How about a Streamlined “k” to save the day?

I hear horror stories about home values continuing to drop in many areas. So you have a deal and it is going through the process. There isn’t very much wrong with the home maybe a broken window or two, or dated or stained carpeting, but the seller is okay with you buying it “as is” and they have reduced the price a little to compensate you for the damages. The appraisal comes in 3-5% low and the deal, all of a sudden, is on the verge of collapse. The seller isn’t going to come down any more. Well, this may be a candidate for the Streamlined k program.

Include the repairs and the appraiser may actually increase the value estimate based on those repairs. It really doesn’t matter in this example case as with the use of the 203k loan program, either the Full or Streamlined and you get to go up to 110% of the appraised value on a purchase and get a loan in place with the repairs up to 110% of the appraised value.

I know I said it twice, I want to be sure you heard it. In this scenario the deal is still a deal. There is no lower limit on the repair costs but many lenders require a $2,000 (about the cost to replace the carpet and that window glass) and some require a $5,000 minimum even for the Streamlined k. Know your lender’s criteria. We do and that is why we are 203k Consultants.

A 203k consultant can take you to the lender you need, they can recommend contractors, they can do a lot to keep your project on track. As you consultant & EEM facilitator we can recommend HERS and BPI raters & include their work into the 203k loan program.

I am 66 years old and starting a new Real Estate career. My first career was in the United States Air Force. I spent 34 total years in the Air Force with 26 years 9 months active. Lots of happy memories and hard work. I am honored and proud to have served in the greatest military in the world. After the Air Force, I began a second careed and spent 13 years working as an Certified Information Technology (IT) Project Manager. In October 2011, I decided to start a third careed and began my real estate classes. In December 2011, I was certified a Real Estate associate for South Carolina and in Jan 2012, I was certified as a Real Estate Associate Broker. In December, I began my career with Keller Williams Realty, Baxter Market Center, Fort Mill, SC. I have found out that to become a Real Estate Agent, I must learn a lot more than what paperwork is required for a real estate transaction and how how that paperwork is completed. Of course there are Federal and State laws that must be adhered to in making sure all transactions are done legally. Doing all these tasks does not automatically make a professional realtor. There are so much more to being a Realtor that I ever imagined. 1. You are entirely on your own. Not only do you have to learn how to handle all the many different transactions that will come up. You are running your own business and you must learn how to set up budgets, plans, etc. that are required to run a successful and profitable business. Realtor's learn quickly that Leads, appointments, closings is MAIN FOCUS each and every day. 3. Education for both realtor classroom and handson and technology. Educate yourself on your service areas, do open houses, view homes, learn buyer/seller scrips. Learn how to maximize technology that will make each of your websites work for you each day producing that leads that help you create appointments and lead to closings. 4. Lean how to use social media (facebook, twitter, glog, google+, Linkedin, etc. as well as Search Engine Optimization (SEO). 5. Can't forget about relationships and working with buyers and sellers and earning their trust. My first year is going to be filled with a lot of learning, classroom and hands on as well as maximizing web power to flow hundres of leads each month. I must schedule quality time to use my learned skills to turn a good percentage of those leads into closings. If anyone has a SILVER BULLET and knows where to get one, I would love to hear about it.
