Palmetto Hall Plantation is a relatively new golf community that is secluded, private and gated. It is a choice setting and is located mid-island, with beautifully landscaping. It sits on 750 acres with wooded, golf, and lagoon views, has two courses—one designed by Arthur Hills, the other by Robert Cupp. The southern-style homes are comfortable and well-hidden from the main streets of Hilton Head Island.
Palmetto Hall is strictly a residential community and does not comprise any resort or commercial entities—hotels, condos, or beach rentals--within the gates, although a short bike ride will lead you to Pineland Station, a chic shopping center with clothing stores, a bank, a party shoppe, a coffee café and several upscale restaurants. Also nearby are Walmart, Barnes & Noble, Hilton Head Hospital, Hilton Head schools, the public library and the airport.
There are many beautiful homes for sale offering picture postcard settings within this family neighborhood. Palmetto Hall real estate owners have access to Palmetto Hall Golf Club, a picturesque and enchanting clubhouse, which offers private dining, a separate lounge, a pro shop and card rooms. There is also a playground, an outdoor fireplace, a pool and tennis courts for all residents to enjoy with friends and neighbors.

After a review of Hilton Head Island communities, it is interesting to note that Palmetto Hall Plantation has survived the real estate slowdown in pretty good fashion. Always a favorite island community, Palmetto Hall is conveniently located at the north end of the island and one of the most recently developed plantations on the island.
PALMETTO HALL REAL ESTATE STATISTICS YEAR TO DATE:
In 2007, there were 20 homes sold as compared to 19 in 2008.
The percent to sales ratio fell from 96% in 2007 to 93.80% in 2008 (still respectable as compared to many national statistics.)
2007 Average Sale Price---$706,885
2008 Average Sale Price---$625,263
2007 Average days on the market---87
2008 Average days on the market---181 (quite an increase!)
Looking at these statistics, it is easy to see that Hilton Head Real Estate is on sale! If you're looking to purchase island real estate, now may be the best opportunity we've seen in many years. Prices are down and sellers have become very reasonable.
