About Lady's Island

Lady's Island SC and Available Real Estate

As any Beaufort SC local will tell you it is "Lady's Island" not "Ladies Island", and any islander will be quick to correct you. Lady's Island is just over the bridge from downtown Beaufort, across the Beaufort River, with arguably the best view of the historic city and its beautiful waterfront park. Nestled on Factory Creek just off the Intracoastal Waterway, Lady's Island is truly special

Factory Creek got its name from the old oyster factory which stood on its banks for many years. Oystermen would row out in their wooden bateaux with the outgoing tide to collect oyster at low tide and bring them back to the factory with the incoming tide. Their many years of work were evidenced by the mountain of oyster shell piled on the banks. Today the old factory is gone and the mountain of oyster shells, replaced by beautiful homes along Sunset Blvd and Factory Creek.

Lady's Island today is mostly residential, with a few businesses to support the community. Two grocery stores, a couple of pharmacies, and a large hardware store are about the only large businesses on the island. Smaller business is the mainstay for Lady's Island. This is of course is by design, as to keep the big box stores on the other side of town. And there is an airport, Frogmore "International" Airport, so named for a small community on the next island St. Helena Island.


Neighborhoods on Lady's Island range from plan developments of waterfront and golf communities to rural homes with little to no restrictions. Most waterfront communities feature beautiful waterfront homes, community docks, and some with community boat landings.
Royal Pines is now the sole golf community on Lady's Island but it does have two courses.

Lady's Island has the advantage of being away from town yet close, with the city of Beaufort just over the "downtown" bridge, and the city of Port Royal, just over the "new" bridge. On the other side of Lady's Island leads to the beaches with Hunting Island State Park, Harbor Island and Fripp Island, all on the Atlantic Ocean.

Currently there are 46 homes available for purchase in Royal Pines on Lady's Island near Beaufort South Carolina. The lowest priced home is $185,000 and is a 3 bedroom 2 bath home with a 2 car garage and a little over 1800 square feet (incredible deal!) The highest priced is listed at $413,640 for a 3 bedroom 2 1/2 bath home that sits on 1.4 acres on the golf course with an inground pool!

For people that are not familar with Royal Pines, we have Francis Marion Circle that is about a 2 mile circle within the neighborhood that always has someone walking or riding their bike for exercise or simply out taking a stroll with the dog.

There are 2 X 18 Hole golf courses (one open and one closed), pool, clubhouse, tennis courts at Lady's Island Country Club, which serves as a central hub for the neighborhood activities. You are not required to be a member of the Club to live in Royal Pines; however, they are offering some great membership packages!

Realtors are professionals. We work extremely hard to remain knowledgeable, updated, and CALM in a market that has more twists and turns than the Stimulus Bill.

Just as in every profession, some work harder, or in a more politically correct world, differently.

If it is necessary for you to sell your home there are some very important points to consider when interviewing a Realtor.

1. How does he/she represent his/herself? If a Realtor comes to an interview (listing appointment) dressed as if they just rolled out of bed, how could they possibly advise you on putting your best foot forward?Courtesy of SIXWISE

2. Is the presentation well organized in a manner to reflect the current market in YOUR NEIGHBORHOOD?

If the presentation is for another area, or worse, another house, simply say, NO THANK YOU.

One thing I always like to do is email my presentation the day before my listing appointment. This allows the seller to peruse it at their convenience and make notes of questions they may have.

3. Is the Realtor a LISTING AGENT or AN INVENTORY AGENT? This is extremely important. Don't be mislead by a high number of listings. In the current market it is actually quite simple to gain numerous listings. It is more difficult, however; to say no.

A Listing Agent- Someone who is going to focus on MARKETING YOUR HOME. They will also market your community, a lifestyle, and the value found in your property. A Listing Agent will spend hours upon hours each week making certain your home is receiving personalized attention. He or She will speak to Realtors, neighbors, and anyone who will listen about the wonderful aspects of your property.

An Inventory Agent- Someone who will make certain you know they have TONS of listings. This type of agent is more of a quantity manager, NOT a quality listing agent.

Be very careful. Ask this agent how will they give YOUR home top priority if they have every third house in the neighborhood listed as well. *if they have 5 people working for them, maybe this is possible*

4. Does the Realtor Listen?!?!?- Seems simple right? Make sure they take note of your concerns, your questions, your time line, your dogs personality, etc.... If the Realtor does all the talking, RECONSIDER.

5. Does the Realtor have advice for you on pricing? Does he/she have statistics to support the advice? If they tell you to price it however you feel.....RUN.

Professional Realtors will sincerely appreciate your interview. The top agents will shine while answering each question. He or she will be honest, not always flattering. He or She will be interviewing YOU just as YOU are interviewing him/her.
