The real estate market is making a strong comeback 1st in all areas of the country including Myrtle Beach, SC. When you compare homes priced at one hundred million dollars in the Silicon Valley, prices of $1,350,000 in the Grande Dunes along the Intracoastal Waterway are very appealing for buyers seeking luxury and taking advantage of the prices that are half what they were five years ago. In the past year, 39 homes have sold in the Grande Dunes with the most expensive home selling being $1,350,000. 17 of these homes were on and off the market in less than 90 days. Amazingly for the buyer seeking "a deal", 10 of these homes sold ABOVE asking price.
Kim and I participated in representing the buyers of two of these properties in which our buyers paid as little as 45% of the original asking price. Both homes were potential short sales and although required a lot of patience on the part of the buyer and persistence with all parties involved, in the end it was well worth the wait for the buyers walking away with instant equity.

Cipriana Park is taking shape. The first new development in Grande Dunes in more than two years, is starting to take shape with the first two houses under construction and more planned to start in January.
The subdivision, located on Grande Dunes Boulevard between U.S. 17 Bypass and U.S. 17 Business, will have 182 single - family houses when it is completed.
It is being developed by Leonard, Grigg & Associates LLC. which teamed with Traditional Homebuilders of Little River, the builder on the project.

The two models, which are under construction, will likely open in early March, when the subdivision's curbs and entrance will be nearly complete.
Since sales started in September; there have been 12 reservations on lots, and construction will start on those houses in January. That's a house a week to start for the first three months. From a presal standpoint it's almost unheard of in this market.
The location in Grande Dunes and the prices of the houses, which range from $270,000 to about $390,000, have generated a lot of interest from Realtors and buyers. The three bedroom, two bathroom houses will range in size from about 2,000 square feet to about 3,200 square feet.
