It Takes A Entire Village to Sell a Home

Are you still in the days of a home selling itself? Have you begun to realize that it is possible to recruit a bit of help? Seriously..It really does take an entire village to sell a home!

My mom always told me to pick my friends wisely. She would say..

" You are who you are surrounded by.."

Good point Mom!

So for the past few months I have implemented my "It takes an entire village approach" and it actually works. Here are the basics:

  • Send a HANDWRITTEN note card to all the neighbors once the property is listed. Not just your everyday boring "JUST LISTED" CARD, but a brief explanation of the property, price, and don't forget the family. In closing ask them if they know of anyone who may want to be a part of their lovely community.
  • Organize a neighborhood garage sell to assist in the declutter phase. Offer to have local charities pick up any unsold items. Explain to the neighbors why you are doing it and see if they have any questions!
  • MEET THEM.....Not a sales call meeting but a sincere brief visit. Let them know you will be in the area and explain to them that during Broker Open Houses there will be more traffic than normal. Ask them if they have any pets that you should watch out for~ In closing ask them what is their favorite thing about the neighborhood (real life research:).
  • I have even gone as far as organizing a neighborhood "yard work day"..it is pretty gosh darn easy and they will love you for it! Not to mention the whole area looks a bit better:)
  • Last but not least....after your Brokers Open House if there are left over goodies...wrap them in nice little bags and take them to ...you guessed it..the neighbors!

Sound like a lot of work?? Not really. I recently received two buyer clients and one listing from using this approach.
