The Elms Plantation

The Elms Plantation is a retirement/semi-retirement community located in North Charleston off of University Blvd near Trident Hospital and Charleston Southern University. The original land grant was 4350 acres and the reported primary crop was rice. The real estate market in the North Charleston, SC is definitely a Buyer's Market, for every listing sold in the month of November there was than 1 new listings added. The final selling price is at 96% of the listing price, which means home prices need to still come down to attract more buyers. Based on the number of homes sold in November and the current active listings, there is over 7.5 months of inventory.

Note: A well priced home will sell faster and closer to the listing price.

Buying Tip: Take advantage of low mortgage interest rates. The low mortgage interest rates are due to the government buying the mortgages and trying to stimulate the economy. The government will stop buying mortgages in March of 2010. When mortgages rates start to go up, buying power will go down for home buyers. Take advantage of the low rates now, before they are gone.

Selling TIP: If you are selling your home or are considering selling, there is no better time than right now. The main reason is because, the number of homes for sale (i.e. your competition) normally drops significantly. Another reason is because, the home buyers looking right now are more serious (i.e. relocating due to job). The last reason is because, the number homes listed for sale is expected to increase substantially in the months to come with another predicted wave of foreclosures and homes be listed for the spring market.

Whoa! The difference a coat of paint will make

We are so proud of this seller who was willing to act on the advice of our stager’s consultation. The sellers worked really hard to declutter but when we went back to revisit the home, we felt the home was still not ready. After our stager, Melissa Marro, presented a written staging consultation, the sellers had a check list to follow on necessary changes to make and they followed through with flying colors. The master bedroom is beautifully decorated but a mauve coat of paint could be a turn off for male buyers. A simple change of paint really shows off this room.

The hood over the fireplace was a terra cotta color which went along with the seller’s southwest theme, but it’s hard to take one’s eyes off that hood until you see the after photo which makes this room feel larger.

The bedroom was painted terra cotta and this color may not be for every buyer. A simple coat of paint makes this room ready for any family member. We also removed a few other items in the room, but the change cost less than $50 to make, but the impact is worth much more.
