We had a Birthday yesterday. Our own, Darlene Olivo, turned 29 yet again. We were so busy yesterday and got the dates mixed up; we almost missed celebrating her birthday. We had a quick, impromptu get together at the end of the day with cake and good wishes, and Dar, as we lovingly call her, was gracious enough to come back into the office and leave her pork roast cooking in the oven, just because we asked her to "pretty please come back in for a few minutes."

Darlene has been with Buyers’ Choice Realty for about three years. She is a great team player, always pitching in and helping her fellow agents. Darlene started out as a client (she bought her Myrtle Beach home from us) and we talked her into getting licensed and joining the firm.

Darlene is a valuable member of our company. She is from New Jersey and she’ll tell it to you like it is. She is direct, candid and honest. She is beautiful and kind. She is an amazing agent. She works incredibly hard for her clients and they all love her.

Darlene is involved in local politics. She is a great mom to her pets, who are as adorable as they come (we have a pet friendly office). She has been married to Anthony, her high school sweetheart for many, many years (I don’t want to reveal her age by disclosing the number).

Today I was thinking to myself; with whole financial debacale still in full swing, fresh Foreclosures still coming into the market and Short Sales creeping higher and higher into the Market Share for all Active Listings, does Oceanfront or Second Row Properties still have what it takes to hold their escalated Values??

I pulled statistics for just the North Myrtle Beach area and found that currently, there are 23 different listings for sale that are both Oceanfront & Second Row to the Beach. The Lowest Priced House is amazingly $360,000 and Second Row. ( 207 N 55th Ave. ) The Highest priced House is "not surprising" $ 1,995,000 and of course sitting Direct Oceanfront!( 804 N Ocean Blvd. )

Next, I pulled what has SOLD since the First of the 2009. Sadly but not shocking, only 6 Homes have Sold. The Lowest Price Home that has sold is Second Row at ( 3801 N Ocean Blvd. ) and went for $ 449,000 . The Highest Priced Home that sold was Direct Oceanfront at ( 1500 N Ocean Blvd. ) and it went for $ 1,000,000 even!!

The Average Sold price out of the Six is only $ 679,666 at this point and the Median price point runs about $ 720,000. The most recent SOLD property was at 1918 N Ocean Blvd. It is a 5 Br / 3Ba, about 1800 SqFt Oceanfront Foreclosure home that Sold for $ 835,000.

Looking at just the Oceanfront Homes that have Sold since January, the Average Sold price should be about $ 828,333. It's amazing to me that you could acquire and Oceanfront Beach home for well under a Million dollars now and there are no signs that we have reached bottom pricing for the Myrtle Beach SC/ North Myrtle Beach SC Market.
Considering how the Market has shifted so far, this Fall season could be the absolute BEST time to garner yourself that amazing Oceanfront or maybe a Second Row Beach Home overlooking the Atlantic Ocean.

Water Tower Road is Finally Getting Paved - Myrtle Beach Area Latest Info

The following is an update on the paving of Watertower Road:

There have been some final contract negotiations that were just completed.  The City has now decided on the contractor and should have final contract documents signed this week.  They also have a storm water permit that must be received from the state.  That said, they should have equipment on the road either next week or the week after. 

The contract is a 120 day contract and is a design-build contract, which  trimmed several months off of the schedule.  The project is designed as a five lane section to accommodate future traffic and expansion.  The initial phase will include two lanes, with additional lanes added later.

Assuming they get construction up and running according to the contract, the project should be completed by late January.  However, paving work is weather-dependent and final completion is somewhat based on the lack of bad weather or cold temperatures.Traffic will be maintained along the existing roadway; however, temporary lane closures will occur around the work zone on an intermittent basis.

A related project will be completed by Horry County in 2010 when Water Tower is paved from Links Drive to Long Bay Road.

North Myrtle Beach 6th Annual Irish Italian International Festival

Irish Italian International Festival

We love Italian food and Irish music, and even Scottish Bag Piping so we attended the North Myrtle Beach 6th Annual Irish Italian International Festival. The City of North Myrtle Beach and the North Myrtle Beach Aquatic and Fitness Center hosted the festival. This event brings approximately 20,000 people to North Myrtle Beaches, Main Street to celebrate different cultures.

The festival had local favorite and from dozens of local restaurants and they all feature their specialty foods but we did not buy food but it really smelled great!

Admission and parking was free to the festival and that is always a plus with my family of five. My girls’ favorite were the inflatables, they had a ball!

Dancing, Yes, I did lots of dancing, I did the Electric Slide with The Necessary Band, you should have seen it, WOW what a workout! Music is always a big part of the festival and this year was no different, there were a lot of great performers.

Come on down and purchase a home and you too can attend the many festival throughout the year here in the Myrtle Beach Area.
