low of $143.16 and the high of $189.66.

Battery Point is a family-oriented neighborhood with community pool, tennis courts, play area, and dock. It is attractive for military families because of its proximity to MCAS Beaufort, MCRD Parris Island, and Naval Hospital Beaufort. Also, it attracts retirees because of the nice community amenities and small, easily maintained home sites.

Habersham Community Expansion - Beaufort South Carolina

RE/MAX Hilton Head Bluffton Sun City Beaufort SC: Real Estate Brokerage in Hilton Head Island, SC

On Monday, The Beaufort County Planning Commission met about adding to the Habersham community:

  • 315 Homes
  • 57 "shop front buildings"
  • 150K square feet commercial space

The 57 shop front buildings would house commercial spaces on the street level and residences in the upper level(s). These proposed shop front buildings would be in the AICUZ (Air Installation Compatibility Use Zone) of MCAS Beaufort.

In order for the proposed expansion to pass, The Beaufort County Planning Commission recommended:

  • Shop Front Residences must be counted in the 2 residences per acre limit for AICUZ areas
  • Natural buffers & landscaping along Joe Frazier Road
  • Traffic Study before adding over 100K commercial space
  • Road Improvements, possibly new intersection
  • 50 Foot Buffer between Habersham and neighboring properties to the north & west.

The Planning Commission makes non-binding recommendations to the County Council. The developer at Habersham is concerned that these recommendations may make the project not cost effective for them to move forward.
