I first heard about the Liberty City council passing an ordinance regarding building violations and the city’s policy for condemning and demolishing structures over at At Liberty to Say, and have to say it is a great positive move by the Liberty City Council in my opinion.

We all want to see the value of our homes, land or commercial property increase in Upstate South Carolina. Only logical right? But while you can maintain and improve your property, what can you do if a neighboring property becomes run down? Because do not think that it will not have a negative effect on your property's value.

According to the new ordinance in Liberty, if a structure is found to be unsafe according to the South Carolina Code of Laws, then Liberty’s building officials can serve notice to the property owner, and the property owner needs to obtain a permit for demolition or rebuilding within 60 days. If the owners decide to rebuild, then they must finish doing it within six months.

And if the property owner doesn’t respond to the building official’s notice because they think that somehow ignoring the problem will just magically make it go away, well think again! Because the Liberty building official can advertise for demolition bids and award the contract to the lowest bidder with proper liability insurance. And then, the cost of demolition will be tacked onto the owner’s property taxes! I have seen it happen over in Anderson County and I am glad to see Liberty is being pro active about protecting not just property values but also the safety of the community!

So you are saying what happens when the person that owns the property doesn't pay their taxes because they got pegged for getting it up to the ordinance? Well then the auditor will turn the fees into the delinquent tax assessor’s office, which can auction the property and then the city of Liberty will receive the demolition costs from the auction. They do not mention what happens if the demolition costs are higher than the money received from the auction. It may mean Liberty will have to foot the difference. Sucks, I know but if it gets problem properties cleaned up and raises everyone's property values it sounds like it will be for the best in the long run?

Liberty is about 22 miles from Greenville and 11 miles from Clemson and about 20 miles from Anderson, which makes it perfect for anyone wanting quiet small town life but still be within a reasonable commute to work.

In May 2010, there were 7 homes sold in the Liberty area with a median price of $124,500. Today there are about 70 homes for sale in the Liberty area.
